Always think twice about your lot location when buying a brand new home. Make sure you ask lots of questions! Read your contract, hire a local Realtor, don't buy on impulse, and conduct your research. These homeowners face an incredible battle when it comes time to sell.

Imagine your slogan reading.... "The King's of Leon County Texas." The King's of Leon is also the name of a popular and very cool band that you may of heard on your top 40 radio station. They've sold truck loads of albums, too. Let's also assume that there really is a county called "King's of Leon County." And let's further assume you branded yourself as the "King of Leon County." Laugh if you want to, you know Realtors will do stuff like this.

The other night I attended a Realtor® function for our local States Political Action Committee, aka: TREPAC. As expected, the night included dinner, cocktails, discussion and a host of industry professionals, many of which included loan officers, title company people and gobs of Realtors®. Money was raised and people had a good time networking with other professionals.

When I have a referral to offer the very first thing I do is check out my subscriber list, if none of those agents service the market my client is looking for then I run a search for bloggers on AR for those that are. And you guessed right if you think I refer business only to those that actually blog!
You have to do more than just create a a profile page on AR to receive constant referrals. And you better have a profile picture along with more than just the basic information for your profile page. At bare minimum … (17 comments)

Since 2006 I've been asked at least 200 times about a popular lead generation company that most of you are familiar with, Market Leader. Today, I've been emailed twice asking what I think of the company. The fair thing to do is for me to share my honest feelings with both of them. It's likely these guys will share what they've learned from me with someone else and just like that the word will spread faster than the juiciest gossip at your local high school cafeteria.

I Wish Consumers Would Stop Taking Advice From EX-REALTORS. - 02/13/11 05:50 PM
A couple recently approached me about listing their home here in Houston. Throughout our entire conversation the wife kept making mention that one of  her girlfriends was a Realtor for 9 years ... "before the housing market crashed." Now her friend is involved in a completely different industry.
 
As a Realtor I expect my clients to conduct research, ask questions, Google their own questions and even talk to people that "used to be in the business." The only problem I have is when a customer or client takes what an ex-agent has to say as Gospel.

Lets pretend he "promises" to only take a peek for *just a few seconds* and then leave ... as anything more would be inappropriate. Would You Pay An Asset Manager For Their Business? Strange...... - 02/10/11 01:26 PM
I recently was contacted by 5280 Asset Manger Services.
On their website it reads, "In order to become an active agent with 5280 Asset Management an initiation fee of $65.00 is required."
I know some of you guys do a ton of BPO's, but I don't. Personally, I chalk this up like the so called modeling agencies that ask you to "pay" to be a model.
When I called their office I asked.. "if I pay the $65.00 initiation fee how many BPO'S can I expect per month." That's ALL I said.

I Wish Buyers Agents Would CALL ME Before Showing My Listing.... - 02/10/11 11:43 AM
Imagine being a buyer and viewing a home that you absolutely fell in love with. Now picture how you'd feel when your Buyers Agent told you.. "I'm sorry, but this home already has a contract on it." At first you would be very disappointed, then you'd probably start asking yourself questions like, "shouldn't we have known this prior?"
 
The answer is almost always.. YES.
 
When I get an offer that I'm simply working and negotiating as a listing agent I leave the property ACTIVE on the MLS. We're not required to change the status until the offer is executed … (8 comments)

Seller Taking All Offers.... REALLY? Are You Serious? "Better Than New" - 02/08/11 12:40 PM
Sometimes the obvious need not be stated, especially on the MLS. Recently I read.. "sellers accepting all offers" under the public description on our MLS. Our MLS only allows 500 characters to promote the listing. This is why you see MBDRM or Tile Flrs... the space is limited... so why waste that space with silly things like... "Seller Is Motivated."
Any homeowner who promotes their property on the MLS is motivated. The question is.. HOW MUCH? You need not write goofy sayings like...... "Seller willing to offer closing costs assistance." These buzz phrases are history, outdated and no longer effective. It's a … (14 comments)

I recently asked a friend of mine to join AR, but he had serious reservations. First, he read somewhere that it cost $100.00 a month to blog, then he said.. "I don't think I want to write about real estate non-stop."
Did I miss a Featured blog by the AR Staff? Why is there so much speculation about the fee's? There's conversation, confusion and backtalk about the cost to blog here. I spend 2+ hours a day on AR and I don't even know what the costs are. Perhaps it's apparent when you "first" sign up.. the options are most likely available … (22 comments)

I snapped this picture while showing houses this morning. The showing instructions by the seller and Listing Agent were pretty simple.. "leave a business card, turn off all lights, lock all doors and be sure to exhale when you inhale. I don't understand why sellers and Listing Agents are so demanding about "leaving business cards." In Houston we use CSS, Centralized Showing Service. This company allows us to know who made the appt and when it was scheduled. Our Supra Lock boxes also tell us who popped the lock, their phone number and when they were at the home.

Sorry, No Showings On Superbowl Sunday! But Why Haven't You sold my Hm? - 02/04/11 01:33 PM
I have a very serious buy who wants to see some homes this weekend. In fact, we're looking at some homes on Superbowl Sunday from 10-1 p.m. We'll both will still have time to go home, watch the game and enjoy ourselves. Personally, I'll be much happier because I won't feel guilty for having a great time during a sluggish real estate market. I will have earned the right (for the day) to play.
