Home buyers in 2012 to help pay for payroll tax cut bill - 12/29/11 01:59 PM
One of my home sellers recently asked if I had heard about the current administration attempting to pass a bill where home buyers would be partially responsible for helping fund the payroll tax for the next 60 days. USA Today printed an article with their insight.
Personally I don't think the bill will get passed and even if it does the amount it so low (.01%) that it shouldn't be something to finanically prevent a buyer from purchasing their next home.
On a different note, it further examples just how twisted our economy is right now. Businesses plan for 12 months at a time, not 60 days. … (6 comments)

Hi Friend's, a friendly reminder:
Did you recently take a new listing during the holiday season that included Christmas Trees and blow up Santa's? Once the second of January arrives it's important for you to retake those pictures. Not doing so makes you look lazy and unprofessional. You will also DATE your listing as everyone will notice it's February, March and April and your listing photo's will still have Christmas decorations in them. Come March you'll find people making fun of you, your listings and your brokerage.
Don't be that guy.

It's rare, but reverse offers do happen. After a Realtor show's my listing I could simply discuss a strategy with my seller & present an offer to the buyers agent. Since it’s the holidays lets pretend the list price of the home is $10,000,000. After the home has shown I type up the offer with my sellers information and an offer of say $9,500,000.00.
The buyer has now been given an offer to consider, and hopefully proceed with. The seller won't sign off on the offer until earnest money has been delivered, parameters have been fully negotiated and of course pre-approval expectations have been met. It's important … (100 comments)

If you're going to blog about anyone's death you should get the facts straight. Did the deceased have 2 children or three? What type of Cancer did the deceased die of? Did you just assume it was Colon Cancer because someone else said so on Facebook? Did the family give you permission to spill the details, pain and trauma about their lives all over Facebook, Activerain, Twitter and every social media site known to man kind?

Zillow's Spencer Rascoff ... "We Are The Biggest Real Estate Company." - 12/13/11 11:01 AM
Zillow was recently interviewed by Bloomberg T.V. Good for Spencer & Zillow.
Here's a few interesting quotes from the interview by Spencer Rascoff:
"Home values nationwide according to Zillow's data are down about 29% from the peak."  1:58

In Houston our values as a whole are not down 29%, but more like 5-8% and in some areas we're actually seeing year to year appreciation. Zillow is the largest real estate company? I just completed my Angie's List profile. Just like the commercial says.. "I can't pay to promote my business."
Or can I?
The free profile allows you to upload You Tube videos, pictures, logo's, documents (my flyers and even listing presentations), audio files and much much more. If you want to spend money to further enhance your profile (not rank it) you can do so. Imagine that.

Is It Time For Realtors To Give Up On QR Codes? - 12/12/11 02:17 PM
CNN writes an interesting article about QR Codes. Research group Archrival conducted a survey with 500 college students from 24 different colleges and universities around the country.
Here were some of the results:
1. Of the 80% of students who owned a smartphone and had previously seen a QR code, only about 20% were able to successfully scan the QR code they were shown.
2. 75% said they were unlikely to scan a QR code in the future.

I Wish The Showing Agent Would Disclose That They Are ONLY Previewing! - 12/10/11 01:00 PM
I can't think of a single time when I showed a home to me or my wife for any reason except when we where looking to make a purchase. In addition, I do not show homes to friends and family - for fun. If those that are close to me want entertainment or ideas then maybe the outlet mall or Internet may be their best best avenue to cure their boredom. Better yet, they can go to one of those Open Houses and cash in on some of those dried up store bought cookies and room temperature orange punch.

Right now if you scroll through my phone and click on the contact "evil advertisers" you'll find over 80 contacts, all from real estate solicitors. When they call me my phone doesn't ring, it goes straight to voicemail.
Why do I do this?
 
Is it because I'm simply annoyed by real estate lead generation companies? No, it's much more involved than that. I actually enjoy talking to anyone who can help grow my business.
