There are currently seven different kind of approval letters. It all depends on who you get the from and under what circumstances.

1. The on the spot pre-qual letter that's generated online from your favorite bank.

Not too long ago I took a listing in the Dickinson area, just over an hour from where I live. SHAME on me. How dare I try to service a client so far away. I also had the property leased to my own client in less than 30 days. No biggie.

According to the Houston Association of REALTORS® it is policy that an agent may not place the following language under Agent Remarks:
"If listing agent shows home for buyers agent, listing agent may reduce buyers commission"
I understand the Listing Agents frustration. A buyer calls and says "their agent is out of town/touch or on vacation" but that they want the listing agent to show the property..... AND eventually uses THEIR agent to write up their offer. Our MLS has over 60k properties listed at any one point in time. The lease market in and around Houston has been red hot for a few years now. It's been increasingly common for perspective tenants seeking month to month, 3 month or 6 month leases.
Unfortunately the inventory for such requests is practically non-existent. Especially for month-to-month or 3 month leases. You're lucky to find a handful of properties available in our entire MLS that are promoted as a 6 month lease. Calling on 12 month leases to see if they'll take six usually happens without success. The proof is in the pudding as they say. Above you can see just how relevant and potent our mls really is. I don't need Zillow to host my listings (especially after they have sold) so they can turn around and attempt to sell the traffic right back to me. I don't need Realtor.com trying to charge me to "Showcase" my listings on a website that has little value for my sellers.
Not one single time has a buyer EVER called me and said they found a home on Zillow that they'd like me to show them. Not once.

How Many Occupants Are Legally Allowed In A 3 Bedroom Rent Home? - 02/14/12 02:18 PM
Imagine being the owner of a 3 bedroom lease home or having an agent represent you for a lease listing. What is your initial thinking about an applicant who has 3 kids, a spouse and and aunt that want's to move in? That's 6 people total. The kids aren't infants, and all credentials are perfect. Are you legally allowed to "house" this many people in your home? Does it conform to your state laws, specifically the property code? Today was "Daddy Day." It's my opportunity to take the kids for most of the day and do whatever me and the little ones want to do. It's been at least 10 years since I've been to the movies, so what better time to go than now.
