The headline read to the affect of; "Homes Sales Drop 28%" from month to month sales for Sept. 2009 and Sept. 2010.  Even though this is an improvement from Aug. 2009 compared with Aug. 2010 when home sale dropped 30% and so on and so on. Spoke to DK today, one of our Associates.  He just closed his third and fourth transaction in the past five weeks.  Came to us from an other copmany.  DK had shared that since coming into our company he realizes that the "dog and pony" show sounds and looks great but, closing deals is far more valuable. Had a master mind meeting with four others this morning.  Answer to the above question:  You need three to five ways of contacting individuals to find enough people to help and work with. Web2.0, yes. Print ads, yes. Post cards, yes. Newsletter, yes. Open House, maybe. Floor time, no, if your are being proactive.  All right: Activerain, yes. The average sale prices are starting to bottom out.  Interest rates are close to an all time low.  You can read the market on just how much lower property prices will fall by the interest rates.  I witnessed this in the 1990-1995 recession. Keep a good eye on the interest rates.  As in every planned recession, and this one went further then the bankers and insurance companies thought, when the interest rates start to reach 5.5% you will know you missed the bottom of the housing market.  In my opinion. I am looking for a little help.  Has anyone closed any transactions with investors on a short sale, that then resold to someone obtaining a mortgage.  We are seeing this as being the next best thing;  per the "investors" but, I have yet to speak with anyone who has closed title with an investor, who then sold within ninty days for a profit. If you have; I would appreciate knowing how and who purchased from the investor.  The lender, if there was one (from b to c), time frame, if rehab was completed and approx. percentage increase in sale price. Vacant properties are on the raise in the Philadelphia / Cherry Hill area.  That does mean good values for home buyers, however it also means a good time for homeowners to make a move up.
Think, you are a homeowner.  You are still OK in this buyer's market with regard to job, income, equity in current home.  You want to buy up.  You actually need a larger home. It's a buyer's market but, like so many,  you feel can't sell your current home for what it was worth in 2006.  Now what? Do you stay or do you move up?
