&lt;p&gt;&lt;p&gt; My son is now taking guitar lessons, after guitar hero, I think all kids who have it want to really learn&#160; to play guitar. After much ado I convinced him that learning to play an acoustic first would be a smart move. The electric will come easier after he masters&#160;the acoustic, exposing him to these videos&#160;has helped&#160;with inspiration.&lt;/p&gt;

&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/1/0/7/5/5/ar121596385055701.jpg" height="143" alt="" width="192" style="float: right;" /&gt;Sales of existing homes rose 2% in May to a seasonally adjusted annual level of 4.99 million units, the National Association of REALTORS&amp;reg; said June 26. It was only the second increase in the last 10 months. The inventory of unsold homes shrank 1.4% to 4.49 million units, representing a 10.8-month supply at the May sales pace, down from an 11.2-month supply in April. Meanwhile, the median price of an existing home sold in May dropped to $208,600, a decline of 6.3% from a year ago.&lt;/p&gt;
&lt;p&gt;Sales of new homes dropped 2.5% in May to a seasonally adjusted rate of 512,000 units, the Commerce Department reported June 25. The median price of a new home slipped to $231,000, off 5.7% from a year ago.&lt;/p&gt;
&lt;p&gt;Mortgage application volume fell 9.3% for the week ending June 20, according to the Mortgage Bankers Association's weekly application survey. Refinances were down 12.1% and purchase volume declined 7.4%.&lt;/p&gt;
&lt;p&gt;Neither home sales nor application volume got much help from rates on 30-year mortgages, which rose to their highest level in nine months, Freddie Mac said June 26.&lt;/p&gt;
&lt;p&gt;At the conclusion of its Federal Open Market Committee on June 25, the Fed left its benchmark Fed funds rate at 2%. That's the rate at which banks loan short-term funds to one another.&lt;/p&gt;
&lt;p&gt;The Commerce Department said June 26 that the nation's first-quarter gross domestic product or GDP, which measures the value of all goods and services produced in the United States, came in at 1%, slightly better than the government's previous 0.9% estimate. Although sub par, the growth was better than the feeble 0.6% pace marking the final quarter of 2007.&lt;/p&gt;
&lt;p&gt;Due out in July is the Labor Department's employment report for June.&lt;/p&gt;

WMHFH Executive Director, John Yaecker, presented a certificate of appreciation to SBACNJ Second Vice President, Tim Richardson.&lt;br /&gt;&lt;br /&gt;"I would like to recognize the Association for its past support and willingness to help with our mission, " Yaecker said. "We look to partner with families and the community to build affordable housing. The Shore Builders Association of Central New Jersey has been a great friend. "&lt;br /&gt;&lt;br /&gt;Western Monmouth Habitat for Humanity is an affiliate of Habitat for Humanity International, a nonprofit, ecumenical Christian ministry, dedicated to eliminating substandard housing worldwide and to making adequate, affordable shelter a matter of conscience and action.     <title>Effective negotiating </title>

&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/6/3/9/2/7/ar121518541272936.jpg" height="188" alt="" width="214" style="float: right;" /&gt;If you understand the process of exactly what it means to negotiate effectively, you can improve your performance at the bargaining table immensely. If you are committed to getting what you want in life, you can become an expert negotiator by mastering the basic strategies and tactics that work in all kinds of negotiations, Most of us don't think of ourselves as negotiators, certainly not as professional negotiators. When we think of professional negotiators, we visualize hard-charging corporate raiders who launch attacks on businesses, or diplomats meeting to determine the fates of nations, or lawyers settling million-dollar lawsuits.&lt;/p&gt;
&lt;p&gt;Effective negotiating has a great deal to do with attitude. If you approach negotiating as a win-or-lose battle, you'll struggle Against the people you're negotiating with. You'll waste a lot of Time and energy defending positions and trying to sneak something past your negotiating counterparts. When all is said and done, you will likely end up with less than if you had treated the negotiation as an opportunity for everyone involved to profit. It's not unusual for negotiations to break down because the people on either side of the bargaining table get so caught up in the issues that they forget they're dealing with human beings. They lose sight of the fears, feelings, and desires other people bring with them to negotiations. All they can see is their own position, and they start to view others involved in the negotiations as obstacles, maybe even enemies. No matter what's happening at the bargaining table, the real pros at negotiating always focus on the people involved, because then they can go beyond positions. When you focus on people, you build a sense of trust among the people involved in the negotiation. You can start to talk about what they really want and the most effective way to respond to their needs. That is the core of effective negotiation.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Being able to identify a person's real personality by studying the face he or she presents is a valuable skill in negotiating. When you understand what motivates that person, you can predict his or her reactions to your words and actions.&lt;/p&gt;
&lt;p&gt;Emerson wrote:&lt;/p&gt;
&lt;p&gt;&lt;em&gt;A man passes for what he's worth. What he is engraves itself on his face, on his form, on his fortunes, in letter of light. Concealment avails him nothing, boasting nothing. &lt;/em&gt;&lt;/p&gt;
&lt;p&gt;In other words, people can't keep their real selves hidden&lt;em&gt; &lt;/em&gt;forever. Observe the individuals facing you from the other side&lt;em&gt; &lt;/em&gt;of the issues, and you will learn a great deal about them and&lt;em&gt; &lt;/em&gt;their negotiation style. Listen to their words, and listen for their&lt;em&gt; &lt;/em&gt;meanings. This is an effective method for discovering what your&lt;em&gt; &lt;/em&gt;negotiating counterparts really want.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Maintain a positive attitude toward the negotiations.-Expect negotiations to proceed amicably, ethically, and in a direction that is acceptable to everyone involved. Even if you sense someone is trying to manipulate you, maintain your standards. Now, that doesn't mean that you allow manipulators and hard ballers to take advantage of you. But don't drop down to their level.&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;A critical element of any negotiation is the relative perceptions of value among the people involved in the process. You've probably heard the phrase "The seller may set the price, but it is ultimately the buyer who determines the value." In other words, a sale can take place only when the value to the buyer becomes greater than the price of the seller. What does this mean in the negotiation process? Primarily, it means that the value of what you have to offer depends on the perceptions of the person you're negotiating with. Say you're trying to sell your house. Now, in your mind, one of the selling points of the house is its close proximity to the city's business district. You have only a 25-minute commute every morning and afternoon. A looker seems interested, but he tells you, "I like the size of the house, but I was really looking for something a little more secluded." The house's location has no value to the buyer, no matter how important it was to you as a resident. Remember that values are never objective. As with the person looking at the house, a person's needs, experiences, and tastes will determine the value he or she places on an item or term. What does all this mean to you as a negotiator? Keep in mind that the most effective negotiators are those who best understand how to deal with the value perceptions of all the people involved. Recognize that the people you're negotiating with may not value the same things you do and they may reject your &amp;nbsp;definition of value. Once you understand this, you can learn to determine the value perceptions of the people you're negotiating with and respond to those values. The seller of the house, for example, could stress that although the house is not very secluded, it is on a 1.5-acre lot in an established neighborhood. Anyone living there won't have to worry about a developer buying up land around the house and building a shopping mall or industrial park in his or her backyard. Effective negotiators focus on creating value (and perceptions of value) for both sides in the bargaining process. There you have it: the expanded version of the one-sentence definition of effective negotiation. The bottom line is, if you can get together with the people you're negotiating with and arrange agreements that meet everyone's needs as they perceive them, you are negotiating effectively.&lt;/p&gt;

    <title>New Jersey Alternative Fuel Programs &amp; Rebates</title>

&lt;p&gt;Alternative Fuel Vehicles are motor vehicles that operate on alternative and substantially non-petroleum fuels such as natural gas, propane, electricity, and fuel cells. Alternative fuels are cleaner burning than traditional fuels such as gasoline and diesel and using these alternatives can help improve our air quality and decrease our dependence on foreign oil. As more and more New Jersey vehicles are converted to alternative fuel vehicles, the closer we get to achieving Governor Corzine's plans to use energy more wisely in New Jersey. Municipalities, government agencies, and schools can do their part by transitioning their fleets to Alternative Fuel Vehicles.&lt;/p&gt;
&lt;p&gt;There are 3 different categories of rebates under the Alternative Fuels Program.&lt;/p&gt;

&lt;p&gt;Local governments are also strongly encouraged to join the &lt;a href="http://www1.eere.energy.gov/cleancities"&gt;Clean Cities Program&lt;/a&gt;, a voluntary program sponsored by the U.S. Department of Energy with the goal of displacing petroleum-based fuels. Strategies include increased use of alternative fuels and vehicles, hybrids, idle reduction, fuel blends, and fuel economy.&lt;/p&gt;
&lt;p&gt;In September 2006, the New Jersey Board of Public Utilities commissioned the New Jersey Agricultural Experiment Station (NJAES) to conduct an assessment of New Jersey's biomass and the potential for bioenergy production in the state.&amp;nbsp;The results&amp;nbsp;of this research and analysis will help inform biomass strategy in the Energy Master Plan. &lt;p align="left"&gt;&lt;strong&gt;Getting Started&lt;/strong&gt;&lt;/p&gt;
&lt;p align="left"&gt;Register your project as soon as you know you will be doing a construction project, or replacing/adding equipment. Complete a Registration Form and submit it to the Commercial/Industrial Market Manager. If you would like help in the design effort or in selecting equipment that is energy efficient, be sure to check the boxes for Technical Assistance and/or Design Support. (A Program Representative will contact you upon receipt of your registration form.)&lt;/p&gt;
&lt;p align="left"&gt;&lt;strong&gt;Smart-Growth Eligibility:&lt;/strong&gt; &lt;em&gt;Check to make sure your project is eligible for incentives.&lt;/em&gt;&lt;/p&gt;
&lt;p align="left"&gt;Incentives for new construction are available only for projects in areas designated for growth in the NJ State Development and Redevelopment Plan. Public school (K-12) new construction projects are exempted from this restriction and are eligible for new Program incentives throughout the State.&lt;/p&gt;
&lt;p align="left"&gt;Customers, or their trade allies, can determine if a location is in a designated growth area by referring to the Smart Growth Locator available from the &lt;a href="http://sgl.state.nj.us/hmfa/hmfa_locator.htm" target="_blank"&gt;HMFA website&lt;/a&gt; or check the &lt;a href="http://nj.gov/dca/osg/resources/maps/smartgrowthareas.shtml"&gt;State Plan Quad PDF files&lt;/a&gt; available from the NJ Department of Community Affairs.&amp;nbsp;Contact the Market Manager if you are uncertain about project eligibility. The Smart Growth policies will be implemented consistent with Board Orders as described more fully in the C&amp;amp;I Operational Procedure Manual.&lt;/p&gt;
&lt;p align="left"&gt;Apply for pre-approval by submitting (along with a Registration Form) an Application for the type of equipment you have chosen to install. The application should be accompanied by a related Worksheet, where applicable, and a manufacturer's specification sheet for the equipment you are planning to install. (Program representatives will review your application package and approve it, reject it, and/or advise you of upgrades in equipment that will save energy costs and/or increase your incentives.)&lt;/p&gt;

The epicenter of the event revolves around two Red Bank parks-Marine Park, at the base of Wharf Avenue, and Riverside Gardens Park on Front Street. More than a dozen food vendors set-up to provide food and drink to the over 50,000 people who pour into downtown Red Bank for the event. A large stage is set up at each park and live entertainment is provided from 4:00 PM up until the fireworks show at dusk and then again for another 45 minutes after the display. At around 9:15 PM the skies fill with one of the most sophisticated fireworks displays in the country. Launched from two barge locations, Garden State Fireworks of Millington, New Jersey shoots over 10,000 shells, all choreographed to an eclectic mix of popular and patriotic songs.&lt;/p&gt;
