Short sales and foreclosures on the water on Marco Island have dropped significantly over the past year.  When first reporting these figures, we were looking at over 100 properties in this category.  This number has dwindled and the availability of product under $500,000 is extremely limited now, as referenced below. 
For the first quarter of 2010, Marco Island has experienced dramatic growth in pending and closed sales - closed sales increased 57% and pending sales increased 21% over the previous year.

As we continue to see positive news in the local and national media, we are aware that prices have dropped from their peak of the real estate market.  However, the positive news coupled with historically low interest rates, and optimism in the market, is a reflection of the sentiment felt by our recent influx of buyers - "now is the time to buy real estate". 
NationallyAccording the National Association of Realtors, pending homes sales, a forward looking indicator of the real estate market, rose nationally for the 9th consecutive month in October 2009.

 Marco Island has much to be thankful for as we enjoy our Thanksgiving holiday.  Marco Island is experiencing record sales for the last four years for both the months of October and November.   Below is my upcoming article for the Marco Eagle reflecting the sales figures through November 17, 2009. 
 Here is updated November sales information.  As of November 25, 2009, we are, once again, posting the strongest sales numbers in four year sales.
