My mortgage partner at Pan American Bank, Nick Buitink, got in touch with me after my last blog letting buyers know that most lenders were cutting off the pipeline for new loans that had to close Nov 30th.  Nick let me know exactly what his team is doing to get buyers safely closed by November 30th's tax credit deadline as long as they are under contract and have the following items (see below) submitted IN ADVANCE:

Here's another little trick for everyone...again nothing fancy or complicated and best of all, FREE. 
Many of us are on twitter, facebook, linkedIN, and seeing lead generation results.  I have been using ping.fm, a free service, to syndicate all my status and post to them all at once.  You can "ping" from your cell phone (via text) or of course on your computer.
As I have been posting links to my ActiveRain blog posts in my status updates, ping.fm will shorten them into a very small web address leaving me more space to type in the 140 character confines of Twitter/Facebook/LinkedIN.

URGENT RE: 8K BUYER TAX CREDIT--Most banks not accepting new apps after this Friday! - 10/19/09 07:58 PM
I just received word today from one of my bank lenders that this bank, along with many others, would be cutting off applications THIS FRIDAY, OCTOBER 23RD, for buyers wanting to take advantage of the 8k Homebuyer Credit being offered until November 30, 2009. 
Most banks feel that in the current lending environment it takes 30-40 days to fund a loan and they do not want to be responsible for buyers attempting to rush a loan that will not close in time for the desired rebate.
Therefore, if you are not under contract by this Friday, many lenders will not work … (8 comments)

I never cease to be amazed at the array and innovation of products coming out of Google.  I am a huge fan of everything from Analytics for my website to Adwords for lead generation.  But some of their most interesting products come straight into their immensely popular Gmail program (for those of us with our own domain names, you can easily cloak your vanity email address and have it sent to your gmail inbox, meaning we should have that Gmail page open on our laptops 24/7!)

Just stumbled across another great tool for social networking.  This one is called wefollow.com, and it automatically enhances your profile to be listed in twitter's search directory under 5 main keywords of your choosing, in addition to the area you live.  It's quick and easy--took me less then 3 minutes--and then it automatically updates your twitter status (just once) to announce that you have been linked under those terms, using the "#" directory search tool for Twitter.
