Nineteen Albuquerque real estate brokers from 13 different companies are working together with Sunwest Trust to fill a vacuum created by the tight credit restrictions that make it virtually impossible for many people to get mortgage loans. Consider:
· Mortgage denial rates were up nationwide by 15% in 2010, and are anticipated to be higher still in 2011
· New Mexico has the 6th highest mortgage denial rate in the country, with 33.7% of loans denied in 2010

Statistics thus far for 2011 make it appear that homes sales in Placitas, NM may have turned the corner. Average sales prices for single family homes in Placitas had steadily declined from 2007 through 2010, while time on the market had steadily increased. But figures for 2011 year-to-date show a turnaround in these figures.
Both in terms of average sales price, and in terms of average dollars per square foot, sales for 2011 are up slightly from the figures for 2010. At the same time, the average time on the market had decreased. See the graphs below for details:

In this market, we're all trying to come up with new marketing ploys to give fresh traffic to slow-moving listings, which, nowadays, is nearly ALL of the them! Some years ago, when we were still associates with a large local company, my husband and I won an award for "Thinking Outside the Box for our innovative marketing ploys, so this is something of a forte for us, and my husband, Brian, has definitely had on his thinking cap to come up with new strategies for marketing listings.
