&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Week of: January 25&lt;sup&gt;th&lt;/sup&gt; to January 31&lt;sup&gt;st&lt;/sup&gt; &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;Active Inventory Summary:&lt;/span&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Active Listings:&lt;/strong&gt; The active listing inventory for the Tahoe-Truckee market stayed relatively flat from the previous week.&amp;nbsp; Currently there are 1,543 active listings - 1,040 residential properties and 503 lots and land listed for sale.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Active Listings - REO's and Short Sales:&lt;/strong&gt;&amp;nbsp; Of the active listings, there are 157 properties listed as short sales, (10%) and 57 properties listed as REO sales, (4%).&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Months of Inventory:&lt;/strong&gt;&amp;nbsp; Based on the current inventory and sales for the previous 30-day period, the market has a little over 16-months of inventory available.&amp;nbsp; The inventory of homes and land at today's prices continues to favor the buyer interested in an investment property, vacation home or &lt;span style="text-decoration: underline;"&gt;moving up&lt;/span&gt; to a bigger home or better location in the Tahoe-Truckee market.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;Sales Summary:&lt;/span&gt;&lt;/strong&gt;&lt;span style="text-decoration: underline;"&gt;&amp;nbsp; &lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Total Sales Year-to-Date 2010 Vs 2009&lt;/strong&gt;&lt;strong&gt;:&lt;/strong&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;br&gt;&lt;/strong&gt;&lt;strong&gt;January sales off to a fast start!&lt;/strong&gt;&amp;nbsp; On a year to date (YTD) basis there have been 71 properties sold in the market as compared to 36 for the same period in 2009 which is a &lt;span style="text-decoration: underline;"&gt;97% increase&lt;/span&gt;.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;For properties sold YTD 2010, 25 were REO's, (35%), and 7 were Short Sales, (10%) which results in &lt;span style="text-decoration: underline;"&gt;45% of the properties sold being a short sales or REO&lt;/span&gt;.&amp;nbsp; In 2009 for the same period, there were no 2 REO sales and only 4 short sales.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;For 2010, there have been 50 properties sold priced below $500,000, 16 properties sold between $500,000 and $1,000,000 and 5 properties sold over $1,000,000.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Median and Average Sales Prices 2010 Vs 2009:&lt;/strong&gt;&amp;nbsp; The median sales price for properties sold YTD in 2010 is $388,000 while the average sale price is $510,732.&amp;nbsp; For the same period in 2009, the median sales price was $377,450 and the average sales price was $506,080 which is a 3% and 1% improvement in price respectively for one year.&amp;nbsp;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;Last Week's Sales:&lt;/strong&gt;&amp;nbsp; For the week of January 25-31, sales went up from the previous week with 21 properties sold.&amp;nbsp; Of the properties sold last week, two (2) of those sold at a price above $750,000.&amp;nbsp; Coldwell Banker was involved in 7 of the 16 properties sold or 33%.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Pending Sales: &lt;/strong&gt;&amp;nbsp;Pending sales are at 148 properties which is a slight increase from the previous week.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;Market Activity Summary:&lt;/span&gt;&lt;/strong&gt;&lt;span style="text-decoration: underline;"&gt;&amp;nbsp; &lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;In the early going of 2010 sales are up 97% from the same time last year which is a positive indication that 2010 is going to see more inventory movement that in 2009.&amp;nbsp; The median and average prices for properties have increased slightly for the year thus far but we anticipate median sales prices year over year will ultimately be lower as the year progresses.&amp;nbsp; We are continuing to see the trend for sales towards homes priced under $500,000 with 70% of the sales this year being in this price range.&amp;nbsp; Homes sold as REO's are 35% of the sales which is a higher amount than our averages for 2009.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;We continue to see solid activity in the market as buyers are very interested in taking advantage of our large inventory of properties that are priced at 2003 levels.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Coldwell Banker currently has over 41 homes in escrow scheduled to close in the next 30-60 days.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;&amp;nbsp;&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Tahoe-Truckee Homes Prices are at 2003 Levels...&lt;/strong&gt;&lt;/p&gt;

      <title>Is it here yet?</title>
      <description>Today its sunny and seventy. You can feel it in the air but I'm scared to say the "s" word out loud. Last night we slept with the windows open and this morning the air was sweet with the scents of....but I'm too guarded to let myself relax. I was ready to do some staining today and the guy in the paint dept. said, "oh, no-not yet, remember last year?" Memorial day weekend its snowed 4" inches....ahhh, living in the mtns. What do I do? Can't plant flowers, can't paint, but I'm puttin' the snowblower away, I've got the snow tires off and the suspension on low. I've pulled the plug on the heater and turned off the gas-if it gets cold-we're makin' a fire. All the snow is melted around the house so I've got the wheel barrel out and the shovel, I put my back into it yesterday and I woke up sore but somehow refreshed, the warm weather just does that.</description>

      <title>Get ready......build</title>
      <description>Today is May 1 OR the begining of...GRADING SEASON. That means now you can move earth around the basin and you have til Oct. 15 to get it done.&amp;nbsp; Have you lined up an excavator? If not you will most likely will be put off into to June or July. In North Lake alone there will be 47 new homes built but anybody putting in a new garage or addition will most likely have to move dirt to do it. And how many excavating contractors are there? I'm not sure, I have a list of about 40 but they include some Truckee contractors too. The issue at stake here is that we have a tight season, not only limited by the TRPA but also by the weather. Getting caught without your roof up by late October may mean shoveling snow if we get an early storm and nobody wants to pay carpenters to shovel! So if you're thinking of doing a project next year its time to plan now, get your survey and topo done, work out your plan, line up a builder and get into TRPA and the county by the end of the summer. Hopefully you can get a coveted permit in January and line up your excavator for May 15, 2008.</description>

      <title>Spring Clean</title>
      <description>&lt;p&gt;One of the less pleasant things about spring in Tahoe is that when the snow melts all of the trash, brush, pine needles and other debris is now revealed. I doubt there are few people who like yardwork less then me but I know that if you crank it out now you can have more fun this summer. I don't always get it done the way my wife would like but there are some advantages to not procrastinate.&lt;/p&gt;&lt;p&gt;First-you can burn brush in Tahoe. You need to get a permit at the fire station but they're good for three years. Then all you have to do is call in to the number provided and they tell you if you can burn on that day or not. "Today is not a burn day."&amp;nbsp; The burn days however pretty much stop once it gets good and dry in the underbrush and the fire hazard goes up. I'd say about June 1st. The motivation here is that if you don't burn you'll need to carry it off to the dump. Our regional waste site is on Cabin Creek Road off of highway 89. A nice thing they provide for spring clean up is a free drop-off, good for about a small pick-up bed full of material, free for homeowners, good in the month of May.&amp;nbsp;&lt;/p&gt;&lt;p&gt;If you're thinking of selling cleaning up around the yard, throwing things away, painting, planting flowers go a long way to help with a prospective buyers overall impression of the property.       <title>Timing is everything</title>
      <description>&lt;p&gt;Drive through Tahoe City at 7Pm any night of the week this month and you may not see a sole on the street. That may be refreshing after a busy winter or the calm before the storm of the summer but its a little frustrating when you see all the great properties out there ripe for some negotiating but no one to take a run at them. Right now, there are about 200 single family homes on the market from $300k to $32m-a wide range of prices and a wide range of choices. Timing is everything, and for sellers that missed the magic window last summer and decided to keep their properties on the market-have now had them sit there for 8 months and have probably gone through several price reductions. So at this point the property is probably priced about where it will sell, is possibly spruced up some and looking good and hey, maybe even the seller is motivated to make a deal. BUT where are the buyer's?&amp;nbsp; Well, this time of year they are enjoying the weather down below, and will seem to do so until the 4th of July and with exception of a handful of people Tahoe is OFF the radar. The summer buying season doesn't start until people come up for their vacation. I can understand as there's more to life then Tahoe real estate but I'm trying to give you a tip here-beat the crowd. Or else fight the other buyers for the deals that are waiting for you-if there still there come summer.&lt;br&gt; &lt;/p&gt;&lt;p&gt;With the change of season, end of the school year, the end of a long cold winter and the seller says "no more snow," and ski leases that end come the reasons to sell and the inventory builds daily, new listings, properties that were on before winter and came off and are back on now in addition to those that have been sitting. The peak of inventory will be hitting sometime in June as come July it will start selling off. In that time April-June there is a nice window where there is a nice selection to choose from and not too much competition coming from other buyers. Now is the time to float offers and see what works. You may hit it right, find that deal waiting to happen-be it the seller who has been waiting 8 months or the one who just wants to sell and jumps at the first offer. You never know. &lt;/p&gt;</description>

      <title>How cool is Q and A......</title>
      <description>&lt;p&gt;I think I've been an Activer Rainer for about three weeks now and one of my favorite aspects of the site is the Q&amp;amp;A.&lt;/p&gt;&lt;p&gt;Q&amp;amp;A is what the web is all about-active, dissemination of information. It is a place to learn, teach and share with the public (and ourselves)our expertise in the field of real estate. Where else right now does anybody have access to this wealth of knowledge? A person in need of a question answered-and there are doozies, could get untold responses from Realtors in all parts of the country. I enjoy reading the answers from other Realtors as much as answering questions myself. Now, the answers are not always correct, but there too Active Rain has allowed us the abillity to comment on the comment. Those guys are always thinking....&lt;/p&gt;&lt;p&gt;When looking for a question to answer I usually stick to California but sometimes if I see a zero response I may stray into an area that is alien to me-like Texas. There if I see somebody with a question such as tax, legal, divorce, easements, etc I try to at least steer them to the proper specialist. Recently, someone out of California had a question about a relative dying intestate (can you believe this still happens?) and I advised the person&amp;nbsp; that the property in question would go into probate (I'm pretty sure) but what I was sure about was the need for them to contact an attorney right away. I don't know how helpful I was but at least I'm steering them towards someone who could be. Now that may sound mundane but what if you where in those shoes?&amp;nbsp; &lt;/p&gt;&lt;p&gt;I think Q&amp;amp;A has a downside if people are given the wrong explanation of something and act upon it-we have disclaimer at the bottom but thats not the point. Time and time again lawyers find loopholes in disclaimers? Thats not the point either. We have a responsibility to seek the truth. I think its a place for&amp;nbsp; Realtors to shine-seperate ourselves&amp;nbsp; from other industries where knowledge is kept proprietary. Realtors who are involved will grow themselves by taking part in helping the public and also policing eachother.       <description>&lt;p&gt;I am blown away by real estate acumen demonstrated by ARer's and am consistently seeing those who post with power have initials after their names. I've been a Realtor associate for seven years and have yet to work on any designations myself. This is a year of self-improvement for me so I am going to earn some designations but I am overwhelmed by the choices and have a feeling there is a progression I should follow. Holy smokes, don't let that scare you. The truth in numbers is in the median which I calculated to be more like $775,000. This is looking at single family solds reported from Jan 1. to now. I think that number will come down soon though, as mentioned in the Sierra Sun piece, the low end is moving while the high end is a bit stagnant. Looking at the pending properties-there are 26, the median is $639,000. Thats good news I think, we need prices to come down some to stimulate the buyers. I'm starting to see some good listings out there at the $600k mark.&lt;/p&gt;&lt;p&gt;Last night we had a quick snow storm that dropped a couple of inches on us. Today is sunny but crisp.       <title>TCPUD Construction Projects</title>
      <description>&lt;p&gt;Construction will start up again around North tahoe starting May 1. Here's some of whats on tap:&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;The lakeside Trail phase IV will be completed by mid-June connecting Commons Beach to the bottom of Grove street. The path runs along the lake and will be paved. In some ways this can be a continuation of the path that runs from 64 acres along the river and over Truckee River dam. Its not continuous though as the Tahoe Marin won its effort to keep the trail from cutting across its property.&lt;/p&gt;&lt;p&gt;Heritage Plaza-between Syds Bagelry and Watson Cabin will open June 21st. This is an area to picnic and view the lake right along North Lake Blvd.&lt;/p&gt;&lt;p&gt;&amp;nbsp;Those are the two you'll probably notice the most the others are infrastructure related like pump houses and&amp;nbsp; water lines-speaking of which a water line will be replaced on Marlette Drive in Dollar Point this summer.&lt;/p&gt;&lt;p&gt;On another note if you didn't know it, there is a disc golf course set up by the&lt;strong&gt; NTPUD&lt;/strong&gt; staff at the North Tahoe Regional Park in Tahoe Vista. Currently, there are nine pins. They want to hold a tournament there in June and to do so they need help installing nine more.       <description>&lt;p&gt;I have an ongoing series on vacation rental owning in North Tahoe found at my website: www.northtahoeproperty.com. Whats unique about owning in Tahoe is that there are not enough beds to be found in hotels in North Tahoe for all the people that want to come up during the peak times. And with the exception of a few places the hotel scene is kind of lacking....&lt;/p&gt;&lt;p&gt;The cardinal rule in real estate: location x3 applies for rentals too. Around Tahoe people want to be close to the lake in summer and close to skiing in winter. Squaw has seen some big development over the years and there are two resorts to stay at there but they are expensive. Alpine still has no accomodations and probably never will. Alpine is a good location for a vacation rental in the summer but its the doldrums in the summer same as Squaw but to a lesser degree due to the village. The draw in the summer is the lake and by the lake I mean going to the beach. There are a lot of private lakefront estates taking up the prime beach space so access is key. This is where the HOAs come in. Homeowners associations ring the lake and provide access for their members. Around north Tahoe, the most popular HOAs are Tahoe Park, Dollar Point, Chamberlands, Mckinney Shores, and Rubicon Properties. Both Chamberlands and Dollar Point offer pools which help out with things to do for young children. Dues are mostly pretty reasonable something like $750 for the year. And they allow renters to use the amenities. Now, if you find a place you like that does not have an HOA-its not the end of the world. I would say some of the best beaches in Tahoe are free.&amp;nbsp;&lt;/p&gt;&lt;p&gt;There are many other variables that should be looked at when purchasing a rental, I'm writing an ongoing blog on this that is about three parts into it.       <title>Listing a REO</title>
      <description>&lt;p&gt;Today was a first in my real estate career, a REO company (real estate owned) contacted me to list a property. In Tahoe our foreclosure rate is pretty low, or its just something that hasn't presented it self to me as of yet but I think I'm right on this.&lt;/p&gt;&lt;p&gt;I went over to the property (today) and low and behold it wasn't a burned out hulk but only two years old AND I had sold the unit (its a PUD) right next to it! The place was fixed up cute and lived in, I rang the doorbell but no answer. The REO wanted me to get a locksmith, change the locks and post a couple of notices. I had my doubts, so instead of doing this I decided to go back to my office and call my broker and a title company.&lt;/p&gt;&lt;p&gt;This is what I found out: my broker doesn't want me to do anything until I have a signed listing agreement. The title Co says they can find no record of the sale. They have only found a notice of the Trustee's sale on March 25th. &lt;/p&gt;&lt;p&gt;OK-so what do I. If anybody has experience with this I could use some pointers. My main concern is: who owns the property? The REO is being vague-I've asked for a listing agreement and a copy of the deed. Nothing yet. Is this typical for the situation? Is it likely the REO does own the property or managing it and has the authority to sell? What if the property is occupied? We have clear laws about eviction in CA, is it possible I could be used as a pawn in circumventing these. Please advise.&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;</description>

      <title>Tahoe Rental Picture</title>
      <description>&lt;p&gt;Neil Morse&lt;/p&gt;&lt;p&gt;Realtor-Tahoe City, CA&amp;nbsp;&lt;/p&gt;&lt;p&gt;I think once you have a handle on how the Tahoe Season flows you can start to build a booking plan based availability, nightly rates, minimum stays and the like-parameters by which to book your property. First off is what and how many...&lt;br&gt; &lt;br&gt; Occupancy should be based on how many can comfortably sleep in beds and how many will have to share the baths. In the back of your mind is how much wear and tear you want. A typical three bed, two bath in Tahoe can handle 6-7 adults or children mixed. Pushing beyond that I think will just tax your home too much. Also, will you allow pets? Cats no way, never, never. But a dog? You can't overlook the bookings created by being pet friendly. Often that Golden Retriever is just too much a part of the family to put them in a kennel. You charge extra for the dog hair, $25 say and get a deposit too. I find pet owners to be more careful due to the close scrutiny.&lt;br&gt; &lt;br&gt; Nightly rates and minimums are extremely important. Starting out you should be slightly below market unless your property is new or remodeled. You need to get clients when starting so you have to be competitive. The nightly minimum shouldn't hinder you, especially in the winter. Go 2-3 nights to start, again more if your property is in really good shape. Most people are just coming up to ski for the weekend in the winter. In the summer things are a little different you can go for more 5-7 night minimum as cliients will be here for their summer vacation-with the kids.&lt;br&gt; &lt;br&gt; Rates: Rates should fluctuate with demand, holidays, season and nightly stay. Your peak rate should be about 25% higher then your normal high season rate. You should try discounts and free nights in the off season to entice people to your wonderful property-then they'll come back during peak time. If you use a service you should advise them to contact you if a client wants a deal-instead of just saying no. And a big deal is that if you want the big income you can't take the best nights for yourself! I had a client who would never block out his property but would call up on a Friday afternoon and if it wasn't rented he would then come up. His place, bye the way, did the best of&lt;/p&gt;&lt;p&gt;&amp;nbsp;them all-I think in large part because of this but he also had a lakeview and hot tub.&lt;br&gt;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;img src="http://activerain.com/image_store/uploads/7/1/0/1/9/ar117614259491017.jpg" height="247" alt=" " width="388"&gt;&lt;/p&gt;&lt;p&gt;This is a client's rental at 1319 Jester Ct.       <description>&lt;p&gt;&amp;nbsp;Neil Morse realtor&lt;/p&gt;&lt;p&gt;Coldwell Banker&lt;/p&gt;&lt;p&gt;www.northtahoeproperty.com&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;Yeah, I'm a local I'm proud to say and here's a couple of things you may appreciate that I sure do. Maybe not quite secrets but more like insight. First, as of March 25th &lt;a href="http://www.skialpine.com/"&gt;Alpine Meadows&lt;/a&gt; will be selling full season spring passes-good 'til they close. This year it might be an earlier season if we don't get more snow but I bet mother nature isn't finished yet. Whats also good about it is that the $129 is good towards a full pass next year. If we get some snow we could go into May at Alpine........&lt;br&gt;&lt;br&gt;Next are two favorites for food. First, right smack and and in the middle of downtown is Java Stop. Refreshingly, they have $1 12 oz. coffees, sandwhiches, bagels, roll-ups- healthy type stuff, wheatgrass shakes etc. But what I like is the hole-in-the-wall, 10 foot wide self-serve space. Much preferred in my own tastes to the glitz and sensory overload of those Star people that sell some kind of acidic brew of brown stuff. Next is pizza, I dig pizza....I've eaten slices on the street all over Italy and in NYC like the original Ray's on Broadway, for that matter, if you're really into it there's whole site dedicated to NYC slices called...you guessed it: &lt;a href="http://www.sliceny.com/"&gt;sliceny.com&lt;/a&gt;. Thin crust is the way to go but sauce matters too. To satisfy my pizza craving I like Front Street Station. Located on the Truckee River in Tahoe City across from Chevron in the old ski rental building, best marked by the vintage green and red Truck parked out front that says.....yep "Front Street" on the side. When the weather is warm you can eat outside just above the river, they pipe music outside and you can have a beer there too, not a bad place to hang out........&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/3/0/0/2/0/ar117614128402003.jpg" height="340" alt="front st" width="512"&gt;&lt;/p&gt;</description>

      <title>When it slows down.......</title>
      <description>&lt;p&gt;There is no doubt that real esate is not for everyone, with the ups and downs, the trials and tribulations, not to mention the lack of a steady paycheck-that's for sure. But when everything is going right, I feel there is no better job. I was just reading that 40% of the 500k plus agents in CA were licensed in the last five years. Surely, many of those have thrown in the towel and no doubt more will do the same. Why? Because the easy money is over. Floor time has dryed up, eager buyers flocking to open houses are few and the sellers know it, so if they don't have to sell they are staying out of the market. Recently, someone I know and respect as a Realtor went back to his old job as a salaried salesman and the steady paycheck. "Why," I asked, "you have so much promise."&amp;nbsp; He was too board he said, not enough business, plus he was getting worried it wouldn't turn around. Now this is a guy who has worked hard the three years he's been in the business-farming like crazy, always doing his follow up calls. Quit-because he's Board?!&lt;/p&gt;&lt;p&gt;What do I say to this? What was my sage advice? I didn't have anything to say because I knew he was too far gone. But I know what he means about being board because I too like to be busy. All I can offer is what I've done to deal with being slow: I've spent more time at home with my son, I've enjoyed skiing in Tahoe, I've worked on my relationships with my clients and co-workers. I've tried to learn more about the business, read more-fun reading and also books on marketing and business. I've spent more time working on my website. I've started a blog. I've made the office meetings and participated. I've spent more time around my hometown and have gotten to appreciate it even more. I've worked on my plans for the future and have reached out to people and asked for help as to how to get there. I've done home improvements that made my wife happy.....And now I've gotten busier and am putting in more hours in the office and getting out showing property. And you know what? I feel like I'm better at my job then I was 6 months ago-because I was &lt;em&gt;slower&lt;/em&gt;.&lt;/p&gt;&lt;p&gt;So I think slowdowns should be embraced, they're times for self-enrichment and good to catch up on all the things that you've been meaning to do in and outside of the business. You'll emerge stronger and ready for when it gets busy again.&amp;nbsp; &lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;</description>
