The last two years have been banner for the areas I work and see no reason that will not continue. Some people claim that the fear in our presidential election will cause a slow down. I do not see that happening around Chicago land. In Evanston IL and the other villages and suburbs and even in the city of Chicago home buying and condo purchases has continued to go up. The Roger Park Real Estate report for November 2016 is now available. After a very busy 2016 that stretched into the Fall, sales are slowing down. We have 20.3% less new listings of all types of properties. 5.7% less closed sales and 9.5% less inventory. Looking at single family homes Rogers Park has 70% new listings in this 30 day time frame as compared to last year at this time with only 3 new house listings as compared with 10 one year ago. As I am sure you know, Rogers Park is a great neighbored that is the end of Chicago, it sits on the border of Evanston and Lake Michigan. The statistics are really interesting this month. We now have the Rogers Park neighborhood of Chicago Real Estate report for May 2016. Taking a look at the whole scene we have 13.3% less new listings of all types of property, a 42.9% gain in closed sales and 21.3% less inventory. The big lack of inventory is in the condo situation. In single family homes we have 11.1 % more new listings for this month as compared to last year at this time, 200% more houses under contract but 50% less closed sales. We have the Rogers Park Real Estate Report for April 2016. Rogers Park is the farthest North neighborhood of Chicago along Lake Michigan and ending at the beginning of Evanston at Howard street. The stats are interesting this month, we have a 11.1% drop in new listings for all types of property, 20.2% less inventory yet a 6.5% gain in closed sales. We have the Roger Park area of Chicago Real Estate report for February. There are some interesting figures to take a look at. In combined markets of condos and homes we have a 3.3% change in new listings and a whopping 41.2% gain in closed sales for January as compared to one year ago. Rogers Park has a 8.7% loss in inventory. This is a community with much more activity in the condo scene for this period. For the last Rogers Park real estate update for December of 2015 we have some pretty good looking stats to talk about. We have 6% less new listings in all properties and a 7.4% gain of closed sales of all types of properties. If we break it down into categories we see much single family home action. As an example for this period in Rogers Park we have a 50% gain in single family home listings but that is only 3 properties vs 2 one year ago at this. Rogers Park is an area in Chicago IL, the neighborhood that is the farthest North in the City. Rogers Park borders on Evanston.
