Cupertino's Annual July 4th festivities:

De Anza Optimists hosting the traditional pancake breakfast at the Quinlan Community Center located at 10185 N. Stelling, Cupertino, CA 95014 from 7am-11am.

9:30am line up for the children's parade (Memorial Park ball field)

10 - 10:30am There is children's parade from Memorial Park that ends at Quinlan Community Center. The parade is followed by the community (10:30am-11a,) sing-a-long backside of the Quinlan Center at the fountain.

6:15pm-9:15pm Evening festivities are at Creekside Park, Hyde Middle School, or Sedgewick Elementary School. They began with roving entertainment provided by local band. The Parks and Recreation Department provides games and face painting for children.

The fireworks at the late evening are launched from Cupertino High School @ 9:30pm.

Sellers "you never get a second chance to make a first impression".

How a house sounds can be just as important as how it looks. However, it is often overlooked. If you have a noisy refrigerator you may want to remove it from the property if you have already moved out. If you have a buzzing transformer on a light fixture have it replaced. If your heater makes funny noises have it checked out and serviced.

If something in the home makes noise fix or remove it if at all possible. Just because you are used to the noise and don't notice it anymore doesn't mean potential buyers won't.

Recently I have been considering getting my e-pro training and I have been wondering if it actually brings you any business? Other than telling sellers that you can market their homes better online is there any advantage?

I have also herd that the training is really basic stuff that most tech savvy agents already know. Is this true?

What is Market Value?

One of the biggest challenges sellers face is pricing their home to sell. The first step is to establish market value. Market Value is what a buyer is willing to pay for the property today. The things to consider when establishing market value are:

Today's Market
Competition (other available homes in your neighborhood & Price range)
Today's financing
Today's economic conditions
The location of the property
Buyer's perception of property condition
The builder of the home
Schools
Normal marketing time

As a seller you can control the list price, condition and access of the property. You can not control market conditions, the motivation of your competition or value.

Agent elimination: if agents are not previewing or if they preview, but do not show the property they are eliminating it.

Buyer elimination: if your home is being shown with no results, buyers are finding better properties in your price range.

These are indications that your property is not priced at current market value.

Has online video killed the virtual tour?

I have been hearing a lot about using online videos like you tube to promote homes for sale as apposed to doing a virtual tour. Personally, I do not think that time has come. The quality of most videos I have seen is not near as good as the quality of current virtual tours. They also load slower.

When selling your home you want to look as good as possible. Most buyers first experience your home online. That is if they don't get tired of waiting for it to load and click on the next listing. You want to make a good first impression.

Window location is important.

In addition to having double pane windows, one of the things you should also take note of is the windows orientation. The orientation as well as the size can play a big part in the cost of heating and cooling your home.

To take full advantage of the natural light that windows permit, keep in mind that in the mornings, the sun is in the east and in the evening, in the west. Windows located on the west side of the home often become very hot during the summer months.

In midday the sun is often in the south and in the winter farther south. This makes windows located on the south, an excellent source of winter heat.

The north side of the house rarely receives direct sunlight and may be a good location for the bedroom windows.

There are a lot of senoir orinigal owners where I work. I recently sold the home of a man in his 70's. He had purchased the home from the builder over 50 years ago and lived there ever since. He was such a delight to work with that it insopired me to take the SRES training. If any of you are considering working with seniors I highly reccomend it.
