The area borders Western Avenue and is close to Trader Joes and Henry's markets as well as several larger supermarkets. With schools and shopping nearby the area is a popular choice. I Was Googled at my Open House - 10/27/08 07:30 PM
They walked in, accepted the handout with a polite smile and proceeded through the property. Before leaving they asked a couple questions, then requested to leave their information with me. I'm sure he noticed my surprise at their request because he replied, "We liked you right away, so while we were in the backyard we Googled you." You guessed it, they found my blog and profile on Active Rain. These are smart people, and not any agent will do. Agents (and appraisers) look at comparable sales in the same neighborhood (LOCATION), perform a Comparative Market Analysis, evaluate price per square foot and add or subtract value based on condition. The next step is to consider current market conditions, the seller's sense of urgency, or lack thereof, and current inventory.

It was late December 1988. My family and I lived in a gorgeous 1920s home in the Old Northeast section of St. Petersburg, Florida. I've had the ballot for a couple of weeks. I planned to vote immediately after the final presidential debate, but my decision was still clouded, so I left the ballot untouched on my desk and waited for my choice to become clear. I vote for the person, not the party. I think character and integrity are more important than platforms and promises. I vote not only for the economy of Norma, but for what I believe and hope is best for the world, our country and my grandchildren. The real estate inventory is down in this delightful seaside Rancho Palos Verdes neighborhood of Los Verdes. Perhaps it is all those stunning ocean views, or maybe it is the outstanding and high scoring elementary school in the neighborhood. Vista Grande Elementary is usually near the top in districtwide educational test scores. I'm not surprised as my daughter is one of the 4th grade teachers, and three of my very brilliant grands attend Vista Grande! Right after I push the post button on this blog, I'm going to take a long bath and recover from another slow day in real estate. It was so slow I showed seven houses to qualified buyers who believe now is the time to purchase a home in Palos Verdes. It was so slow I had time to meet and discuss listing a fabulous view house with clients. We've done four transactions over the years and they believe the time is right to do another one. I love quotes. The past couple of weeks my clients have offered up some real gems: 1. "The world is falling apart." What he really means is I don't know what to do with this property. Should we lease it? Take it off the market, or just dump it? My advice: Don't panic. Just breathe and wait until you have evaluated your options. Once the decision is made, don't waste time second guessing yourself.
2. "This economy sucks." What he really means is money is tight and I can no longer buy the property I want. I need better credit and (14 comments)

The first hour of my open house was eerily quiet. A few cars slowed to a crawl as they passed the open house sign, then moved on. A neighbor or two biked past, but continued onward with their Sunday afternoon ride. I walked out and checked to make sure the open house sign was upright. I think not. The true strength of America is in her citizens, not her institutions. Most people are responsible, ethical and do not have golden parachutes or slush funds to pillage. They have a job, a family and a home they want to keep. New jobs, new babies, an empty nest and other life changes will continue to move the Main Street real estate market.

What I Learned in Real Estate Today - 10/08/08 08:10 PM
There are some great buys on residential income properties in this market. In fact, there are often multiple offers, yes I said multiple offers, for the best ones. I have come in second on the last two residential income offers I wrote. Consequently, my buyers and I are still shopping. Today I saw another property of interest on the MLS, I previewed it, sent the information to a client and did some research on REAP in Los Angeles. Rent control applies to this property and all LA City residential income buildings built before 1978. However, the listing stated, "In REAP." I had to look that one up! (10 comments)

Chelsea "Had Some Work Done" - 10/07/08 06:05 PM
She's a Baby Boomer and although the years have been kind to her, I signed her up for a little nip/tuck! Her credentials include a coastal location, a coveted address and a sought after school system. Her floor plan is not archaic and her accouterments still ooze class and quality.
She's just a bit frazzled and looking a tad tired after four months of showings, opens and yes, even an offer or two. She' still on the market but needed a lift.
The patio is large, but not very inviting.
So we added this!

Let's face it, sometimes a fabulous house will linger on the market for months. What's an agent to do?
One of my listings is a great house on a sought after street in a lovely coastal neighborhood. My thoughts are beginning to echo my seller's question: Why hasn't it sold?
Let's eliminate some of the obvious suggestions. It is so clean it sparkles. The windows were all washed by my favorite window washing service and I was honestly afraid someone might try to walk through the glass of an unopened door!

I've always enjoyed tracking home sales on the Palos Verdes Peninsula. It is a great way to spot trends, determine value and basically keep my finger on the pulse of property sales on this gorgeous peninsula.
The Dow is down, the economy is moving at a snail's pace, but property is still changing hands in Palos Verdes. Granted, it is not moving at the crazy 2004-05 rate, but didn't we all know those nosebleed annual increases could not be sustained?

There's a new tilt to the real estate dance floor, some of our favorite old partners are gone--they are not doing loans anymore. We've been dumped by the zero down guys, and now our clients need a whole lot more dating capital to get tapped on the shoulder for a chance to tango with the "new" mortgage man. Are we up to their new expectations? Can we add a new step to the already complicated dance of matching homes with buyers and closing the deal?
