Yesterday I participated in holding open house at the multi-million dollar Estates at Trump National in Rancho Palos Verdes.  The three homes currently available range from $4,400,000 to $12,000,000.  Some pretty lofty prices, but the location and views are phenomenal, plus the luxury homes are filled with high-end amenities that not only meet but exceed the luxury home buyer's expectations.
 
I personally escorted ten groups through the homes--not a bad turn out for a chilly Sunday Southern California afternoon.  Here's the interesting part--most of the prospective buyers (and a few perennial lookers) were stunned when I shared this good news with them:

The Good News I Received Today - 02/27/11 11:10 PM
I'm tired of reading about bad news, not that I'm a Pollyanna with rose colored glasses, but sometimes the good news is crowded out by the more attention grabbing bad news.  I don't want to read about serial killers, I want to read about organ donors who save a life instead of taking one.  I also want to read about the personal successes of real estate professionals instead of the sky is falling doom and gloom too often featured by the media.

I must admit back in the days before I became a real estate agent, I had mixed feelings about members of the profession.  The teaching profession, my previous career, is home to a dedicated, stable, and for the most part, responsible group intent on educating the next generation.  I was taken aback by the varying level of dedication and commitment I found in the real estate profession.  Definitely a less homogeneous group than teachers, or at least the ones I knew.

I get pretty protective when my client's welfare is concerned, and right now I'm frustrated with lenders/banks who fail to respond to questions that deserve answers.  Come on, it's not a prayer, it's a question and a response is in order.

Originally scheduled to hit the market on Valentine's Day, the debut of this one-level home in Rancho Palos Verdes with pool and pool house was delayed for a few weeks while the sellers put the finishing touches on their gated mini-estate.  I always advice sellers to take their time as there are "dollars in the details" and a rush to market can cost them at the closing table.

Yippee, loan documents arrived and were signed today!  My buyer's offer was submitted in October and maybe, just maybe we will close before March begins.  Thanks heavens for a client willing to bounce back after each delay.  We nearly fell out of escrow several times, but each time we recovered and continued on the climb to the closing summit.

If you're looking for a foreclosure in Palos Verdes I have some bad news for you--they are in short supply.  As of today there are 267 properties listed for sale on the Palos Verdes Peninsula and only seven (7) are bank owned units.  Here is the breakdown:

I grew up in "cold country" USA.  Often called the heartland, but the frozen tundra is cold and barren.   The snow was lovely for the holidays, but it always stayed too long for me.  I watched for signs of warmth; the first robin, a daffodil peeking through icy patches of snow and the steady dripping of icicles along with the trickle of melting snow. All signs spring was on the way.

The toilet seat and lid debate rages on--up, down or doesn't matter.  I left a comment this morning on The Tip Jar: Zip Up and Toilet Seat Down by Christopher and Stephanie Somers.  The seat issue has long been an issue of contention with males and females, and each household and relationship must develop a set of rules to keep peace in the family.

Rain rolled back into California today.  A light mist was falling when we entered Rolling Hills to see two new listings today.  The first stop was a 5,182 sq. ft. home with guest house, pool and sports court listed for $4,900,000.  The rain stopped and gave us just enough time to tour the grounds and return to the car before a heavy fog rolled in followed by a steady mist.
 
As we progressed around blind curves the fog thickened and visibility was decreasing by the moment.  Coastal fog is like that--clear one minute, thick as pea soup the next.

Residents often refer to the Palos Verdes Peninsula as "The Hill" when referencing where they live.  We are surrounded by the flat-lands of San Pedro, Torrance, the Beach Cites, and of course, the Pacific Ocean.  "The Hill" is considered a desirable view from Long Beach to Manhattan Beach with its twinkling lights reaching high into the night time sky.

Bliss Is a Balancing Act--Keeping All Plates Spinning Is an Art - 02/13/11 01:05 PM
I once dated a man who dined in the most methodical manner.  He never drank any liquid with his meal. (Is it really dinner without a glass of red wine?)  He finished every bite of his salad or soup before accepting his entree.  He worked his way around the entree by eating all of one food before sampling the next.  He was not a fan of casseroles, stews or any dish containing several foods.  Bread?  Absolutely taboo.  Dessert?  Are you kidding, he had not tasted sugar since 1970 something.

Two sellers-to-be are in the process of preparing for their big day.  The listing date is circled on the calendar and work is underway in preparation for their close-up moment--the parade of real estate agents and prospective buyers who will soon be deciding whether to show or buy their house.  No pressure here.  We want your house to appear as cool, calm and collected as a bride on her wedding day even though she spent a year planning and orchestrating the event.  Good things take time.

The Palos Verdes Peninsula is home to many "show off" sunsets, and once in awhile I can't resist snapping a photo of one more gorgeous evening display in the sky.  It's great to live in a place where you always feel you are on vacation.  A drive around the Palos Verdes Peninsula will include sights of the Los Angeles Harbor, Catalina Island, whitewater coastlines, lighthouses and beaches. You may even see a horse or two and I know there is at least one llama living in the area.

Later this afternoon I am showing property in Rolling Hills, the gated city at the top of the Palos Verdes Peninsula.  Rolling Hills is home to some of the finest equestrian estates in Southern California, and the area is also graced with spectacular views and miles of riding trails.  The equestrian lifestyle does not get much better than the one lived by the residents of Rolling Hills.

I'm tenacious and will do my best to make sure my clients see a property even if there are obstacles in the showing path.  Yesterday, due to the failure of a security gate, we were not able to gain access to a gated property.  By the time we discovered the gate was inoperable it was too late to call and cancel the appointment.  A quick glance at my iPhone told me our clients were already in the vicinity after a 45 minute drive to see this property.

Okay, I get it.  Paper is becoming passe and so very un-green.  I am a tree hugger (I had several favorite trees as a child and still am awe struck by the gnarled beauty of a Live Oak, and a Jacaranda in full bloom makes me reach for my camera every time).  Logging is destroying the rain forests and the pollution from paper mills is something we could live better without.

Pitch Horseshoes, Not Consumers - 02/04/11 11:35 AM
I've grown quite weary of the often made comparison of real estate agents to used car salesmen.  First, I think all work is honorable and I'm sure used car salesmen are equally tired of the fast talking, hard selling public image suit they wear.  I still cringe when I hear agents say they are practicing scripts I consider on par with an old school used car salesman spiel.
 
Maybe I'm wrong, but I've always thought if you know your business you will win customers and influence clients with your expertise, experience and excellent solutions to their real estate needs.  I may … (8 comments)

The Client:  Young couple getting married in June.
 
The Property: Three bedroom, two bath one-level in the Hollywood Riviera neighborhood of Redondo Beach listed at $849,000.
 
The Story:  After searching for the right house (they already found the right person) for nearly a year, they decided to reach for the stars and make their best offer on a house located in their number one choice neighborhood.  They looked so good on paper, we submitted proof of down and preapproval letter with the offer, and waited for a response.  We received a counter, and countered back.  Then the good news--let's open escrow message came in … (5 comments)
