Understated Elegance Is Timeless in Weddings and Homes - 04/29/11 11:43 AM
As I watched the Royal Wedding in the wee hours of the morning it dawned on me the bride's gown was one of timeless elegance and classic beauty.  Her attire, hair and make-up and yes, even the tiara were regal and understated.  Her classic white complimented the bold and colorful military attire worn by her prince.  Nothing faddish or trendy--true elegance pure and simple.  Yes, I believe her wedding gown and overall look will stand the test of time.

What's My Home Worth, and How Do You Know? - 04/22/11 12:54 PM
Yesterday I showed property in the Lunada Bay neighborhood of Palos Verdes Estates.  We viewed property priced from $1,400,000 to $2,200,000.  The prospective buyers especially love the Lower Lunada Bay area with its flat streets and close proximity to the Pacific Ocean.  After showing six homes my business partner and I then previewed homes for another client.  Last weekend we showed 14 homes.  Last week another buyer viewed nine homes.  When a seller asks me what his home is worth I'm able make my guesstimate based on up to the minute knowledge of the local market.

Oh yeah.  Pollen season is in full swing.  My morning hike not only takes me down to the ocean's edge it also takes me through waist-high blooming plants.  I love the untamed blooming plants growing with such wild abandon they almost cover the trails, but I'm afraid some of the pollen attaches itself to my hiking gear and finds its way back to my car.

In the middle of setting weekend appointments to show homes, the phone rang.  I answered it expecting it to be one of the listing agents returning my call.  Surprise, it was a representative of Japan's public television station asking for my assistance with their production of a show about the "Palos Verdes Lifestyle" on the Palos Verdes Peninsula.

Palos Verdes luxury home sales are on the rise.  2011 is off to a promising start for high-end homes on "The Hill" as 22 properties priced over $2,000,000 closed escrow as of April 14.
2010 produced 72 sales over $2,000,000 in Palos Verdes single family homes.
In 2009 41 Palos Verdes homes sold for over $2,000,000.
2008 posted 60 sales over $2,000,000.
In 2007 101 homes sold in the same price range. 
103 homes sold in 2006 in the same category. 
2005 saw 112 sales in the $2,000,000 and up price range. 
In 2004 the number of sales over 2M totaled 80.

Tuesday's broker open house tours included far more homes than I could preview in the time allotted.  I had to be a bit ruthless as I compiled the list of homes I would see due to the time crunch.  There were some I "wanted" to see, but only time for those I "needed" to view.

I love the Palos Verdes Dr. South corridor.  Sure, the infamous Palos Verdes Landslide is located on the south side of the Palos Verdes Peninsula, but so are Trump Nation Golf Course and Terranea Resort.  It is also home to some of the most spectacular ocean views in Southern California.  Ladera Linda is tucked away up in the hills overlooking Donald Trump's multi-milion dollar homes and his oceanfront 18-hole golf course.

A few fabulous photos of the property, the basic statistics including square footage, lot size, year built and number of bedrooms and baths are always included on Norma Toering & Team property flyers. I have  answered prospective buyers' questions at open house for many years and their four FAQs are:
1)  How big is the house?
2)  What is the lot size?
3)  How many bedrooms and bathrooms?
4) When was it built?

Don't Be a Bully--Negotiating Tip From Agent Pat--Seller Tips--6th in a Series of 10 - 04/06/11 12:24 PM
There is no need to spill blood during the course of negotiating the points of a real estate purchase offer.  "No" can be said without a verbal assault on either the buyer or seller or the agent representing parties to the sale.  Raised voices and threats are not nearly as successful as an open mind and the willingness to give as well as take. Balance is an important negotiating tool.  Agent Pat, the only agent I remember from a pool of six, always said, "I've closed more deals with sugar than vinegar."

The world is a big place; or is it?  I market to buyers around the globe and sellers in my backyard with similar ease.   Blogging has far-reaching tentacles.  Those tentacles are capable of going in different directions simultaneously.  One reached out and touched a prospective buyer in South Africa.  Another went "down under" and found a buyer in Australia.  A request for a lease from London and a second home from China all found their way to my in-box as a result of blogging.
