My two teenage grandchildren added their creations to the mix of pumpkin carvings.  Things are looking pretty spooky on the front porch!  There's a haunted house, a couple of ghosts, a smiling cat, the grim reaper and a couple of smiling jack-o-lanterns.
Tonight the streets will come alive with ghosts and goblins so drive with care and keep the kids safe.

I bought a Get Well card for a client yesterday.
After work on Friday I stopped by a client's house for dinner and to participate in their housewarming celebration.  I sold the house to them last month and I was quite surprised to see new hardwood floors and tile throughout most of the house.  The recently retired husband wanted a fixer and it was evident he was already fixing the flaws of the charming Old Spanish house.

After my hike at Trump National, I decided to stop by the Palos Verdes Farmer's Market.  I picked up some great hummus and Pita Bread and a few pear apples ( hybrids are all the rage in fruits as well as autos these days) and the most delicious barbecued chicken and rice with diced pineapples for a quick lunch before I headed to the carwash.  Needless to say Sunday morning was active, productive and tasty!

A caller recently asked me, "Should I work with an agent or a broker?"  The short story is active agents in California have a broker, some agents are associate brokers but work under another broker's license and some brokers actively sell property and own/operate a brokerage.  My response to the prospective buyer was, "You are probably already working with an agent and a broker."  When it comes to selecting a real estate professional do you make a wish, toss a coin or do a little research?

Her words may have been a bit of an exaggeration to drive home the point of extremely low inventory on the Palos Verdes Peninsula.    There are currently only 247 single family homes for sale in the four cities that make up the Palos Verdes Peninsula--Palos Verdes Estates, Rancho Palos Verdes, Rolling Hills and Rolling Hills Estates.  Market conditions are lining up to signal it's a good time to sell.

I always tell prospective clients I work a little differently than most of the agents I know.  Maybe it's wishful thinking but I could swear most lean forward (a great sign of receptiveness) and wait to hear more.  I've never memorized scripts or practiced role playing to deal with imagined seller and or buyer objections.

Price and the MLS.  The rest are just fluff filled with emotional and psychological trimmings to encourage consumers to push the sell button or pull the buy trigger.  There's nothing wrong with wrapping a property up in a pretty package with eye candy staging, global marketing and glossy brochures, but the true value must be a price in keeping with today's market.

It was a long and arduous escrow with extenuating circumstances.  We dealt with divorce, court orders, liens, feuding spouses and attorneys.  The deal was stacked with contingencies for selling the buyer's property and the buyer of his property had to sell before buying too.  No one was placing money on this one to close.

The journey from real estate offer to real estate closed transaction is rarely a straight line adventure.  There are often hiccups, stalemates and unexpected surprises along the way.  Escrows are canceled due to property discoveries, loan denials and market uncertainties.  A plethora of problems and roadblocks can stand in the way.  I've often said an agent needs to polish problem solving abilities more than practice sales scripts.  After all, what good is being able to "sell" it if you can't close it?

I follow several real estate gurus, and a common thread of advice is to focus on your "A List" clients, set up a contact system for the Bs and put the Cs on a slow, but steady, trickle with minimum investment of time and money.  I confess, I condensed their advice, but their point is clear--in this economic climate none of us have time or money to wait for the "maybe someday" gravy train to arrive at the station.

Many Palos Verdes neighborhoods are home to colorful (and noisy) peacocks.  I had not seen one for months (some would say I'm lucky) when suddenly one decided he must cross the road directly in front of my car.  My water bottle rolled to the floor but my brakes kept me from leaving peacock feathers strewn about the road.  Yes, I brake for peacocks.

Palos Verdes Library Adds Kindle Books to Catalog - 10/02/11 06:47 PM
The Palos Verdes Library District has added Kindle books to their lending catalog.  In a deal with Amazon, ebooks can now be checked out for three weeks but can not be renewed.   The books then dissappear from the device on their due dute.

Distressed sales are beginning to creep up the Palos Verdes Peninsula.  We were fortunate for several years and had only a handful of short sales and even fewer foreclosures.  The tide is beginning to shift and even our coastal location and top rated schools cannot offer immunity.  Distressed sales are showing up more frequently among the standard (and still majority) sales in the four cities of the Palos Verdes Peninsula.
