Proximity to the water definitely sets the price for homes in Hermosa Beach.  I'm currently working for both sellers and buyers who either own property in Hermosa Beach or desire to do so.  2012 found me looking at all price points for a variety of homes.  One thing I know for certain is location to the water is king in Hermosa Beach!

I fielded a call from a Hermosa Beach resident this afternoon.  He wanted to know if the local market was as ‘hot’ as he thought.
Like many areas, Hermosa Beach has three separate housing markets within the overall market.  First, homes priced under $1,000,000 are in high demand.  There are currently 7 homes in the price range for sale, and 5 homes in escrow.  37 Hermosa Beach single family homes sold YTD for under $1,000,000.  At the current rate of absorption there is enough inventory to last roughly 45 days.  That’s a hot seller’s market to be sure.

Are you house hunting in a buyer or seller market? It depends upon your price range. Homes priced under $1,000,000 on the Palos Verdes Peninsula are in short supply. Consequently, it is a white-hot sellers market with only 32 homes available and 32 in escrow. Those numbers translate to a one-month supply of homes at the current absorption rate.

Endeavour in Austin and Los Angeles - 09/23/12 02:06 PM
I was in Austin on Thursday when the Endeavour flew over.  I didn't capture a photo and thought I'd missed a once-in-a-lifetime opportunity. 
As luck would have it, I held my new Hermosa Beach listing open (3130 Hermosa Ave) the following day.  The residence has walls of windows to capture the splendid ocean views, and the agents attending the broker open house were abuzz with Endeavour anticipation.  I looked at the blue skies over the Pacific Ocean and suddenly exclaimed, "There it is."

A home of distinction deserves a distinctive sign.  Norma Toering & Team listed a $5,8 million dollar listing in Hermosa Beach last week.  While I was out of town on business, the new REMAX Collection sign arrived.  Josh installed it and snapped a photo of the classy design--I know the big red, white and blue balloon has been good for REMAX, but this elegantly understated sign is a perfect fit for the stately residence.

I have a new listing hitting the market next week right after I return from a business trip to Austin.  This morning while lingering over breakfast, with pen in hand, I jotted down words that came to mind as I thought about the ad copy I need to write.
 
Luxurious is the first word that came to mind.  It is certainly that.  Of course it is coastal, custom and has an envious ocean view too.  It is elegantly understated with fabulous finishes from the floors to the ceilings. There is a brilliant balance between indoor and outdoor living space.

Remember those back to school essays entitled, "What I Did on My Summer Vacation?" I found myself wondering the same thing. It seemed the summer, and spring too, vanished in a heartbeat. Then I remembered, a 'big buyer' ignited my little corner of the real estate world by writing an offer on April Fools Day, and the market sizzle continued through The Fourth of July, Labor Day and the holidays are looking pretty spectacular too. Sometimes, Answering the Phone or Text Is All We Need to Do - 09/02/12 12:05 PM

I answer my phone on holiday weekends.  This Labor Day Weekend is no exception.  This morning I answered my cell phone and the caller wanted to look at luxury leases today.  Unfortunately, leases at her price point require an appointment and advance notice.  Looks like Tuesday will have one more appointment added to a day including an appraisal, an inspection and now showing appointments.  I love the variety of real estate days.
