Hermosa Beach Housing Market Report September 2012 - 09/28/12 02:17 PM
Hermosa Beach Housing Market Report September 2012 - Norma (310) 493-8333 Proximity to the water definitely sets the price for homes in Hermosa Beach. I'm currently working for both sellers and buyers who either own property in Hermosa Beach or desire to do so. 2012 found me looking at all price points for a variety of homes. One thing I know for certain is location to the water is king in Hermosa Beach! Yes, price is important, but location is prime in the beach cities of Manhattan and Hermosa Beach. You see, it's all about the lifestyle. Watching sailboats, runners and bikers from your rooftop (3 comments)
What a wonderful week it was in real estate for Norma Toering and Team! We listed a fabulous luxury home in Hermosa Beach - 3130 Hermosa Avenue, we closed the sale of a townhouse in Torrance, wrote an offer on a house in Palos Verdes, successfully negotiated our way around a few roadblocks on income units we have in escrow, moved a step forward on a business opportunity and accepted an offer on a vacant lot. There is plenty of variety under the real estate umbrella and I enjoy (0 comments)
How's the Housing Market in Hermosa Beach? September 2012 - 09/26/12 04:54 PM
I fielded a call from a Hermosa Beach resident this afternoon. He wanted to know if the local market was as ‘hot’ as he thought. Like many areas, Hermosa Beach has three separate housing markets within the overall market. First, homes priced under $1,000,000 are in high demand. There are currently 7 homes in the price range for sale, and 5 homes in escrow. 37 Hermosa Beach single family homes sold YTD for under $1,000,000. At the current rate of absorption there is enough inventory to last roughly 45 days. That’s a hot seller’s market to be sure. Homes in the (0 comments)
Norma - (310) 493-8333 Current home sales indicate Palos Verdes homes under one million dollars is a white-hot sellers market. Homes priced from $1,000,000 to $2,000,000 reflect a seller's market too. Luxury homes priced over $2,000,000 are experiencing a balanced market teetering on the edge of a buyers market. Once you know these facts you can better decide how to make this market work best for your real estate needs. (0 comments)
Are you house hunting in a buyer or seller market? It depends upon your price range. Homes priced under $1,000,000 on the Palos Verdes Peninsula are in short supply. Consequently, it is a white-hot sellers market with only 32 homes available and 32 in escrow. Those numbers translate to a one-month supply of homes at the current absorption rate.
On the other hand, luxury homes on the Palos Verdes Peninsula are plentiful with 62 homes priced over $2,000,000. There are currently 12 homes priced over $2,000,000 in escrow. With just over a 5 month supply at current absorption rate, (2 comments)

Endeavour in Austin and Los Angeles - 09/23/12 02:06 PM
I was in Austin on Thursday when the Endeavour flew over. I didn't capture a photo and thought I'd missed a once-in-a-lifetime opportunity. As luck would have it, I held my new Hermosa Beach listing open (3130 Hermosa Ave) the following day. The residence has walls of windows to capture the splendid ocean views, and the agents attending the broker open house were abuzz with Endeavour anticipation. I looked at the blue skies over the Pacific Ocean and suddenly exclaimed, "There it is." Several agents dashed to the balcony to capture a photo. The one I took is not spectacular, but (1 comments)
The Right Sign - 09/23/12 12:21 PM
A home of distinction deserves a distinctive sign. Norma Toering & Team listed a $5,8 million dollar listing in Hermosa Beach last week. While I was out of town on business, the new REMAX Collection sign arrived. Josh installed it and snapped a photo of the classy design--I know the big red, white and blue balloon has been good for REMAX, but this elegantly understated sign is a perfect fit for the stately residence.
Sometimes we all need to update our image. I love the new black and white sign! (7 comments)

The Palos Verdes Drive South corridor is on its way to becoming a destination resort and golf community. Ladera Linda is strategically located with a prime location overlooking Trump National Golf Course and has easy access off and on the Palos Verdes Peninsula.
With some of the best weather on the Palos Verdes Peninsula and fabulous ocean and Catalina views, it is no wonder the Ladera Linda neighborhood is a popular choice for buyers searching for a view home in the million dollar price range.

Josh and I spent yesterday afternoon in Hermosa Beach. First, we showed property to a referred client, then we dashed over to our new listing, only a stone’s throw from The Strand, to meet the photographer. The weather cooperated (except for the relentless heat) and I believe we will soon have some fabulous photos to showcase the world-class residence.
A few teasers are: 1) The residence is being sold fully furnished right down to the 9 flat screen televisions. 2) The rooftop balcony includes not only a panoramic ocean view but a mini kitchen and a spa too! 3) The (9 comments)

I have a new listing hitting the market next week right after I return from a business trip to Austin. This morning while lingering over breakfast, with pen in hand, I jotted down words that came to mind as I thought about the ad copy I need to write.
Luxurious is the first word that came to mind. It is certainly that. Of course it is coastal, custom and has an envious ocean view too. It is elegantly understated with fabulous finishes from the floors to the ceilings. There is a brilliant balance between indoor and outdoor living space. (2 comments)
Beauty is in the eye of the beholder, as is the value of a view. This is one of the great puzzles of selling view homes on the Palos Verdes Peninsula. We have a plethora of views. There are varying degrees of views, there are up close and personal views and there are some homes with pastoral views (some buyers consider this a non-view when compared with a panoramic view). What’s an agent to do when asked to place a value on a view?

What I Did on My Summer Vacation - 09/08/12 03:56 AM
Remember those back to school essays entitled, "What I Did on My Summer Vacation?" I found myself wondering the same thing. It seemed the summer, and spring too, vanished in a heartbeat. Then I remembered, a 'big buyer' ignited my little corner of the real estate world by writing an offer on April Fools Day, and the market sizzle continued through The Fourth of July, Labor Day and the holidays are looking pretty spectacular too. A little business revival was most welcome after the Great Recession and Housing Debacle of the recent past. This is what I did on my summer (15 comments)

Real estate agents spend a great deal of time (and money) generating leads. Without leads, a full pipeline and a sphere of influence our business is drier than the Sahara in summer. Without leads we have no one to sell, to close or earn a commission. We are always selling, but when you think about it, isn’t everyone?
We must sell ourselves during a job interview, in our relationships and anytime we go after something we really want. Sometimes it is a simple process, sometimes the selling process is ongoing over a lifetime. Selling is not an embarrassment, it (8 comments)
Moms sighed a collective sigh of anticipation and perhaps a bit of relief as children headed back to school after the last big holiday weekend of the summer 2012. Those lazy, hazy and often crazy busy days of summer are now a sweet memory. There are still four months left on this year's calendar to complete all those projects put on hold over the summer. After all, who wants to look at houses when the beach is beckoning or vacation time is calling even if interest rates are low?
If you took a break from house hunting this summer you should (2 comments)

I answer my phone on holiday weekends. This Labor Day Weekend is no exception. This morning I answered my cell phone and the caller wanted to look at luxury leases today. Unfortunately, leases at her price point require an appointment and advance notice. Looks like Tuesday will have one more appointment added to a day including an appraisal, an inspection and now showing appointments. I love the variety of real estate days.

The best economic indicator I have are my clients. When my phone and email box show a flurry of inquires and calls, I suspect buyer confidence is on the rise. Terranea Resort in Rancho Palos Verdes--Spa Time for Norma - 09/01/12 07:34 PM
Once in a blue moon (yes, I know my timing was accurate since there were two full moons in August) I treat myself to some time at the spa. This time my 'most needed' listed included a haircut. You see, I have the hardest time trying to find and retain a fabulous hairdresser. One fell in love and left the area--I don't blame her, but my hair certainly missed her. The next had personal problems and gave up the business during the recession--who didn't feel like giving up at one time or another during that long, relentless recession? The next had (3 comments)
