palos verdes view homes: Palos Verdes Daily Photo--Need a View? - 05/20/15 01:21 AM

This incredible vista took this broker's "Best View of the Day" award on Tuesday's tour of new listings in Palos Verdes. The property is located in the Mira Catalina neighborhood and has a stunning view of the coastline along Palos Verdes Drive South in Rancho Palos Verdes.  The ocean view stretches from San Pedro to Terranea Resort and beyond.

The two-story home is priced at $1,985,000 and has some upgrades, but this property is all about the view and that's where the value is as well.  The view redefines "panoramic."

palos verdes view homes: Palos Verdes Daily Photo--PVDE Home With a View and Income Too - 04/08/15 12:44 AM

One of the things I like best about the east side of the Palos Verdes Peninsula is the wide variety of homes available to prospective buyers.  For example, yesterday I snapped this photo of a lovely property tucked away off Palos Verdes Drive East on a private street.  The property is hidden from view from the street, but the view is certainly not hidden from the house!

palos verdes view homes: Views Galore in Palos Verdes - 11/06/14 02:07 AM

Beauty is in the eye of the beholder, as is the value of a view.  This is one of the great puzzles of selling view homes on the Palos Verdes Peninsula.  We have a plethora of views.  There are varying degrees of views, there are up close and personal views and there are some homes with pastoral views (some buyers consider this a non-view when compared with a panoramic view).  What's an agent to do when asked to place a value on a view?

palos verdes view homes: Palos Verdes Homes--What a Variety of Prices and Styles - 10/20/14 11:59 PM

It's 6:30 AM Tuesday morning and my list of new Palos Verdes home listings is printed for the weekly Tuesday broker open house tours.  I was struck by the variety of styles and prices the Palos Verdes Peninsula has to offer to prospective home buyers.
Our tour will stop at a two level home in upper Lunada Bay at a two level contemporary ocean view home.  The property is similar in size, condition and view to one a client is considering selling in the near future, and that's the reason I will check it out today.  We don't have … (4 comments)

palos verdes view homes: Villa With a View--Palos Verdes Through the Window - 08/23/14 09:00 AM

Although there is a bit of a glare from the glass I had fun previewing this hillside villa in Palos Verdes Estates and snapping a few photos from the windows for a prospective buyer. I like to show clients the view they will enjoy from the interior of the property, not from a gazebo at the top of a hill on the property.
If you're in the market to purchase a Palos Verdes view home, Charlemagne International Properties will be honored to assist you.  Contact Norma Toering for more information on Palos Verdes luxury homes with a view.

palos verdes view homes: Inside Looking Out - 08/20/14 02:28 AM

Tuesday's tour of new listing in Palos Verdes took me inside several gorgeous homes scattered throughout the Palos Verdes Peninsula.  There was a hillside villa priced just over $7,000,000 with panoramic Pacific Ocean views, a horse property listing on one of my favorite streets, Strawberry Lane, in Rolling Hills Estates priced just over $2,000,000 and a fixer in RHE for $1,600,000 as well.  We were inside gated communities and in unincorporated areas as well.  Actually, we drove a full loop around the Peninsula as we checked out new listings for our clients.
Yesterday's tour offered some spectacular properties, but it was … (4 comments)

How to Find the Right House for You in Palos Verdes

People move to Palos Verdes for many different reasons.  Many come for the award winning Palos Verdes Unified School District; others come for the spectacular ocean and city light views.  Equestrians are delighted to find a wide variety of horse properties available.  The natural beauty of hills and ocean vistas send a tantalizing invitation to prospective homeowners to call this gorgeous peninsula home.

Currently the least expensive single-family home for sale on the Palos Verdes Peninsula is listed for $599,900.  The property is a … (6 comments)

palos verdes view homes: View Homes in Palos Verdes - 06/28/13 03:08 AM

What is more enchanting than a room with a view?  I was drawn to the window of this lovely property to catch a glimpse of the view from a bedroom window.  I could not resist snapping a photo.  The sky and ocean were both lovely shades of blue with the hillside covered in greenery and dotted with colorful splashes of color.  This is the essence of the Palos Verdes lifestyle.

palos verdes view homes: My Ship Came In - 07/05/12 12:38 AM

My clients came bearing gifts--very special gifts from China. There was a lovely green tea cake from their layover in Tokyo, a beautiful wood box and scroll (another post in the making) and the ship with three sails pictured above.
Each of the three sails carries a special wish for success in business endeavors. One sail carries with it the wish for a smooth journey (their transactions encounter rough seas, but we managed to sail through it). Huge success is the tiding sent by yet another sail and continuous wealth is the final wish delivered by the last sail.

palos verdes view homes: The Palos Verdes Lifestyle--Open Spaces and Ocean Views - 06/03/12 03:25 AM

I love it when a prospective buyer discovers Palos Verdes for the first time.  Honestly, many of them actually gush about the views and the open spaces that give the area a touch of country even though it is located in one of the most populous counties in the United States.  Yes, I know you pay for the location but there are many other areas in Los Angeles County with higher price tags--Malibu and Manhattan Beach spring to mind.

This weekend I had the pleasure of spending time with an out-of-the-area buyer seeing PV for the first time, and … (2 comments)

palos verdes view homes: Palos Verdes View Homes--Buyer Tip - 04/20/12 10:09 PM

Many people move to Palos Verdes CA for the schools, others come for the coastal location, but I believe the strongest card the Palos Verdes Peninsula has to play is the VIEW CARD. It is a powerful little decision-maker when it is time to buy a house. Right now I have two couples searching for the perfect view. Fortunately, their idea of perfect is just enough different to keep both of them from coveting the same house.

One couple wants the wide open Pacific Ocean view with a bit of coastline, Catalina Island, cruise ships and a few lights at … (2 comments)

palos verdes view homes: The City Lights View Collection - 03/04/12 07:36 AM

City lights is a desired view in Palos Verdes. City light views are especially prevalent on the north and east sides of the Palos Verdes Peninsula but the night lights of Los Angeles can be seem from the top of "The Hill" including Rolling Hills. Homes on the west side of PV often enjoy a combination of ocean and city lights affectionately known as The Queen's Necklace.
Views vary as does their perceived value. The bigger the view the higher the price is the accepted rule of thumb. Ocean views are most stunning during the daylight hours and go dark … (2 comments)
