selling a home in palos verdes: Is Your House Talking Behind Your Back? - 04/02/15 01:36 AM

You bet it is!  Buyers make an  intellectual and financial decision to look at properties based on location, price and square footage.  They want their new home to be where they want to live, the price they can afford to pay and a size that fits their needs.  Those are the basics and where every search begins.

With those requirements satisfied,  the search for a new home moves into the more subtle nuances of home buying.  The psychological factors come into play.  Past history and experiences of the buyer bring forth new requirements and the elimination process is underway.  It often goes something … (4 comments)

selling a home in palos verdes: Selling Smart in a Soft Housing Market - 10/12/11 07:23 AM
There's a buyer waiting in the wings for every property.  The catch is the property must be presented in a manner that will lure the prospective buyers out of shadows and convert them into a bonafide buyer, not a looker, not a tire kicker, but an actual offer-writing serious I-want-that-house committed consumer.  To paraphrase Bette Davis, buying a house is not for sissies, quitters or the faint of heart.
Sellers, you are faced with a monumental task when the decision to sell is made.  You have the commodity but it's up to you to make it enticing and irresistible enough for a buyer to … (4 comments)

selling a home in palos verdes: Is It too Late to List My House this Year? - 09/22/11 05:21 AM
"I waited too long to list my house this year, didn't I?"  The caller's tone indicated he wanted confirmation of his suspicion.  After all, the kids are back in school and pumpkins are appearing in stores and at front doors.  Can the holiday frenzy be far behind, and who, if anyone, will be shopping for a home during such a hectic time of the year?

Contrary to popular opinion, the housing market does not come to a grinding halt during the final quarter of the year.  Many years it is my best quarter.  With summer relegated to memories and photos, … (14 comments)

selling a home in palos verdes: How to Have a Smooth Move with Children - 07/25/11 05:30 AM
My children lived in five different states during their school years.  As a former elementary school teacher I was aware how stressful and difficult it can be for children to be the new kid on the block and in the classroom.  Along the way, and through years of trial and error, I discovered a few ways to reduce the stress of uprooting the lives of children when their parents decide to move to another locale.

The decision to move is rarely, if ever, made by the children in the family.  Kids are big fans of the status quo.  They like their … (6 comments)

selling a home in palos verdes: Palos Verdes Inventory Is Low and Demand is High--Sales are Sizzling. Now Is a Smart Time to Sell Your Palos Verdes Home - 06/15/11 01:08 PM
There are currently only 280 single family homes for sale on the Palos Verdes Peninsula, and there are 109 single family homes in escrow.  Sales are sizzling hot and inventory is drying up.  If you're contemplating selling your Palos Verdes home, now might be the perfect time to do so.  Buyers are hungry for new inventory and savvy agents check the hotsheet several times a day in hopes of finding a new listing that will meet the criteria of their buyers.

Moments ago a new listing hit the market, and within minutes one of my buyers emailed me asking if … (4 comments)

selling a home in palos verdes: Good Morning Shanghai, Moscow and Cape Town - 06/08/11 10:11 AM
At 5:15 this morning I booted up my computer to find several emails from far away clients.  That's the very cool thing about becoming an international agent--while I'm sleeping I'm still working, or at least my blogs and emails are out there in the world doing their global duty.  Yes, I work in "The Rain" both day and night.
The first email I opened was from Cape Town, South Africa.  A job relocation will soon bring this client to Los Angeles.  We've been corresponding since he found my Active Rain blog a few months ago.
Next, I moved on to an email from … (16 comments)

selling a home in palos verdes: Is Your Future Home Floating Around in Cyberspace? - 05/26/11 12:39 PM
A few years ago when the real estate market was sizzling hot, buyers were happy to find a house they could afford, and with prices spiraling upward, almost any house would do.  Today, buyers have many choices, and it can be overwhelming to sift through the plethora of properties available.  What a difference a few years make!

Here are my Simple Steps for Success:
First, meet with a professional and determine what you can afford, and whether you need to sell your current home before you purchase a new one.  Your lender of choice will give you a pre-approval letter stating … (12 comments)

selling a home in palos verdes: Was There a Death in the House? - 05/24/11 06:28 AM
"Are you the seller aware of within the last 3 years, the death of an occupant of the Property upon the Property?"  All California sellers must answer the above question.

"Yes" was clearly checked on the Seller Property Questionnaire.  "Elderly owner died of natural causes."  In California all sellers must disclose any death occurring on the property during the previous three years.  I'm not sure what is so magical or exorcising about three years, but the law has spoken and that is the final decision.  After three years and one day it is no longer a material fact.

The owner … (14 comments)

selling a home in palos verdes: Did You Ever Have to Make Up Your Mind, Pick Up on One and Leave the Other Behind? - 05/13/11 10:57 AM
House hunting is like any other hunting expedition--sometimes you come up empty-handed at the end of a long day, and other times the hunt yields more than one worthy trophy.  Such was the case with our buyers this week.  They found two lovely properties, but could only make an offer on one.  It was decision time this morning--time to "pick up on one and the leave the other behind" just like the lyrics from the Lovin' Spoonful's hit from way back in the 1960s.

The two properties are very similar yet so different.  It finally came down to a lifestyle … (6 comments)

selling a home in palos verdes: Broker Open House Tours--Previewing with Purpose or Why Bother? - 04/14/11 02:55 AM
Tuesday's broker open house tours included far more homes than I could preview in the time allotted.  I had to be a bit ruthless as I compiled the list of homes I would see due to the time crunch.  There were some I "wanted" to see, but only time for those I "needed" to view.

As I sat at my computer and assembled the list of home I "needed" to see based on current clients' needs I was reminded of the many choices we make throughout our day.  My choice was to preview only homes I plan to show clients.  I rarely … (10 comments)

selling a home in palos verdes: The Afterlife of a Real Estate Sale--9th in a Series of 10 Agent Pat Seller Tips - 04/12/11 03:49 AM
The ceremonial exchange of keys occurred.  I passed the large bundle of keys for my house to Agent Pat and she handed me the single key to my temporary housing at the beach.  That joyous moment could have signaled the end of our business relationship.  Mission accomplished.  Given my past experience with my "Forgettable Five" agents of past sales I did not expect much.  After all, I was moving out-of-state and on to a new chapter in life.

Imagine my surprise when shortly after the sale closed I received a letter with Pat's distinctive handwriting on the envelope.  It was a thank you … (8 comments)

selling a home in palos verdes: Don't Be a Bully--Negotiating Tip From Agent Pat--Seller Tips--6th in a Series of 10 - 04/06/11 05:24 AM
There is no need to spill blood during the course of negotiating the points of a real estate purchase offer.  "No" can be said without a verbal assault on either the buyer or seller or the agent representing parties to the sale.  Raised voices and threats are not nearly as successful as an open mind and the willingness to give as well as take. Balance is an important negotiating tool.  Agent Pat, the only agent I remember from a pool of six, always said, "I've closed more deals with sugar than vinegar."

Anger and arrogance rarely set the tone … (6 comments)

selling a home in palos verdes: When Friendships Matter More Than Listing With Your First Choice Agent--Did You Really Lose That Listing? - 04/03/11 02:17 AM
Should friendship matter more than listing with your first choice agent? It is a common theme for agent posts on Active Rain. Most of us encounter the situation several times during our career.  Selling your home is personal, but it is also a financial decision.  I've witnessed sellers struggle with the right thing to do more than once.

When a seller selects me as one of three or four agents he is inviting into to his home for a consultation on the value and marketing of his property, I feel honored.  It signals he values my opinion and expertise.  Let's … (74 comments)

selling a home in palos verdes: Pay It Forward: Raising Babies - From Diapers to Delight - 11/11/10 03:06 AM
Motherhood is an enormous undertaking.  It first takes up residence in your body and soon consumes every breath you take. ( Sounds a lot like a real estate career, right?)  It continues to own a piece of your heart for the rest of your life.  Like most jobs, success will not come without dedication and a sizable amount of time and effort invested.  It takes a lifetime to raise a child.

I gave birth to my first child on a cold Chicago night and promptly drifted off to sleep after the longest workout of my life.  A few hours later my slumber was rudely interrupted … (10 comments)

selling a home in palos verdes: Our Clients Have Never Needed Us More: Hope Is Not a Strategy - 09/16/10 11:50 AM
Real estate agents are playing a key role in redefining the American Dream.  Far too many homeowners have experienced the nightmares of short sales and foreclosures during the current real estate market.  They turned to their lender for help and understanding but most of their pleas went unanswered.  The next stop in their search for someone to turn to for advice and guidance was often a local real estate agent.  Agents need to assure clients they are in good hands by making sure our skills are capable of meeting the demands of today's market.

Sellers grew frustrated when properties languished on the market for months, and realized it … (2 comments)

selling a home in palos verdes: Give What You Would Like to Receive - 09/01/10 05:11 PM
Real estate is complicated.  The time required to nurture a new relationship to past client status can take years.  Yes, I said years.  A tumultuous housing market and an unsteady economy add to seller uncertainties and buyers' hesitation to take the purchase plunge.  What's a real estate agent to do in this situation?  Give what you would like to receive if the tables were turned.

I've worn seller's shoes and buyer's hats more than once.  I've purchased at the height of the market (Hello California in 1989) and I've sold homes when interest rates were high and the market depressed … (8 comments)

selling a home in palos verdes: Sell Your Way to Svelte - 06/13/10 05:48 AM
I recently re-read French Women Don't Get Fat.  It's not your typical diet book; it is a book about making smart choices and reaping the benefits.  It is about taking stock of your current situation, recalibrating and moving forward in life while still enjoying a few guilty pleasures.  The French women do this oh-so-well.

It occurred to me, as I dashed up and down flight after flight of stairs at broker open houses, my choice of real estate as a career certainly keeps me moving (one of the secrets of weight control).  I toured some luxury homes (with no shortage … (52 comments)

selling a home in palos verdes: It's Not Safe to Rest on Past Successes - 05/24/10 08:39 AM
The last time I checked there were approximately 1000(give or take a few hundred) real estate agents working in the South Bay area of Los Angeles County.  My primary market is Palos Verdes but I also sell homes throughout the South Bay, so I'm one of many competing for listings and sales in a very competitive field.
Sellers and buyers in today's real estate climate are seeking a higher level of real estate service.  They can find the property online, but what they want from an agent is expertise and knowledge that will give them and their property an edge.  They expect their … (2 comments)
