Stats and Charts updated - 07/11/10 05:46 PM
As long-time readers of this blog know, I track six local township markets in Oakland and Livingston Counties in Michigan on a weekly basis. There is nowhere else where you can go to see the stats that I keep on these markets, since I generate some of them from the data. The markets are the townships of Milford (plus the Village), Commerce (with the Villages of Wolverine Lake and Walled Lake), Highland, White Lake, Lyon (with the city of South Lyon) and Brighton (the Township and City).

Six miles separate them, but they are worlds apart... - 07/08/10 09:00 PM
I was tempted to title this piece a tale of two cities, but it's actually a tale of two townships in Oakland County, Michigan.

In Oakland County most townships are squares that are 6 miles on a side. The Townships of Highland and South Lyon are separated by Milford Township, so they are only six miles apart from each other; however, they are worlds apart so far as the local real estate market goes. Look first at Lyon Township, which contains the city of South Lyon within it's borders.

The real estate market in Commece Michigan - 07/05/10 08:37 AM
I guess the answer to the question about the market in Commerce, MI depends on whether you are a buyer or seller. Median sold home values have been on the increase since the beginning of the year (See chart), which more than anything else means that more expensive homes have been selling - good news for would-be sellers. Perhaps that is because most of the less expensive homes - foreclosures, short sales and HUD homes - sold off last year. The climb in median sold values did sort of plateau out in late June.
