Is Detroit on comeback trail? - 09/30/11 07:45 AM
Things are good in the "D" right now. That's the old English "D". The Tigers are starting their post-season run tonight in New York after one of their best seasons in decades. The Lions are 3-0 and appear to be for real this year. Hockey is just getting started in a place they call Hockey Town USA. And the Pistons; well, we'll have to wait and see on that. All-in-all Detroit's sports teams are doing their part to lift local spirits and bring the "D" back. Now the latest Case-Schiller housing report - http://tinyurl.com/5u7d9y6 - seems to be showing that Detorit may be leading the

Introducing JAMCO 7 – a new program from John Adams Mortgage for bank-owned homes - 09/29/11 09:18 AM
The market is full of foreclosed homes, many of which are bank owned and in need of repairs, sometimes before they can even be lived in. Until now, the only option for homebuyers was to try to get an FHA 203K loan. The 203K loan program is a great way to get the money needed for home repairs, but it has its own set of issues and fees/costs, plus many buyers just didn’t qualify. Click here to go to the HUD site and read about the 203K loan program. Now there is an alternative to explore if you want to buy

What’s really “essential” in social media? - 09/28/11 06:51 AM
I must get 8-10 emails a day from people claiming that their service is absolutely essential to my success as a Realtor®. Many of these are ads for various services that are focused upon social networks, with Facebook being the obvious one, followed closely by Linked-In these days. There are tons of other wanta-be social networking sites and now several Facebook extensions, apps or special pages that are apparently “essential” for me to be on or to have. I got one today that said that it was essential for me to have a new web page that basically organized and tracked

Great day in Canada… - 09/22/11 11:37 AM
My wife and I went to The Stratford Festival Theater on Tuesday for a matinee performance of Camelot and then spent the night in Woodstock. What a nice day. Stratford is a delightful little town about 20-30 minutes northeast of London, Ontario. The Stratford Festival is an annual series of plays – featuring the plays of Shakespeare and other plays. There are three theaters in Stratford, with varied play bills. The Stratford Festival repertory company is purportedly the largest permanent repertory company in the world. The Festival Theater that we went to is set is a beautiful park and

What a great weekend in Milford… - 09/19/11 07:58 AM
This past weekend was sort of a last Hurrah for Summer in Milford, Michigan. We had something for everybody going on over the weekend. On Saturday and Sunday the 2011 Milford Home Tour provided access to five of our Village homes (four of them historic homes), plus visits to the Milford Historical Museum and the Log Cabin was open next to the fire station, with a display of how the original settlers lived in Milford. The Pettibone Creek Powerhouse was also open for tours visits both days and the Friends of Oak Grove Cemetery provided a cell phone based

The Milford Home Tour is this weekend... - 09/14/11 06:53 AM
Just a reminder that the Milford Home Tour, presented by the Milford Historical Society, is this weekend. Presale tickets are on sale at the museum and at Acorn Farm, Main Street Art and Your Nesting Place. Ticket prices are $15.00 for adults and $13.00 for Seniors. This year we have 5 beautiful decorated homes most of them are within walking distance. The Log Cabin will be open both days to give everyone a glimpse of what life was like in the early 1830's. There will be a lot of children's activities on both days and the log cabin is a free site.

Beware the Short Sale Affidavit/Addendum - 09/13/11 11:41 AM
I'll admit up front that this is a long post; however, the topic is too important to serve up a Reader's Digest version. We are all dealing more and more with short sales and with the various documents that the lenders have developed to go along with those transactions. The most prevalent are the Affidavits and Addendum that the banks send out as part of their approval of the deal. There are cautions that all REALTORS® need to be aware of and they are well covered in this article from the September Michigan REALTOR® magazine. Greg McClelland is the legal counsel for the

Don't forget to sing in the lifeboats... - 09/12/11 09:01 AM
From Voltaire comes today’s advice ditty: "Life is a shipwreck but we must not forget to sing in the lifeboats." Don’t forget to sing in the lifeboats was the title of a recent little book by Ross & Kathryn Petras that provided advice taken from the sayings and writings of great people through the ages about dealing with hardships. The main theme running through the book appears to be keeping a positive attitude and a sense of humor in the face of adversity. We can all certainly use both in the midst of the economic shipwreck that we are

We’ve all fallen down the rabbit hole… - 09/10/11 06:55 AM
A bunch of us were discussing the current real estate market in the office the other day, when it hit me that we’ve all fallen down the rabbit hole and are now wandering around in Wonderland with Alice. That would seem to be the only logical explanation for the madness that is real estate these days. Surely the insanity that we face each day in the realm of short sales defies any other explanation. For a while, I was using the analogy of the man behind the curtain from The Wizard of Oz to explain the great and powerful Investor

The Milford Home Tour - 09/08/11 08:22 AM
In addition to being a Realtor in Milford, Michigan, I'm also the President of the Milford Historical Society (MHS). The MHS was founded in 1974 by a group of local Milford residents who wanted to preserve the history of our little Village. The main mission of the MHS is running the Milford Historical Museum at 124 E. Commerce St in Downtown Milford. We also run a very nice web site - www.milfordhistory.org. The MHS runs several events each year, including the Independence Day Parade, which is always a favorite with area residents. Some of our event are aimed at fund raising to support

Market Report from the Milford Michigan Area - 09/06/11 06:54 AM
The marketplace that I do most of my business in is comprised of 7 townships that are arrayed around Milford, Michigan - Milford, Highland, Commerce, White Lake, West Bloomfield, Brighton and Lyon Townships. I track sales in those markets and two others (Green Oak and Hartland Townships) on a weekly basis and report the results on my web sites - www.movetomilford.com and www.themilfordteam.com. I just finished making the final update for August in those markets and thought that a post here to report how these markets are doing would be appropriate. My home market of Milford is still a bit sluggish, with only

Irene aftermath – what’s really covered? - 09/01/11 03:33 PM
One major aftershock of Hurricane Irene (See you didn’t know that hurricanes can have aftershocks, too, did you?) is that homeowners are discovering that much of the real damage caused by Irene is not covered by their homeowners insurance policies. While those who took a direct hit by the high winds that Irene packed will likely be covered (but not necessarily); the majority of Irene’s damage was caused by flooding (either tidal surges or rain-swollen streams and rivers) and that is almost never covered (unless you have flood insurance or a flood rider on your policy). Those in land
