market conditions: Lake City / Live Oak, Fl. Real Estate Report for February, 2009 (Columbia and Suwannee County) - 03/31/09 02:40 AM
I have just received the February figures from The Lake City Board of Realtors comparing February 2008 to January 2009 for the Lake City, Fl. areas. In February 2008 there was 23 Homes sold and in February 2009 there was 33 homes sold. That is a positive 30%. Yea!
The good news for Home Buyers is in the same time frame the Median Sales Price went from $155,000 to $125,500. That is a negative 19% in price.
If you are a Home Buyer now is a good time to buy.

I have just received the January figures from The Lake City Board of Realtors comparing January 2008 to January 2009 for the Lake City, Fl. areas. In January 2008 there was 24 Homes sold and in January 2009 there was only 16 homes sold. That is a negative 33%.
The good news for Home Buyers is in the same time frame the Median Sales Price went from $154,000 to $130,500. That is a negative 15% in price.
If you are a Home Buyer now is a good time to buy.

market conditions: Single Family, Existing Homes Sales for Lake City, Fl. and Surrounding Areas - 01/29/09 05:39 AM
The Lake City, Fl. and surrounding Counties that are in the Lake City Board of Realtors, did not look to good. Comparing sales from the year end of 2007, to the year end of 2008 are below;
 In 2007 we had 536 sales compared to 2008 of 373. That is approx. a negative 30%.
For the same time frame comparing the median sales price we also went down from $167,225 to $150,000. That is approx. a negative 11%.

In Lake City, Fl. I just got a re-finance for 4.625% 30 year fix. WOW!
I talked to an Appraiser two days ago and he said that Appraisals are going in, in this area approx. 15% less then a 2007 year appraisal would come in at.
With these low interest rates and good deals on property and homes, where are the buyers?

Below are the Numbers released by the Lake City Board of Realtors comparing October 2008 to October 2007 and it is not to pretty.
Realtor sells where down a negative 36% and the median sell price dropped a negative 28%.
I just received a call from one of our Local Banks here in Lake City, FL. and they now have a 30 year fix loan with a 740 credit score or more for a great rate of 5.375%. WOW! The Real Estate Market for Lake City, Fl., seems to have picked up from the last couple of months. There seems to be s few more qualified Buyers out there. Below are some of the good thinks that are out there for Buyers.
1. Interested rates are lower. Buyer's get more for there money.
2. Still a lot of inventory.
3. Sellers having there property on the market for serveral months. Might be glad to get an offer (any offer).
