Phoenix Market Trends - Monthly Average Sales Price thru mid-May 2013

There are a lot of common factors that come into play with regard to the monitoring the market trends of Real Estate in the Metro Phoenix area. Especially with talk of Monthly Average Sales Price - sometimes it is broken down to the square-foot., In this case, the Monthly Average Sales Price represented in the chart below is the actual monthly average of the price that each home sold for in the Metro Phoenix area and divided by the number of homes sold. This number is an actual reflection of the market that the Valley of the Sun is experiencing in this moment. The benefit of this value is that it can show some significant shifts in the Real Estate market - because this particular statistic does not have anything to do with the type of process that the sale went through, it is the raw number - how much the average home sold for.

Based on the chart above - you can see a significant climb as Metro Phoenix recovers from the economic downturn of 2008. Typically, you can get a great idea with information from the previous 24-months - with this in mind, the value of the average homes sold in the month of April 2011 was $169,454. Keep in mind, this is the average sales for ALL homes sold in the Valley of the Sun - Large, medium, and smaller homes averaged just under $170K.

The Metro Phoenix area Real Estate market experienced slight speed bumps, but re-launched as of December 2011 with a Monthly Average Sales Price of $172,491, climbing to $213,536 in May 2012, escalating to $225,764 in December 2012 - and, May 2013 is no exception to this recovery. The Monthly Average Sales Price for mid-May 2013 is $245,981 - a 31% increase from the previous 2-month period.
