      <title>Be Real</title>
      <description>&lt;p class="MsoNormal" style="margin: 0in 0in 10pt;"&gt;&lt;span style="font-size: medium;"&gt;&lt;span style="font-family: Calibri;"&gt;As each day passes, I am more grateful to the East Texas community for supporting the new Miller Realty Associates and the new Radio Show &amp;ldquo;Good Morning with Terry Miller.&amp;rdquo; Eliminating the corporate micromanagement from my life has strengthened my life in so many ways. There is a fine line between accountability and outright aggravation and I am so thankful to be rid of the aggravation. Both new ventures are going way better than planned and two more great things will launch very soon. There are many roads to success, you just have to pick the one that fits you and BELIEVE!!!&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 10pt;"&gt;&lt;span style="font-size: medium;"&gt;&lt;span style="font-family: Calibri;"&gt;We are 45 Days in and agents are calling and coming by almost daily. &lt;span style=""&gt;&amp;nbsp;&lt;/span&gt;You see the old boring stuffy office setting is no longer the setting for a great company in today&amp;rsquo;s world of business. Energy and lots of it are the life blood of any business today. Check out Google, Microsoft or Apple, just to name a few and you will find business models built around positive high energy that people thrive on. I believe you attract people to your business through genuine feelings and relationships, not those manufactured or trained to exploit the consumer or employee. If you want to be successful you need to constantly learn from others and teach others what you know. You need to be genuine at all levels and don&amp;rsquo;t fake it or create it. Design your business plan from your heart and it will be second nature and not rehearsed. If you regurgitate a company created line designed to manipulate behavior eventually you will grow tired of being someone else&amp;rsquo;s dream and lose your edge.&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 10pt;"&gt;&lt;span style="font-size: medium;"&gt;&lt;span style="font-family: Calibri;"&gt;Your customer and your employees deserve the real you and all the passion that comes with that. The words of a great song said it best, &amp;ldquo;Don&amp;rsquo;t Worry be Happy!&amp;rdquo;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;

      <title>Just a few thoughts.....</title>

&lt;p class="MsoNormal" style="margin: 0in 0in 10pt;"&gt;&lt;span style="font-size: medium;"&gt;&lt;span style="font-family: Calibri;"&gt;Just a few thoughts:&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 10pt;"&gt;&lt;span style="font-size: medium;"&gt;&lt;span style="font-family: Calibri;"&gt;I have known for a great while that changing anyone&amp;rsquo;s mind is impossible and if you think you have, you can&amp;rsquo;t trust that individual.&lt;span style=""&gt;&amp;nbsp; &lt;/span&gt;With everything going on in the world today the greatest concern is the worldwide attack on wealth.&lt;span style=""&gt;&amp;nbsp; &lt;/span&gt;Cyprus is being watched by all those in power around the world. The seizing of depositor&amp;rsquo;s money is a test case for things to come on a much larger scale. The banks had the money available to leverage and yet not enough could be made to sustain massive social spending and waste. Thinking their money was secure citizens and foreign investors knew that no amount of politics would ever touch money that in some cases already had been taxed at a huge rate. Talk about a mistake! They under estimated the power of a politician when it comes to giving away money to buy votes. You see the population has an unquenchable thirst when it comes to free programs that someone else is paying for. Once you give it to them, you can never take it back without losing their vote, so politicians give more and more and until now, it has always been thru a rigged taxation system. By the outright seizure of funds from banks, Cyprus is establishing a policy that will not only destroy its country but will have wide reaching consequences thru-out the world. Not to mention what is likely to happen by stealing billions from Russian businesses and organized crime families. Just imagine if they stole billions from you, how would you react? &lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 10pt;"&gt;&lt;span style="font-size: medium;"&gt;&lt;span style="font-family: Calibri;"&gt;Some say it can&amp;rsquo;t happen here. I would debate/argue that it is already happening in many ways every day.&lt;span style=""&gt;&amp;nbsp; &lt;/span&gt;We already have half of the voters in America on some form of Government subsidy. We have an executive branch that blatantly ignores the judicial branches rulings with no consequences. Our country has an abundance of gun laws focused on criminals and yet our so called leaders seek to regulate the victims and the innocent. Our founding document that has guided our great country for over 2 centuries has been aborted and demeaned to the point of uselessness. We had a civil war over taxation without representation and yet the taxed are not represented at all in our country today. The worker is viewed as a source of profit by our government not the source of growth and prosperity as they were intended.&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 10pt;"&gt;&lt;span style="font-size: medium;"&gt;&lt;span style="font-family: Calibri;"&gt;Christian beliefs are attacked and vilified, while other religions are protected and coddled.&lt;span style=""&gt;&amp;nbsp; &lt;/span&gt;Rules don&amp;rsquo;t apply to me is the general attitude of our politicians, &lt;span style="text-decoration: underline;"&gt;regardless of the party affiliation&lt;/span&gt;. Yet some of our largest cities are bankrupt from social spending and political malfeasance and the citizens demand more and more as the lights are turned off one at a time in their cities. &lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 10pt;"&gt;&lt;span style="font-size: medium;"&gt;&lt;span style="font-family: Calibri;"&gt;We have whole generations built on the social service systems that encourage it. This gives us a segment of our population that is not only unwilling, but unable to work if they had to. &lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 10pt;"&gt;&lt;span style="font-size: medium;"&gt;&lt;span style="font-family: Calibri;"&gt;The solution is simple. It starts in your home on your street and in your hometown. We all need to demand integrity and responsibility from our elected officials. The constitution is the guide and should be followed to the letter. Then you take it to the states and quit begging the feds for help and balance all state budgets within 5 years. The federal government takes its marching orders from the states. The best way to do this is to declare every state equal and award each state 2 electoral votes. That&amp;rsquo;s right 2, the same as the amount of senators it receives. Every state is then equal in every way. A state like California can&amp;rsquo;t trump the rights of Montana just because it has more population.&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 10pt;"&gt;&lt;span style="font-size: medium;"&gt;&lt;span style="font-family: Calibri;"&gt;&lt;span style=""&gt;&amp;nbsp;&lt;/span&gt;Taxes would be similar to a credit card fee. Every dollar spent would be would have a 3% National Tax. At some point a business will get that dollar and deposit it and just like a credit or debit card there would be a fee. That fee would be 1 &amp;frac12; % and would affect costs of goods or services no more than a charge card. That&amp;rsquo;s all the feds get period! All gasoline and other taxes and fees will be abolished! You see the cash created by this is more than ample to run our country. No corporate taxes anymore, none! Companies will be spending money and growing in ways never imagined and money would be rotating like a clothes dryer thru purchases and employee spending. You see I don&amp;rsquo;t care if Shell Oil makes a Trillion dollars a year, it will reach the streets and the economy at a rapid rate. Gas would be less than $2 a gallon so the auto makers could screw up on a whole new level and still make money. Real Estate would have equity again and new construction would start in earnest on a level never seen before. Our currency would be valued around the world and our banks would fill to the top with foreign money and people looking to grow their capital in the land of milk and honey again.&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 10pt;"&gt;&lt;span style="font-size: medium;"&gt;&lt;span style="font-family: Calibri;"&gt;That&amp;rsquo;s my take and I know I will never change a corrupt mind set on the Robin Hood style of government and no one will change mine either, but it had to be said.&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;

&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 8pt;"&gt;&lt;span style="font-size: medium;"&gt;&lt;span style="font-family: Calibri;"&gt;#1 There is nothing and I do mean nothing, like seeing that home owner get the keys to their dream &lt;span style=""&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;/span&gt;home. Simply put it is one of those feelings you can&amp;rsquo;t describe. When you get to help make a dream come true it is a very special feeling.&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 8pt;"&gt;&lt;span style="font-size: medium;"&gt;&lt;span style="font-family: Calibri;"&gt;#2 I love solving problems and today solving problems &amp;ldquo;IS&amp;rdquo; the business of a good real estate agent.&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 8pt;"&gt;&lt;span style="font-size: medium;"&gt;&lt;span style="font-family: Calibri;"&gt;#3 You have the ability to truly know a community and serve that community in so many ways. Miller Realty Associates stays involved with charities and all kinds of community events.&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 8pt;"&gt;&lt;span style="font-size: medium;"&gt;&lt;span style="font-family: Calibri;"&gt;#4 We/I love the fact that we have a 100% locally owned and operated business and make our own decisions based on &amp;ldquo;OUR COMMUNITY.&amp;rdquo;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 8pt;"&gt;&lt;span style="font-size: medium;"&gt;&lt;span style="font-family: Calibri;"&gt;Have you noticed something? If you have paid close attention you may have noticed that profit was not mentioned and there are of course many more reasons than the 4 I have listed.&lt;span style=""&gt;&amp;nbsp; &lt;/span&gt;These are the ones that confirm daily to me that I made the right decisions so many years ago.&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 8pt;"&gt;&lt;span style="font-size: medium;"&gt;&lt;span style="font-family: Calibri;"&gt;I am blessed to be around some of the greatest agents I could ever imagine and they are family. We don&amp;rsquo;t have to train them about developing and maintaining relationships with their clients, it&amp;rsquo;s who they are. Service comes naturally to every agent in our office and it amazes me what happens when you build an office around that type of energy. We all help each other in every way we can and are glad to do it. &lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 8pt;"&gt;&lt;span style="font-size: medium;"&gt;&lt;span style="font-family: Calibri;"&gt;We don&amp;rsquo;t have to train about culture and try to create it, it&amp;rsquo;s a naturally occurring event and is so fun to see.&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 8pt;"&gt;&lt;span style="font-size: medium;"&gt;&lt;span style="font-family: Calibri;"&gt;All of this is why I love real estate and the people it brings into my life. How about you?&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;

      <title>Looking for some good clean fun</title>
      <description>&lt;p&gt;Being a part of a vibrant local community and having a locally owned Real Estate company is a blast and add to that, having a local radio show&amp;nbsp;makes&amp;nbsp;for some fun&amp;nbsp;nights.&lt;/p&gt;
&lt;p&gt;Last night we had 8 Bands on 2 stages at a local restaurant called Lago Del Pino and it was off the hook with energy and fun.&lt;/p&gt;
&lt;p&gt;If anyone says you can't mix work and play, tell them they are flat wrong.&lt;/p&gt;

      <title>It helps to pay attention</title>
      <description>&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 10pt;"&gt;&lt;span style="font-size: medium;"&gt;&lt;span style="font-family: Calibri;"&gt;When you have business, it helps to pay attention to a lot of factors. When we picked a location for Miller Realty Associates we had in mind a location that was comforting and nostalgic at the same time. In Tyler we have a huge area called the Azalea District with brick streets and older buildings that are revitalized but still very old. We found a building built in 1905 that was tailor made for our business plan.&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 10pt;"&gt;&lt;span style="font-size: medium;"&gt;&lt;span style="font-family: Calibri;"&gt;You see, in times of turmoil people like to go back to a simpler time and feel good about history and great times they once had. Texas, especially East Texas is very conservative and the political issues of the day create an uncertainty for a lot of people. Customers are looking for something comforting and in their minds normal. To be completely honest, I think we are to.&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;

      <description>&lt;p&gt;&lt;span style="font-size: 14px;"&gt;No More Big Corporate for me!&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: 14px;"&gt;Wow, I have the feeling that I should have done this a whole lot sooner. The fact is,&amp;nbsp;that being independent is hard work, but so much better that paying a franchise fee. I never felt the office ever got it's 6% back in services and now I realize that's exactly correct. There is a great place in our business for the&amp;nbsp; big box franchises, but in a medium size market being 100% locally owned is the way to go. In 30 Days we have given more back to the community than all of last year with a franchise. &lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: 14px;"&gt;We are actually giving the agents in our office more tools for far less money and a better split than any franchise offers in the area. It feels amazing to keep&amp;nbsp; the money earned local in the local community. The training we are able to give is amazing and not just recycled brain washing. &lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: 14px;"&gt;You may love your big franchise brand and I agree they are for most agents and most agents need to start there in the beginning. If not for the big brand I would not have a clear vision of what I could accomplish or achieve.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: 14px;"&gt;When your time comes, don't be afraid to take the plunge, remember you are the brand and the freedom you will have will surprise you and amaze you.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: 14px;"&gt;I planned for months so be advised it takes time and patience, but you can do it.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: 14px;"&gt;You see for me, it was all about giving the best service to my community and not being a brainwashed corporate drone. I just couldn't take the one size/plan fits all mentality. I needed to be truly involved and not just running a playbook for someone else.&lt;/span&gt;&lt;/p&gt;

      <description>&lt;p&gt;&lt;span style="font-size: 16px;"&gt;In December of 2011 I recognized the need for a Radio show trumpeting the virtues of supporting local businesses and charities. You see, I believe money earned in a local community should be spent in that local community. Charities need a voice and the small local business owner needs people to see them on a personal level. Good Morning with Terry Miller touches politics as it relates to the small business man, but doesn't dwell on them. We want to hear from America and champion small businesses and local charities all over this great country. Our great country was built on the backs of the small local business man and it survives with local charities taking care of those in need. I had won an award from Bscene magazine for the best local radio show and yet my business was not local. I was speaking about buying local from local businesses all over East Texas and yet I felt hypocritical in my own business practices. So with the help of my wife Denise and 20 other real estate agents I opened Miller Realty Associates and became a local business owner. I also write for East Texas Outdoors, a bi-monthly publication, emcee several events every month and speak at several events yearly touting the virtues of "buy local/spend local." &lt;br&gt;Having changed the direction of my business I then set my sights on taking "Good Morning with Terry Miller" National. While most people ran from the market, they embraced it with good solid training and a business plan and then out of the chaos make a very nice dollar. These agents are establishing market dominance that will grow as the market shifts again in a few years.&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;

      <title>Is customer service missing in your business?</title>
      <description>&lt;p class="MsoNormal" style="margin: 0in 0in 10pt;"&gt;&lt;span style="font-size: small;"&gt;&lt;span style="font-family: Calibri;"&gt;Is customer service missing in your business? I had a great visit with a seller today in Tyler, Texas about his total dislike of real estate agents and after much discussion finally traced it to the fact that he had received terrible service from at least 2 other agents who had had his house listed. Amazingly enough, he had come by to say he had gotten great service from an agent in our office. It is amazing that in a day where good customers are increasingly hard to come by, some agents still believe that a sign in the yard and a Casper the ghost impression is still acceptable in today&amp;rsquo;s market. This seller paid full commission and offered a bonus to the selling agent on a home of 300 thousand and 2 of the so called experts treated him with no respect.&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 10pt;"&gt;&lt;span style="font-size: small;"&gt;&lt;span style="font-family: Calibri;"&gt;The other agents said open houses didn&amp;rsquo;t work and home tours were a thing of the past.&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 10pt;"&gt;&lt;span style="font-size: small;"&gt;&lt;span style="font-family: Calibri;"&gt;&lt;span&gt;&amp;nbsp;&lt;/span&gt;Really? &lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 10pt;"&gt;&lt;span style="font-size: small;"&gt;&lt;span style="font-family: Calibri;"&gt;An in office home tour ended up bringing a buyer to an open house and that resulted in the sale of the home.&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 10pt;"&gt;&lt;span style="font-size: small;"&gt;&lt;span style="font-family: Calibri;"&gt;Yes, every office has them, but we need to fight for better customer service at every corner of the business. I believe that if we as Real Estate &amp;ldquo;Professionals&amp;rdquo; refuse to accept substandard customer service we will send those that give us all a bad name packing. By policing our own, our image improves and we earn the trust of the public.&lt;/span&gt;&lt;/span&gt;&lt;/p&gt; &lt;div class="agent_signature"&gt;

      <description>&lt;p&gt;Well what do you know another great idea from the government fails? In 2010 with fully one quarter of all mortgages under water and people looking to strategic foreclosure as an option our lovely brain trust in Washington comes up with a brilliant plan to save millions of these properties and adjust the value.&lt;/p&gt;
&lt;p&gt;Simply put they would allow homeowners the opportunity to refinance their FHA loan at the adjusted value provided they had a good pay history. Pretty simple you might think, but after 1 year only 304 homeowners have been helped and the program has only 1 year left.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;Bank of America, who received billions and billions in bailout money to help with loans, refuses to participate in the program. After their merger with Country Wide they control a full quarter of all FHA loans and received more bailout money than any other bank, but refuse any help for their customers in need.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;The bureaucratic red tape created with this program guaranteed its failure.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;The lender had to provide a short sale price and most have refused to provide one for the program.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;Then the old lender and the new one had to agree on the appraised value.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;Lenders who did participate made it very uncomfortable for borrowers to even move forward, by continually delaying and then requiring new paperwork, claiming what they had was out of date or lost.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;The administration claimed millions would be helped and help stabilize the foreclosure problem and yet only 304 were helped and millions were foreclosed on.&lt;/p&gt;

&lt;p&gt;I have been watching for sometime now what has been going on in this great country of ours and I am appalled to say the least.&lt;/p&gt;
&lt;p&gt;If your Christian, white, have money, believe in self reliance, love your countries flag, or generally believe in the things this great country was founded on, you are labeled a trouble maker. What? Yes a trouble maker!&lt;/p&gt;
&lt;p&gt;You now have more rights in our society if you believe in a religion that would kill you for disagreeing with it. Laws concerning our sovereignty are routinely disregarded and anyone seeking to enforce them is labeled a racist. Our Government believes it knows how much money you should earn. Our elected officials now dictate to us what will be done with an arrogance that would make a King proud. Votes are routinely bought with programs and benefits stolen from the producers. We had a war because of "Taxation without representation" and yet today it occurs and no one says a word. The population that pays "No Tax" comprise over 50% of the population and controls the representation.&lt;/p&gt;
&lt;p&gt;To say we have lost our moral compass would be an understatement. We have banished God from school and public places under the guise of separation of church and state. This was never intended by our founding fathers and is a gross distortion of the constitution.&lt;/p&gt;
&lt;p&gt;We have let environmentalists take control of our energy, housing and future with what amounts to fraudulent science and hyped claims that could never be proven.. Because of the environmental lobby in America, we have created a dependence on energy from other countries that gives power to tyrants and evil that is unspeakable. By our reliance on these other countries we have given them the resources to attack us with what amounts to, our own money and resources.&lt;/p&gt;
&lt;p&gt;Politicians have used untold billions of dollars to secure blocks of the voting public that have killed economic growth and the future for our children. Funding bridges to nowhere and programs that create "dependency" instead of "Independence" have crippled us to the point that our future is in real jeopardy.&lt;/p&gt;
&lt;p&gt;In the very near future you will begin to see "Income Flight" to States like Arizona and others that just say stop the madness. Producers will relocate to places that appreciate their production and don't try to tax it to death. If the federal government attacks these states, we will begin to break apart and become smaller countries in order to retain the vision and standards of those residing in those states. There is no doubt that different parts of our country think far differently from one another, so this may not be as bad as we might first think.&lt;/p&gt;
&lt;p&gt;States will begin to look at just how much they get of their federal tax dollars back and start seeing it as an investment. When the return for that state is no longer viable, then changes will be made at a very swift pace.&lt;/p&gt;

&lt;p&gt;My version of "It's not rocket science!"&lt;/p&gt;
&lt;p&gt;* Homeowners tax credit- Every year when a borrower receives their mortgage statement from your mortgage company for tax purposes there would be a box that was checked Yes or No. If &lt;span style="text-decoration: underline;"&gt;no&lt;/span&gt; mortgage payments were made late(30 days) that year, the borrower would receive a tax credit of up to $5000. Up to, because if you only paid in $3000 that is the max you could claim. No refund on taxes you did not pay.&lt;/p&gt;
&lt;p&gt;This credit would continue for 5 years, making it $25,000 if you paid your mortgage on time.&lt;/p&gt;
&lt;p&gt;* FHA insured loans have no ceiling. You can either get a loan or not. FHA down payments are now 5% and seller contribution is a required 3% minimum. Debt to income ceiling is 42% no exceptions. Investors can buy as many as they want and qualify for under the terms listed as well. FHA loans will be capped at 5% APR for 35 years. The rate for an FHA issued loan is 5% to the borrower period. No more up and down daily fluctuations. Lenders will receive a 1% loan origination fee and no more than $400 in warehouse or other fees can be added.&lt;/p&gt;
&lt;p&gt;* All homes not sold by a licensed Real Estate Agent (FSBO), will be assessed a 5 % charge for handling and stupidity. (Same if you did brain surgery on yourself, but that's a medical deal for later)&lt;/p&gt;
&lt;p&gt;* All current mortgages that are behind will be given a 45 day grace period and recalculated to start over on the 1&lt;sup&gt;st&lt;/sup&gt; of the next month following the 45 days. A one page statement of loan agreement change will be issued and if not signed and returned, immediate foreclosure will begin.&lt;/p&gt;
&lt;p&gt;* All foreclosed property must be sold in 120 days and must be listed by an agent and closed in the county in which it is in. All state promulgated forms and contracts must be used. No exceptions! Asset companies must be in the county in which the property lies. It is permissible to use a licensed real estate agent as an asset manager. All commissions are 6% spilt between selling and buying agents equally. All closing costs for both parties are to be paid by the lender who is foreclosing. No negotiation of commission or rebate of commission is allowed. Any lender trying to do so, will be fined 10% of the sales price of the property.&lt;/p&gt;
&lt;p&gt;* Contracts close on the date indicated. If the lender accepted the contract he must close on time. The contract is considered accepted after a 72 hour receipted discovery period. During this time the applicant must furnish all documents required. At the end of the 72 hour period, unless rejected at this point,&amp;nbsp;the loan is approved, period.&amp;nbsp;The lender cannot ask for additional documents after this time. Additionally, all loans must close within a 28 day period starting after discovery. A lender who fails to comply will incur a $1000 a day fine and additionally, after the 4&lt;sup&gt;th&lt;/sup&gt; day cut the borrowers rate buy &amp;frac12; of 1 percentage point. All underwriting shall be done in house by all lenders.&lt;/p&gt;
&lt;p&gt;&amp;#12288;&lt;/p&gt;
&lt;p&gt;* All appraisals shall be done by a licensed appraiser familiar with the county in which the property is located. Just as over evaluation is considered a crime, undervaluing a property will lead too a 2 year suspension of an appraisers license. An appraiser shall not be given a copy of the contract, the value of the property is to be determined on area comps and general market knowledge, not trying to hit a mark set by a contract price.&lt;/p&gt;

      <title>Local lending is coming back strong.</title>
      <description>&lt;p&gt;Today's world of real estate is to say the least, interesting. Sellers have to compete with short sales, foreclosures and a host of other problems plaguing the market. Is there hope? Yes, of course, but first we must realize that as real estate professionals, we need to be extremely knowledgeable and patient.&lt;/p&gt;
&lt;p&gt;No longer is it good enough to just show homes and write a contract and go to a closing. We must be the calming voice of reason in a storm of ever changing rules and regulations. More and more, the real estate agent is the one that holds the deal together all the way thru the process. We must never assume that everyone is on the same page in today's world of real estate transactions. The front man for the lender claims to want to get the deal done when in reality he has no control over the process at all. The loan is in the hands of an "underwriter" who is nameless, faceless and views themselves as all powerful. The underwriter's in today's world of real estate look for reasons to reject a loan, not approve it. So we need to be half real estate agent and half counselor. People believe they are approved only to be told at the last minute they are not or that they need something that the underwriter has already received several times. Frustration can sometimes boil over into anger, so we must have a patient approach with both buyer's and seller's. Both buyer's and seller's do not understand when rules change in the middle of a transaction. To be honest, I am sure most agents don't understand this as well. Our system in place at present looks to cover all involved, so blame can be deflected in case of a problem. No one involved seems to want to "pull the trigger" on the deal, so it's easier to just say no, or throw up so many roadblocks the consumer just walks away in disgust. When you add asset managers to the mix on foreclosures and short sales you have a whole different dynamic, when it comes to problems and grief.&lt;/p&gt;
&lt;p&gt;The solution we are finding effective is an old one, but a very good one. Local lenders have gotten back in the lending business in a big way. Yes they can and do sell the note, but more and more they are holding on to the note and servicing the account themselves. They know about local conditions and community needs far better than the big faceless giants that helped create the mess we are in today. One of the greatest things occurs when dealing with a local lending source to, the buyer has interaction on a consistent basis with their banker or loan officer and foreclosures come down. Wow, personal attention equals better returns! Who would have ever thought? Truth be told, everyone thought this, in this great country. Everyone but the ones who created the mess we are in today, that is.&lt;/p&gt;
&lt;p&gt;So it's simple really, build your brand locally with strong affiliations with lenders in your own town and you can and will grow your business in ways you can only dream of. Also, seek out the best training and knowledge available from a real estate company in your area.&lt;/p&gt;

      <description>&lt;p&gt;&lt;strong&gt;545&amp;nbsp; PEOPLE&lt;br&gt;By Charlie Reese&lt;br&gt;&lt;br&gt;Politicians are the only people in the world&amp;nbsp; who create problems and then campaign against them.&lt;br&gt;&lt;br&gt;Have you ever&amp;nbsp; wondered, if both the Democrats and the Republicans are against deficits, WHY do we have deficits?&lt;br&gt;&lt;br&gt;Have you ever wondered, if&amp;nbsp; all the politicians are against inflation and high taxes, WHY do we have&amp;nbsp; inflation and high taxes?&lt;br&gt;&lt;br&gt;You and I don't propose a federal budget.&amp;nbsp; The president does.&lt;br&gt;&lt;br&gt;You and I don't have the&amp;nbsp; Constitutional authority to vote on appropriations. The House of&amp;nbsp; Representatives does.&lt;br&gt;&lt;br&gt;You and I don't write the tax code, Congress&amp;nbsp; does.&lt;br&gt;&lt;br&gt;You and I don't set fiscal policy, Congress does.&lt;br&gt;&lt;br&gt;You&amp;nbsp; and I don't control monetary policy, the Federal Reserve&amp;nbsp; Bank does.&lt;br&gt;&lt;br&gt;One hundred senators, 435 congressmen, one&amp;nbsp; president, and nine Supreme Court justices equates to 545 human&amp;nbsp; beings out of the 300 million are directly, legally, morally,&amp;nbsp; and individually responsible for the domestic problems that plague&amp;nbsp; this country.&lt;br&gt;&lt;br&gt;I excluded the members of the Federal Reserve&amp;nbsp; Board because that problem was created by the&amp;nbsp; Congress.&amp;nbsp; In 1913, Congress delegated its Constitutional duty&amp;nbsp; to provide a sound currency to a federally chartered, but private, central&amp;nbsp; bank.&lt;br&gt;&lt;br&gt;I excluded all the special interests and lobbyists for a&amp;nbsp; sound reason.. They have no legal authority.&amp;nbsp; They have no&amp;nbsp; ability to coerce a senator, a congressman, or a president to do one&amp;nbsp; cotton-picking&lt;/strong&gt;&lt;strong&gt;&amp;nbsp;&amp;nbsp;&lt;/strong&gt;&lt;strong&gt;thing.&amp;nbsp; I don't care if they offer a politician $1 million dollars in cash.&amp;nbsp; The&amp;nbsp; politician has the power to accept or reject it. No matter what&amp;nbsp; the lobbyist promises, it is the legislator's responsibility&amp;nbsp; to determine&amp;nbsp; how he votes.&lt;br&gt;&lt;br&gt;Those 545 human beings spend much of their energy&amp;nbsp; convincing you that what they did is not their fault.&amp;nbsp;&amp;nbsp; They cooperate in this common con regardless of party.&lt;br&gt;What&amp;nbsp; separates a politician from a normal human being is an&amp;nbsp; excessive amount of gall.&amp;nbsp; No normal&amp;nbsp; human being would have the gall of a&amp;nbsp; Speaker, who stood up and criticized the President for creating&amp;nbsp; deficits..&amp;nbsp; The president can only propose a budget.&amp;nbsp;&amp;nbsp; He cannot force the Congress to accept&amp;nbsp; it.&lt;br&gt;&lt;br&gt;The Constitution, which is the supreme law of the&amp;nbsp; land, gives sole responsibility to the House of&amp;nbsp; Representatives for originating and approving appropriations and taxes.&amp;nbsp; Who is the speaker of the House?&amp;nbsp;&amp;nbsp; Nancy Pelosi.&amp;nbsp; She is&amp;nbsp; the leader of the majority party.&amp;nbsp; She and&amp;nbsp; fellow House members, not the president, can approve any budget they want.&amp;nbsp; If the president vetoes it, they can pass it over his veto if&amp;nbsp; they agree&amp;nbsp; to.&lt;br&gt;&lt;br&gt;It seems inconceivable to me that a nation of 300 million can&amp;nbsp; not replace 545 people who stand convicted -- by present facts -- of&amp;nbsp; incompetence and irresponsibility.&amp;nbsp; I can't think of a&amp;nbsp; single domestic problem&amp;nbsp; that is not traceable directly to those 545 people.&amp;nbsp; When you fully&amp;nbsp; grasp the plain truth that 545 people exercise the power of the federal&amp;nbsp; government, then it must follow that what exists is what they want to&amp;nbsp; exist.&lt;br&gt;&lt;br&gt;If the tax code is unfair, it's because they want it&amp;nbsp; unfair.&lt;br&gt;&lt;br&gt;If the budget is in the red, it's because they want it in&amp;nbsp; the red ...&lt;br&gt;&lt;br&gt;If the Army &amp;amp;Marines are in&amp;nbsp; IRAQ ,&amp;nbsp; it's because they want them in IRAQ&amp;nbsp;&lt;br&gt;&lt;br&gt;If they do not&amp;nbsp; receive social security but are on an elite retirement plan not available&amp;nbsp; to the people, it's because they want it that way.&lt;br&gt;&lt;br&gt;There are no&amp;nbsp; insoluble government problems.&lt;br&gt;&lt;br&gt;Do not let these 545 people shift&amp;nbsp; the blame to bureaucrats, whom they hire and whose jobs they can&amp;nbsp; abolish; to lobbyists, whose gifts and advice they can reject; to&amp;nbsp; regulators, to whom they give the power to regulate and from whom they can&amp;nbsp; take this power.&amp;nbsp; Above all, do not let them con you into&amp;nbsp; the belief that there exists disembodied mystical forces like "the&amp;nbsp; economy," "inflation," or "politics" that prevent them from doing&amp;nbsp; what they take an oath to do.&lt;br&gt;&lt;br&gt;Those 545 people, and they&amp;nbsp; alone, are responsible.&lt;br&gt;&lt;br&gt;They, and they alone, have the&amp;nbsp; power.&lt;br&gt;&lt;br&gt;They, and they alone, should be held accountable by the&amp;nbsp; people who are their bosses.&lt;br&gt;&lt;br&gt;Provided the voters have the&amp;nbsp; gumption to manage their own employees.&lt;br&gt;&lt;br&gt;We should vote all of&amp;nbsp; them out of office and clean up their mess!&lt;br&gt;&lt;br&gt;Charlie Reese is a former columnist of the Orlando Sentinel&amp;nbsp; Newspaper.&lt;br&gt;&lt;br&gt;What you do with this article now that you have&amp;nbsp; read it.......... &lt;p&gt;Additionally, $131,139 in funds reported for New Mexico were designated zip codes matching DuPont, Wash.; Richland, Wash.; and Gales Creek, Ore.&lt;/p&gt;
&lt;p&gt;While the recovery website shows $373,874 was spent in zip code 97052, the group found that zero jobs were created. Likewise, $100,000 to zip code 86705 resulted in no additional jobs, and $36,218 to zip code 87258 purportedly created five jobs.&lt;/p&gt;
&lt;p&gt;"None of these zip codes exist in New Mexico, or anywhere else, for that matter," Jim Scarantino of New Mexico Watchdog writes. "All told, we have found over $27 million dollars that has been reported as going to either nonexistent Congressional districts or nonexistent zip codes."&lt;/p&gt;

      <description>&lt;p&gt;The Obama administration's decision to crank up airport security for passengers traveling to the U.S. from 14 nations has triggered a backlash of complaints from Muslim and privacy groups who say President Obama's response to terror threats amounts to little more than racial profiling.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;But defenders of the policy say it's a carefully targeted way of zeroing in on those travelers most likely to pose a threat, and that hurt feelings shouldn't really matter after the United States narrowly averted, by sheer luck, a deadly midair bombing on an airliner heading to Detroit on Christmas Day.&amp;nbsp;&lt;/p&gt;
