keller williams tyler: I am having a blast! - 06/15/09 10:04 AM
Well, I am at the mid point of my second month at Keller Williams in Tyler, Texas. I am having a blast to say the least. The agents in the office have taken to the training and motivation so well, it even amazes me. Recruiting is coming along well and we are constructing a new location. Ok, it's not all roses, there are a few folks dealing with issues with the new facility, but as a whole, things are great.

The longer I am here, the more I realize that Real Estate Agents are pretty much the same everywhere. From … (3 comments)

keller williams tyler: Back by demand. - 06/13/09 10:08 AM
"The regulatory issues in the 1990s will not be limited to safety and soundness, but will increasingly emphasize fairness: whether or not banks are fulfilling the needs of their communities."
Lawrence B. LindseyMember, Board of Governors of the Federal Reserve System, Address to the California Bankers Association, May 11, 1992

In 1992, Congress mandated that Fannie and Freddie increase their purchases of mortgages for low-income and medium-income borrowers. Most importantly, Fannie Mae has agreed to buy more loans with very low down payments-or with mortgage payments that represent an unusually high percentage of a buyer's income. That's made banks willing to lend … (3 comments)

keller williams tyler: "Winners and Losers are pre-determined but only the Winner knows it." - 06/13/09 10:03 AM
I have a question for you. How do you wake up every morning? Are you a grouch? Or, are you happy and ready for a great day? You do know you have a choice, don't you? I choose to get up and welcome the day and you should to.  You can do more business before 10:00 AM than you realize.  So make a positive choice and you will beat the competition every time. If you make a positive choice every chance you get during the day you will continually beat the competition month in and month out.
 Always remember

keller williams tyler: Do you visualize your success? - 06/12/09 07:21 PM
Do you visualize your success? If not, why not? If you do visualize your success then how do you visualize it? I have a vision board in my office and I love it. If you don't have a vision board you can see every day I recommend you make one as soon as possible. It's actually very fun and quite entertaining once you get started. Some people like to keep their dreams private and hidden away, maybe for fear of them. Not me, it doesn't matter who sees my visions or dreams. The fact is if they don't appreciate the fact … (5 comments)

keller williams tyler: Price sells - 06/12/09 07:16 PM
Now, let's address some other areas that in my experience are a waste of your financial resources and just as importantly your time. We do virtual tours but not videos of our listings. I have found 2 things to be true about virtual tours versus a video of a property. One, video has to be shot at such a low quality in order to load correctly from the internet on most computers that it simply looks bad and costs way too much for what you get. The second thing is that a virtual tour is made up of a large number … (4 comments)

keller williams tyler: The customer perceives service in their terms not ours - 06/12/09 07:06 PM
One thing to always remember is that the customer perceives service in their terms not ours. If the customer believes they are not getting great service, then no matter what you think you are doing, it's not what they expect. I am a talker so one of my biggest problems is listening. I know it is one of the best and easiest things to do in sales but I personally struggle with it from time to time. However I practice listening and it generally pays great dividends when I do. One thing I will always discover is exactly what the customer … (1 comments)

keller williams tyler: It's a great place. - 06/12/09 07:01 PM
The old saying that goes; "Love like it's the first time, Dance like nobody is looking, Sing like no one is listening" is as true as it gets. I would add to that, defend your love ones without fear of consequences. Some are called and some just arrive, all I can say is get there anyway you can. It's a great place. When you take away the fear, the decisions become so easy. Trust me.

keller williams tyler: Don't get distracted - 06/12/09 04:52 PM
Henry Ford once said "distractions are what happen when you take your eyes off your goal". I think it is truly profound in its accuracy. Don't you?  As a winner you will need to constantly make adjustments as your business grows and prospers. But never lose sight of the goal you have set for yourself.
Remember to keep focused on the ultimate goal. It is amazing to me that when you keep your goals in site how the the little problems just go away.

keller williams tyler: Golf....Its a four letter word!! - 06/11/09 11:30 AM
As some of you know, I played golf at a high level for many years. Loved it and could never get enough of it. Then life and business happened and you guessed it, the game had to go. Well I played Sunday for the first time since last August.
The weirdest thing happened, I actual played bad, but not as bad as I thought I would. I shot 80 on a Jack Nicklaus course we are a member of and had a great time. Yes, it was a very ugly 80 but the good time is what I was after anyway. … (3 comments)

keller williams tyler: 300 Posts and counting! - 06/09/09 09:11 AM
I have spent a few days thinking about what to write for a three hundredth post. I truly never thought I would last this long but like any drug you get hooked. I am now addicted and committed, or should be commited. Heck, I don't know, one or the other.
So I thought about 300 for a minute.
* Randy Johnson just won his 300 game.
* The movie 300 was a favorite of mine.
* Bowl 300 and your perfect.
* Nissan and Chrysler make some great 300 series cars.
* Pudge Rodriguez has hit 300 home runs.
* 300 is roughly the … (6 comments)

"I will not let the competition define my business!"
~Terry Miller

It is amazing how many business people and in my case Realtors, let the competition tell them, this or that won't work here. What a bunch of nonsense! I am sure the competition said the same thing when Wal-Mart or Home Depot came to town. Now that very competition is dead and gone.
Never listen to the competitors … (13 comments)

keller williams tyler: Talk about symbolism over substance! - 06/04/09 09:56 AM
Let the show begin! Well now we have congressional hearings on the GM and Chrysler dealerships that are closing. Talk about symbolism over substance!  Typical BS, the egos on the hill will say not in my district and then it will happen anyway. They will say they did all they could to prevent it, but a bankruptcy judge in New Jersey did it to them. SOOOOO Sorry! It has already been disclosed that only $450 was given to the DNC from the list of Chrysler's hit list. I can give you a hint about the GM hit list. Sounds like Bill … (4 comments)

keller williams tyler: Recently I got a call !! - 06/03/09 11:27 AM
Recently I got a call from a very good friend from a past career. He informed me that the company that we had both been with was now gone. They were closing the doors. He and another old friend had wondered why it had gone down the exact way I said it would. Well before I go on, let me just say, I take no pride in being right on this occasion. I had a lot of friends affected by the closing of this business and I wish them well.
Ok, that being said, the closing of this business was easy … (5 comments)

keller williams tyler: Do you have a PLAN? - 06/02/09 11:52 AM

A lot of the Real Estate books being written today are being written for agents that want to have a "TEAM or a "GROUP". Well, what if you want to be a successful individual agent? One of my favorite books is the "Millionaire Real Estate Agent" written by Gary Keller and Dave Jenks. In my opinion, this book deals with the best and only way to build a successful … (7 comments)

Looking at our national financial history and analyzing the current economic data, most financial experts agree that inflation is projected in the next few years.

Inflation plays directly into the hands of great investment opportunities. The largest shift in personal wealth starts in a slowing economy and is solidified during the economic recovery.
