We all know how difficult it can be to be the bearer of bad news. You can see the disappointment on prospective sellers' faces when you tell them current market value for their home.  You explain that you want to give them the best advice on selling their home quickly and not ending up "chasing the market".  You tell them about "stale" properties and the consequences of over-pricing etc.
Here's the thing they don't get.  Why would we want to price their property for less when our commision is based on the sale price?  Unless, we are serious about selling it for … (4 comments)

There are so many reasons not to do this.  Here's one:
Every seller obviously wants to get the most money for his or her product. Ironically, the best way to do this is NOT to list your product at an excessively high price! A high listing price will cause some prospective buyers to lose interest before even seeing your property. Also, it may lead other buyers to expect more than what you have to offer. As a result, overpriced properties tend to take an unusually long time to sell, and they end up being sold at a lower price.

I always recommend that buyers get their own policy.
Title Insurance A policy of title insurance is a contract of indemnity between the insured and the insuring company relating to the title to the land described in the policy, protecting the insured against loss of damage by reason of defects, liens or encumbrances of the insured title existing at the date of the policy and not expressly excepted from its coverage.
