With the opening of this monumental airport, weekend travel in and out of Panama City Beach should be a snap!&lt;/p&gt;

    <title>The American Flag Through the Eyes of a Veteran - In Honor of Memorial Day </title>

&lt;p&gt;Memorial Day 2008 gives us an opportunity to pause to remember those brave American men and women who have served this country under the banner of The American Flag.&amp;nbsp; Today, in honor of Memorial Day, I am re-posting a story I wrote called "The American Flag Through the Eyes of a Veteran." ##&lt;/p&gt;
&lt;p style="text-align: center;"&gt;&lt;strong&gt;THE FLAG THROUGH THE EYES OF A VETERAN&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;The phone call had surprised me.  Jerry's brother, Claude, Jr, was saying that he was passing through town on the way to his weekend Guard duty. Could he come by and visit with us? "Sure, that would be fine, but Jerry is out of town, gone to training for his new job," I answered. He said he would still like to come by to see the kids. I answered the knock at the door and thought how much more he looked like his dad.  Usually he looked so much more like Jerry, but age was favoring his dad now that he was over 40.&lt;/p&gt;
&lt;p&gt;Claude Jr was the oldest of seven brothers and sisters.  Jerry was in the middle somewhere.   The kids were clinging to his pants legs and he carried Gloria riding on his foot as he made his way to the sofa. He hadn't been able to get here for Jerry's retirement from the base. No one in the family had made it.  It had just been the guys in the squadron and me. We wisely chose not to bring the girls and baby, Lee.&lt;/p&gt;
&lt;p&gt;Jerry's commander and I had tried to talk him out of retirement and back into another tour of duty. A recent promotion had come with orders for another tour of duty overseas. Jerry was the most committed family man I had ever known, and he was not going to leave his family.  I knew that I was not going to the island of Guam with a newborn and two little girls. Retirement was Jerry's only option in his way of thinking. The only thing I remember from the ceremony was fighting back tears of regret for the shortened military career of a man who never planned to retire less than a Chief Master Sergeant.&lt;/p&gt;
&lt;p&gt;I vaguely remember seeing him receive the American Flag that had flown over the Capitol in Washington, D.C., which had been provided by our state representative.  We sort of knew him because his "right-hand-man" was an active member of our church orchestra.&lt;/p&gt;
&lt;p&gt;&lt;img title="American flag" src="http://i202.photobucket.com/albums/aa110/jevett_photos/Americanflag.jpg" height="225" alt="American flag" width="300" style="float: left;" /&gt;&lt;/p&gt;
&lt;p&gt;"Oh, I want to show you Jerry's flag," I exclaimed as I rushed down the hall to get it from the bedroom where it was mounted in a triangular display case.  I took it out and said, "It flew over the Capitol, you know."&lt;/p&gt;
&lt;p&gt;As I turned to face Claude Jr, he stood to his full height and reached his arms forward to receive the American Flag. As I walked across the room to him, there was a hollow ringing sound in my ears. I heard my voice as if it was very far away. I didn't have time to think about what I was saying.  My eyes locked with those of my brother-in-law and the world blurred into slow motion.  I watched his face as the flag slowly passed from my hands into his. I saw his eyes drop from my face to the stripes of red and white, and I knew that I would never see this man again.&lt;/p&gt;
&lt;p&gt;He was beaming with pride and his eyes glistened as he looked at this precious symbol of the freedom he had fought for in Viet Nam.&lt;/p&gt;
&lt;p&gt;I swallowed hard as I forced the dark, bitter-strong thought from my mind. I felt faint and nausea was rising in my throat as the brown carpet swirled at my feet.&lt;/p&gt;
&lt;p&gt;Jerry came home that night.  I made my voice sound light and unconcerned as I told him how Claude Jr had played with the children, and that I hoped he didn't mind that I had taken the flag out of the case to show it to his brother. When the phone call came from their sister three days later, I wasn't even surprised.  I drove out to the base, and wept as I told Jerry that his big brother had died.  He didn't seem to understand what I had said at first and then he put his hand on his forehead and sank back in the chair at his desk. I never told him of the slow-motion premonition.  I don't recall ever telling anyone at all.&lt;/p&gt;
&lt;p&gt;We drove to the family's hometown in North Alabama.  It didn't occur to us to drive over to the base where Claude Jr had been serving his weekend Guard duty, although it was only a couple of hours from our house. When we arrived with children-in-tow, Grandpa's house was already full of family.  We sat in the kitchen with the rest of the family trying to comfort their daddy.  He was a man of very few words and there were no words at all for this day.  Someone finally said that he wanted his oldest boy brought home and that it just wasn't fair to have to wait a week for the funeral service.&lt;/p&gt;
&lt;p&gt;I didn't fully understand but I knew that something wasn't happening the way it should be. Why would they wait a week to have the service?  The sisters put together an explanation about the confusion that was delaying the body from being shipped home.  "See, Claude Jr was in the Army Guard, but they sent his troop to work at the Air Force Base in Florida," the sisters explained.  "The Army has no control over when the Air Force will release the body," they continued, "and Daddy is upset about it."  I walked to the phone and said, "I need to make a few calls, okay?"  Our church office had the phone number for our state representative's "right-hand-man."   After thanking him for sending Jerry's flag, I told him about the circumstances we were facing.  I explained that Jerry's brother's body was being held at Eglin and the Air Force wouldn't release it.&lt;/p&gt;
&lt;p&gt;"Do you know where I am?" this friend of our family asked.  "And do you know who is right here with me?" he continued.  I had no idea that he and our state representative were at that very moment at Eglin Air Force Base.  The number given to me by the church secretary had been forwarded to a meeting room directly across the street from the office where the decision would be made to release the body of my husband's brother that same afternoon.  How marvelous are His ways!  We all acknowledged that God had intervened to unravel the red tape on our behalf.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;em&gt;This is an excerpt from the manuscript of a future book called &lt;span style="text-decoration: underline;"&gt;&lt;strong&gt;The Widows Walk&lt;/strong&gt;&lt;/span&gt;.  This book will be about people who have survived grief experiences written to encourage those who are struggling with grief issues.&lt;/em&gt;&lt;/p&gt;

&lt;p&gt;This is a fun place to be when you are serious about being &lt;strong&gt;ON the beach&lt;/strong&gt;.  There is an inside restaurant, a pier bar, and a sports bar with a whole lot of TVs.  Pineapple Willy's claims to be the home of the famous Jack Daniel's BBQ Ribs.   They are located directly on the beach at the original Panama City beach pier "Pier 99" built in 1935.  Willy's also features sports inside on a combination of big TVs, Plasmas and projector screens. Willy's bar features the famous Pineapple Willy Drink and Fat Tuesdays Frozen Daiquiris in big souvenir cups.  They have something for everyone including seafood, prime rib, salads, sandwiches, and a kids menu.     <title>The American Flag through the Eyes of a Veteran... in honor of Veterans' Day.</title>

&lt;p&gt;&lt;em&gt;The following true story is from the rough draft manuscript I&amp;#39;m currently writing for my first book.&amp;nbsp; I&amp;#39;ll write more about that later, but I want to get on to the reason for this post.&amp;nbsp; In honor of &lt;strong&gt;Veterans&amp;#39; Day&lt;/strong&gt; today, I want to share this with you, and I hope it will be meaningful and encourage you to remember our &lt;strong&gt;American Veterans&lt;/strong&gt; today, and that you will see on this Sunday&amp;nbsp;how our great God works in wonderful ways. &lt;/em&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;&lt;u&gt;THE FLAG THROUGH THE EYES OF A VETERAN&lt;/u&gt;&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;The phone call had surprised me.&amp;nbsp; Jerry&amp;#39;s brother, Claude, Jr, was saying that he was passing through town on the way to his weekend Guard duty. Could he come by and visit with us? &amp;quot;Sure, that would be fine, but Jerry is out of town, gone to training for his new job,&amp;quot; I answered. He said he would still like to come by to see the kids. I answered the knock at the door and thought how much more he looked like his dad.&amp;nbsp; Usually he looked so much more like Jerry, but age was favoring his dad now that he was over 40. Claude Jr was the oldest of seven brothers and sisters.&amp;nbsp; Jerry was in the middle somewhere.&amp;nbsp; &lt;/p&gt;&lt;p&gt;The kids were clinging to his pants legs and he carried Gloria riding on his foot as he made his way to the sofa. He hadn&amp;#39;t been able to get here for Jerry&amp;#39;s retirement from the base. No one in the family had made it.&amp;nbsp; It had just been the guys in the squadron and me. We wisely chose not to bring the girls and baby, Lee.&amp;nbsp;&amp;nbsp;Jerry&amp;#39;s commander and I had tried to talk him out of retirement and back into another tour of duty. A recent promotion had come with orders for another tour of duty overseas. Jerry was the most committed family man I had ever known, and he was not going to leave his family.&amp;nbsp; I knew that I was not going to the island of Guam with a newborn and two little girls. Retirement was Jerry&amp;#39;s only option in his way of thinking. The only thing I remember from the ceremony was fighting back tears of regret for&amp;nbsp;the shortened military career of a man who never planned to retire less than a Chief Master Sergeant.&amp;nbsp; I vaguely remember seeing him receive the American Flag that had flown over the Capitol in Washington, D.C., which had been provided by our state representative.&amp;nbsp; We sort of knew him because his &amp;quot;right-hand-man&amp;quot; was an active member of our church orchestra. &lt;/p&gt;&lt;p align="center"&gt;&lt;img title="American Flag" src="http://i202.photobucket.com/albums/aa110/jevett_photos/Americanflag.jpg" height="450" alt="American flag" width="600" /&gt;&lt;/p&gt;&lt;p&gt;&amp;quot;Oh, I want to show you Jerry&amp;#39;s flag,&amp;quot; I exclaimed as I rushed down the hall to get it from the bedroom where it was mounted in a triangular display case.&amp;nbsp; I took it out and said, &amp;quot;It flew over the Capitol, you know.&amp;quot;&amp;nbsp; As I turned to face Claude Jr, he stood to his full height and reached his arms forward to receive the American Flag. As I walked across the room to him, there was a hollow ringing sound in my ears. I heard my voice as if it was very far away. I didn&amp;#39;t have time to think about what I was saying.&amp;nbsp; My eyes locked with those of my brother-in-law and the world blurred into slow motion.&amp;nbsp; I watched his face as the flag slowly passed from my hands into his. I saw his eyes drop from my face to the stripes of red and white, and I knew that I would never see this man again.&amp;nbsp; I swallowed hard as I forced the dark,&amp;nbsp;bitter-strong thought from my mind.&amp;nbsp; He was beaming with pride and his eyes glistened as he looked at this precious symbol of the freedom he had fought for in Viet Nam. I felt faint and nausea was rising in my throat as the brown carpet swirled at my feet. &lt;/p&gt;&lt;p&gt;Jerry came home that night. &amp;nbsp;I made my voice sound light and unconcerned as I told him how Claude Jr had played with the children, and that I hoped he didn&amp;#39;t mind that I had taken the flag out of the case to show it to his brother. When the phone call came from their sister three days later, I wasn&amp;#39;t even surprised.&amp;nbsp; I drove out to the base, and wept as I told Jerry that his big brother had died.&amp;nbsp; He didn&amp;#39;t seem to understand what I had said at first and then he put his hand on his forehead and sank back in&amp;nbsp;the chair at his desk.&amp;nbsp; I never told him of the slow-motion premonition.&amp;nbsp; I don&amp;#39;t recall ever telling anyone at all. &lt;/p&gt;&lt;p&gt;We drove to the family&amp;#39;s hometown in North Alabama.&amp;nbsp; It didn&amp;#39;t occur to us to drive over to the base where Claude Jr had been serving his weekend Guard duty, although it was only a couple of hours from our house. When we arrived with children-in-tow, Grandpa&amp;#39;s house was already full of family.&amp;nbsp; We sat in the kitchen with the rest of the family trying to comfort their daddy.&amp;nbsp; He was a man of very few words and there were no words at all for this day.&amp;nbsp; Someone finally said that he wanted his oldest boy brought home and that it just wasn&amp;#39;t fair to have to wait a week for the funeral service.&amp;nbsp; I didn&amp;#39;t fully understand but I knew that something wasn&amp;#39;t happening the way it should be. &lt;p&gt;&lt;strong&gt;&lt;em&gt;"It's just another day for you and me..... in paradise."&lt;/em&gt;&lt;/strong&gt; &lt;/p&gt;&lt;p&gt;I'm one of the lucky ones who has the privilege of living on the coast ... the lesser known coast ... the NW &lt;strong&gt;Florida coastline on the Gulf of Mexico&lt;/strong&gt;.&#160; It's beautiful here... sugar white sandy beaches... November temps have been cool this week... nighttime temps have been in the mid 40s.&#160; Daytime weather is sunny and a cool 75 degrees.&#160; &lt;/p&gt;&lt;p align="left"&gt;&lt;img title="Panama City Beach, FL" src="http://i202.photobucket.com/albums/aa110/jevett_photos/beach.jpg" height="127" alt="beach" width="170" /&gt;&lt;/p&gt;&lt;p&gt;No snow.&#160; No ice.&#160; Maybe for 3-5 weeks during the winter (January or February) we'll have freezing cold rainy weather... the last (only) time I've seen snow here that actually stuck to the ground (a couple of inches) was December, 1989.&#160; My children were 1 yr, 4 yr, and 6 yrs old.&#160; I know they have missed out on a lot of fun ... I grew up in Tennessee, so I remember beautiful white snow.&#160; Last November, we spent a week in the Smoky Mountains, Gatlinburg, TN, and it snowed at the very top on Clingman's Dome on the last day of our stay... we had to drive up to the Dome so my kids (now grown up kids) could see the snow.&lt;/p&gt;&lt;p align="right"&gt;&lt;img title="Smoky Mts 2006" src="http://i202.photobucket.com/albums/aa110/jevett_photos/smokymtssnow.jpg" height="127" alt="smoky mts snow" width="170" /&gt;&lt;/p&gt;&lt;p&gt;But this post is about &lt;strong&gt;&lt;em&gt;&lt;u&gt;ANOTHER DAY IN PARADISE&lt;/u&gt;&lt;/em&gt;&lt;/strong&gt; ... a Phil Collins song ... the video is one of his performances compliments of YOU TUBE.&#160; People who visit our area... known as &lt;strong&gt;&lt;em&gt;"The World's Most Beautiful Beaches"&lt;/em&gt;&lt;/strong&gt; often say this is Paradise.&#160; Not too hot... not too crowded (other than spring break) ... not too far to drive if you live anywhere in &lt;strong&gt;GA, AL, TN, MS&lt;/strong&gt;, or most of northwest to central &lt;strong&gt;Florida&lt;/strong&gt;.&#160; We have lots of people this time of the year from &lt;strong&gt;Canada, Michigan, Indiana, Pennsylvania, Ohio&lt;/strong&gt;, etc. &lt;/p&gt;&lt;p&gt;Even here we have so many people who have no one to care for them.&#160; We have a downtown rescue mission that is bursting at the seams with families in need.&#160; There are so many children who don't have warm clothes, coats, comfortable, clean shoes.&#160; There are so many women wondering how they will provide for their children and so many men who feel that responsibility with such a sense of desperation that most of us cannot imagine.&#160; And then there are the elderly, the lonely, the forsaken.&#160;Even in Paradise, people exist in a living "hell" every day. &lt;/p&gt;&lt;p&gt;The song reminds&#160;me of those people, and it makes me ask, "What will I do with this day in this beautiful place?"&#160; Will I continue to live only for myself or will I take a deep breath and ask, "What can I do?" &lt;/p&gt;&lt;p&gt;In a couple of weeks, we'll celebrate Thanksgiving Day, followed closely by "the holidays" ... whatever that means to you ... &lt;p align="center"&gt;&lt;strong&gt;&lt;a href="http://janevett.featuredblog.com/?p=18" title="Permanent Link to The NEW Bay County International Airport Groundbreaking!"&gt;The NEW Bay County International Airport Groundbreaking!&lt;/a&gt;&lt;/strong&gt;&amp;nbsp;&lt;/p&gt;&lt;p align="center"&gt;&lt;img title="LOGO" src="http://i202.photobucket.com/albums/aa110/jevett_photos/BAYCoIntlAirportlogo.gif" height="148" alt="Airport Authority logo" width="388" /&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;November 1, 2007&lt;/strong&gt; was considered a &amp;quot;red letter&amp;quot; day in &lt;strong&gt;Panama City Beach, Florida.&lt;/strong&gt;&amp;nbsp; The big deal was the ceremonial groundbreaking for the new &lt;strong&gt;Bay County International Airport&lt;/strong&gt; ... the beginning of the construction phase for the newest &amp;lsquo;state-of-the-art&amp;#39; international airport in the U.S.&amp;nbsp; &lt;/p&gt;&lt;p&gt;It&amp;#39;s hard for locals to believe that this event has much interest beyond the bays of our area.&amp;nbsp; It&amp;#39;s been the subject of conversation and controversy, hopes, plans, schemes, and dreams for the past few years.&amp;nbsp; Many, many locals have said, &amp;quot;It&amp;#39;ll never happen.&amp;quot;&amp;nbsp; And many others have said, &amp;quot;Say it isn&amp;#39;t so.&amp;quot;&amp;nbsp; While many of us in the &lt;strong&gt;real estate&lt;/strong&gt; &lt;strong&gt;industry&lt;/strong&gt; have said, &amp;quot;Could it really happen here?&amp;quot;&amp;nbsp; &lt;/p&gt;&lt;p&gt;The airport is planned to occupy a &lt;strong&gt;75,000-acre area sector&lt;/strong&gt; of &lt;strong&gt;West Bay&lt;/strong&gt;, which is part of &lt;strong&gt;Panama City Beach&lt;/strong&gt;.&amp;nbsp; It&amp;#39;s off Hwy 388 which is located at the big bridge on Hwy 79 that you cross when you&amp;#39;re between Ebro and &amp;quot;the beach.&amp;quot;&amp;nbsp; The site is 1,300 acres of a 4,000-acre parcel that was donated by &lt;strong&gt;The St. Joe Company&lt;/strong&gt; to the &lt;strong&gt;Bay County Airport Authority&lt;/strong&gt;.&amp;nbsp; &lt;/p&gt;&lt;p&gt;The current &lt;strong&gt;Bay County Airport&lt;/strong&gt; is located in what has grown to be a dense residential area in the middle of &amp;quot;town.&amp;quot;&amp;nbsp; Actually, the town grew towards the airport over the past 20 years as businesses opened on 23&lt;sup&gt;rd&lt;/sup&gt; Street.&amp;nbsp; Not only has the area become overcrowded in terms of traffic, stores, and subdivisions, but also the airport has outgrown itself.&amp;nbsp; According to the airport authority, there are &amp;quot;significant deficiencies&amp;quot; with the current airport including the &lt;strong&gt;insufficient length of the runways&lt;/strong&gt; for newer larger airliners.&amp;nbsp; There was a short-lived idea that the runways could be extended into an adjacent bayou, but the &lt;strong&gt;FL DEP (Dept of Environmental Protection)&lt;/strong&gt; and environmental groups objected. &lt;/p&gt;&lt;p&gt;The new West Bay location will also benefit from the efforts of environmentalists with great efforts going to the development of an unprecedented preservation area named &lt;strong&gt;The West Bay Preservation Area.&amp;nbsp;&amp;nbsp; This area of Panama City Beach may be the best-kept secret in the state of Florida.&lt;/strong&gt;&amp;nbsp; It&amp;#39;s virtually an untouched area of pristine bays, creeks, and plush green acreage.&amp;nbsp; The purpose of the preservation project is to keep these waters as the healthy and safe habitat that it has been for centuries. &lt;/p&gt;&lt;p&gt;The new airport is slated to open in the &lt;strong&gt;year 2010&lt;/strong&gt; according to the plans disclosed by the Airport Authority. &lt;p&gt;THE COVE........ A PEACEFUL ESTABLISHED NEIGHBORHOOD IN PANAMA CITY, FLORIDA&lt;/p&gt;&lt;p&gt;In the heart of the coastal town known as Panama City is an area called &amp;quot;The Cove.&amp;quot;&amp;nbsp; It&amp;#39;s one of the first areas settled along the coast, and many of the homes were built between 1911-1959.&amp;nbsp; Of course most of these homes have been remodeled and updated over the years, many of them having been owned by the original family for a long time.&amp;nbsp; Some of the homes are now rental properties, and they are always popular with families who want to be near the neighborhood elementary schools, shopping center with a local favorites&amp;#39; grocery store, hair salon, and flower shop.&amp;nbsp; The Cove is named for the way it follows along St Andrew Bay providing several sheltered areas for marinas and boat slips.&amp;nbsp; &lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;img title="Cove" src="http://activerain.com/image_store/uploads/2/3/9/2/4/ar119220180542932.jpg" height="445" alt="Cove" width="589" /&gt;&lt;/p&gt;&lt;p&gt;As you can see in the Google Map above, The Cove is that lovely piece of land surrounded by the sparkling waters of St Andrew Bay and many-a bayou. &lt;/p&gt;&lt;p&gt;The red placemark dot almost centered in The Cove area is a 3 bedroom/2 bath home that I&amp;#39;ve listed for sale.&amp;nbsp; It was built in 1942 and has those beautiful white oak, hand-hewn solid wood hardwood floors... the kind they don&amp;#39;t make any more because beautiful wood like that is almost impossible to get at a reasonable price.&amp;nbsp; It was completely remodeled in 2004-2005 with an entirely new kitchen with ceramic tiled floor, tiled back splash, solid surface counter tops, new appliances, and custom built solid wood cabinets that feature glass-front doors, lazy susans, and pull out drawers.&amp;nbsp; A master bath was added to the oversized master bedroom and features a new huge whirlpool tub, vanity sink, and the original pink tiled separate shower.&amp;nbsp; The home has crown molding and faux painted decor throughout.&amp;nbsp;&amp;nbsp;The family room has&amp;nbsp;tongue and&amp;nbsp;grooved solid wood ceilings and&amp;nbsp;built-in bookcases.&amp;nbsp; There is a formal foyer entry, formal living room, and formal dining room. &lt;/p&gt;&lt;p&gt;Here are&amp;nbsp;a few pictures.&amp;nbsp; If you&amp;#39;ve heard about the future projected growth of Panama City - Bay County,&amp;nbsp;FL,&amp;nbsp;and have thought about buying an investment property here that would cash flow as a rental home in a NICE neighborhood, this would be a great choice.&amp;nbsp; By the way, this is my house.... &lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;I just commented on a blog posted today by a new mom (and a new real estate agent who recently got her license to support her husband&amp;#39;s real estate business).&amp;nbsp; In her blog, she was asking for suggestions for balancing work with her new responsibilities as a mom.&amp;nbsp; &lt;/p&gt;&lt;p&gt;My comment was that she has just discovered one of the most difficult things about being an independent business person... a real estate agent.&amp;nbsp; The key to success, I think, is to treat your real estate business like any other real business.&amp;nbsp; Set office hours and then be prepared to work at home, too.&amp;nbsp; Lots of us are on-line after hours!&lt;/p&gt;&lt;p&gt;This discussion also reminded me of an anonymously written bit of humor that circulated on the Internet for a while.&amp;nbsp; I am going to include it in this blog ............ dedicated to Katy Brave and all the other real estate moms!&lt;/p&gt;&lt;p&gt;POSITION:&amp;nbsp; PARENT&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;JOB DESCRIPTION:&lt;br /&gt;&lt;br /&gt;Long term, team players needed for challenging permanent work in an often-chaotic environment.&amp;nbsp; Candidates must possess excellent communication and organizational skills and be willing to work variable hours, which will include evenings and weekends and frequent 24 hour shifts on call.&amp;nbsp; Some overnight travel required, including trips to primitive camping sites on rainy weekends and endless sports tournaments in far away cities!&amp;nbsp; Travel expenses not reimbursed.&amp;nbsp; Extensive courier duties also required. &lt;/p&gt;&lt;p&gt;&lt;br /&gt;&lt;br /&gt;RESPONSIBILITIES:&lt;br /&gt;&lt;br /&gt;The rest of your life. &lt;/p&gt;&lt;p&gt;Must be willing to be hated, at least temporarily until someone needs $5. Must handle assembly and product safety testing of a half million cheap, plastic toys, and battery operated devices.&amp;nbsp; Must always hope for the best but be prepared for the worst. Must assume final, complete accountability for the quality of the end product. &lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;It seems like every week someone asks me why a certain house or property is not getting any showings... Why hasn&amp;#39;t it&amp;nbsp;sold?&amp;nbsp; Why aren&amp;#39;t there any offers from prospective buyers?&amp;nbsp; In the changing real estate market, it is not so easy to give a quick answer to these questions.&amp;nbsp; However, there are certain guidelines that can help in any market.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Three Determining Factors&lt;/strong&gt;:&lt;/p&gt;&lt;p&gt;1&lt;strong&gt;. Location&lt;/strong&gt; - neighborhood; waterfront; proximity to schools, transportation, shopping&lt;/p&gt;&lt;p&gt;2. &lt;strong&gt;Condition&lt;/strong&gt; - warranted items vs cosmetic issues&lt;/p&gt;&lt;p&gt;3. &lt;strong&gt;Pricing &lt;/strong&gt;- strategically placing a specific property at a realistic price that will sell &lt;/p&gt;&lt;p&gt;Now that we&amp;#39;ve set the guidelines, these are the fine points that really make the difference in whether the property gets shown to qualified buyers.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Location&lt;/strong&gt;:&amp;nbsp; It&amp;#39;s not just about being in the right neighborhood.&amp;nbsp; Homes sell in every area of a town.&amp;nbsp; Sometimes new subdivisions are &amp;lsquo;popular&amp;#39; and sometimes it&amp;#39;s the traditional established areas that are more desirable to a specific buyer.&amp;nbsp; If the property is waterfront, there are even more factors to consider such as the depth of the water, whether or not there are obstacles (bridges) blocking a boater&amp;#39;s access to deeper waters, and the condition or availability of boat docks.&amp;nbsp; Then there is the issue of the location of the property within the town.&amp;nbsp; Is it located near school zones, shopping centers and areas of interest to tourists?&amp;nbsp; Is it located in a high-traffic area or too far off the main roads? &lt;/p&gt;&lt;p&gt;An even more refined point is the location of the home on the lot.&amp;nbsp; How does it face the road front?&amp;nbsp; Is the back yard spacious or too close to adjacent property?&amp;nbsp; Is it a corner lot or on a cul-de-sac?&amp;nbsp; What are the setback restrictions?&amp;nbsp; Are there sidewalks? &lt;/p&gt;&lt;p&gt;&lt;strong&gt;Condition&lt;/strong&gt;:&amp;nbsp; The warranted items are what really matter in terms of repair costs and pricing.&amp;nbsp; These include roof, flooring (support/structure), appliance condition, heating and cooling, plumbing, and electrical.&amp;nbsp; Cosmetic items are often the most visible in terms of condition, but are not always considered an important factor when it comes to what the seller may be required to repair or credit repair costs for the buyer.&amp;nbsp; Cosmetic items include things like frayed carpet, scuffed walls or floors, outdated light fixtures (that are still in good working condition), wallpaper, and window treatments among other things.&lt;/p&gt;&lt;p&gt;In today&amp;#39;s competitive market, condition may be even more important than location to a buyer.&amp;nbsp; It certainly is the most important factor in getting the price the seller wants to get.&amp;nbsp; It is absolutely essential that the seller do whatever is necessary to get the home in top quality condition.&amp;nbsp; That might include painting dull walls with warmer colors, or pressure washing the exterior of the home, or trimming the landscaping and certainly keeping the lawn mowed, or something as simple as making sure every appliance and light fixture or ceiling fan works properly.&amp;nbsp; Do I even need to mention keeping the kitchen and bathrooms sparkling clean?&amp;nbsp; Put away unwashed laundry, any food items should be in a pantry or cabinet (except maybe a bowl of &lt;u&gt;fresh&lt;/u&gt; fruit), and put pharmaceutical items and all prescription drugs in a drawer (never leave your wet toothbrush lying on the sink!). &lt;/p&gt;&lt;p&gt;&lt;strong&gt;Pricing:&lt;/strong&gt;&amp;nbsp; A seller must realistically consider the price of comparable properties specific to his location.&amp;nbsp; Look at homes that have sold within the past six months.&amp;nbsp; Look at the homes currently for sale in your area.&amp;nbsp; Look at the homes that are &amp;quot;under contract&amp;quot;&amp;nbsp; - pending or contingent contracts.&amp;nbsp; Most importantly look at the properties that were listed but have now &amp;lsquo;expired&amp;#39; - did not sell.&amp;nbsp; No matter how tempting, this is &lt;u&gt;not&lt;/u&gt; the time to add up credit card debt or factor in the cost of the upcoming move to a new town. Try to think strategically.&amp;nbsp; Place your property where you think it will have an advantage over the competition - other similar listed properties.&amp;nbsp; Forget the neighborhood gossip about what other houses may or may not have sold for according to non-professionals.&amp;nbsp; Take the advice of an experienced real estate agent who can show you comparable numbers and explain what they mean to you.&lt;/p&gt;&lt;p&gt;If you choose not to take the advice of your real estate agent, you have no one to blame but yourself when your house doesn&amp;#39;t get any showings and the house across the street goes under contract in a week.&amp;nbsp; I&amp;#39;ve seen greedy sellers show deep remorse when they priced their listing $10,000 higher than my suggested list price only to watch their neighbors&amp;#39; house sell at that very same suggested list price that they chose to ignore.&amp;nbsp; &lt;/p&gt;&lt;p&gt;Real estate agents should realize they could only help people who want to help themselves.&amp;nbsp; If you want to know what will bring you the most money in the least time, ask your real estate agent to help you price your home based on location, condition, and market comparables.... And then tell everyone you know that your house is for sale, and ask them to call your agent when they think of someone who might be interested!&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;    </content>
