May 2013 Homes Sales Report King County & Eastside Cities of Bellevue, Redmond, Kirkland, Issaquah and Sammamish. May of 2013 King County closed sales were up modestly 19.3% from May 2012 (3122 v 2618). The Eastside showed closed sales up 23.4% (1077 v 873) The median home price in King County in May was up 15.39% to $375,000 The Eastside showed gains with a median sales price up 13.41% to $499,000. If your looking for the most popular home in Bellevue, well you have found it, sort of. Over the past 12 months in the city of Bellevue 1,319 homes have sold and the sweet spot is the $400,000 to $500,000 in that range last year 254 homes were sold representing that sales price range. In second place the price range of $300K to $400K saw 198 closings.

In an attempt to answer the question, "Where are new construction home prices headed in Sammamish?" I ran two reports the first is Median Sale Price for "Presale" homes in Sammamish over the last year.
As you can see home prices fell from December to March before rebounding in June. The sample size that this report pulled was only 30 homes, possibly too few for a meaningful reflection of the market conditions, however if we take a look at the national picture...

October 2011 Homes Sales Report for King County & Cities of Bellevue, Redmond, Kirkland, Issaquah and Sammamish. In October of 2011 King County closed sales were up 16.61% from October 2010 (1,853 vs 1,589) . The Eastside showed some very strong numbers as well with closed sales. Closed sales were up 13.29% (588 vs 519) The median home price in King County in October was $287,500 down 17.86%. The Eastside Median Sales price was down just 10.75% to $415,000. September 2011 Homes Sales Report for King County & Cities of Bellevue, Redmond, Kirkland, Issaquah and Sammamish. In September of 2011 King County closed sales were up a remarkable 36.26% from September 2010 (1,999 vs 1,467) . The Eastside showed some very strong numbers as well with closed sales. In May of 2011 closed sales down in King County, Washington down 5.78% from May of 2010(2,233 vs. 2,104) . The Eastside has an up tick in closed sales. Closed sales were up 8.26%(678 v 734.) The median home price in King County in May was $316,750 down 8.45%. The Eastside Median Sales price was down 4.49% to $425,000.
