So while everyone in the industry has been bundling up preparing for the long cold winter, I along with many in my office are seeing rays of hope shining though frigged times.  After a remarkably slow fall season things seem to be getting brighter in the real estate market place.  The explosion of foreclosures onto the scene has given investors a reason to go house hunting.  A few trends that I am seeing are individuals moving money from the stock market and re-investing it into the real estate market.  Investors are hoping for a buy low sell high strategy and see now as a great time to get in.  There is also a high demand for quality multi family properties.  Most of my clients are looking for a solid multi family home that needs a little bit of work, but has a good equity position.  The idea behind this strategy is to rent out the property for enough to cover the mortgage or make a modest sum of money each month, then when things improve a few years down the road sell for a nice profit. 

While I do not think the market will rebound over night I do believe that we are near the turning point.  The general atmosphere is shifting from one of dire dispair to one of possibilities and hope for the near future.  Everyday day there are less problem and more possibilities.
