For most of us this weekend the door is slammed shut on summer. The kids are back to school and you start to settle in to the familiar routines of daily life. When the summer ends and the millions of tourist go home is when the Outer Banks turns into a special place to be. Now don't get me wrong for those of us who live here we would not be able to survive with them but for the next 3 months is what most locals and visitors consider THE time to be here. With the market the way it is today allot of discount real estate brokers are coming under fire. I have written many times about the value of using a full service real estate broker. I must admit that I am very biased on this matter since I own a full service real estate company. Today I read an article that really talks about the need using a realtor who offers you knowledge, experience and marketing rather than a company you pay to put your house on the local mls. Wow!!! Over the past 2 days you would think the whole real estate market has crashed with all the negative information being reported by all the major news outlets. I have written about the media and how they are blowing this whole real estate "bubble bursting" scenario way out of proportion. Its no secrete the market has slowed but why??? There has been no natural disaster, mortgage rates are not going thru the roof, and the economy is not collapsing. Why then has the general public stopped buying real estate??? Outer Banks Real Estate-Average Price Still Holding Steady - 08/22/06 03:21 PM
The market here on the Outer Banks seems to be holding steady with the average sale price only 0.7% off from last year. It's basically flat and with the amount of buyer activity picking up it seems that barring a total collapse the market values will remain flat until the end of the year. In my company the number of showings are as high as they have been all year and it seems to be that way all over the Outer Banks. Will this lead to a flurry of sales over the next few months?? Finally some good news this week for the real estate market. The FED put a hold on raising interest rates for the first time in 2 years and mortgage rates fell to the lowest levels since March of this year. Some say this is only a temporary reprieve with rates forecasted to go back up over the next 2 FED meetings; however there are growing numbers of economist who say this will be the end of the interest rate hikes. In a post last week I talked about the buyer activity that has been on the upswing lately. I wanted to add to that same thought with this post today. I have noticed not only more buyers looking but the tourists have been asking allot of questions lately. Whether I have been in the grocery stores, restaurants or beach over hearing conversations, they all seemed to revolve around real estate. This year more than ever there has been more tourists from Pennsylvania, NY, NJ, and Ohio who seem to love the Outer Banks. I have said many times on this blog that the media plays a big part in the real estate market and the stock market for that matter. The media seems to not only jump on the latest bandwagon good or bad but in most cases they over it do the point that it really does whip people up into a frenzy when things are going well or scare them to death. I have been out showing property the last few days and had the chance to talk to some realtors. I always ask them how their business is doing when I schedule a showing. All year long anytime I called the agents they all said the same thing "it's dead", but not this week. Most of the 10 agents I talked with said that they have seen a dramatic increase in buyers looking for property. While the offers are not rolling in it does seem that the Outer Banks market is starting to pick up with activity which has been non-existent all (0 comments)
