Wow!!! Over the past 2 days you would think the whole real estate market has crashed with all the negative information being reported by all the major news outlets. I have written about the media and how they are blowing this whole real estate "bubble bursting" scenario way out of proportion. Its no secrete the market has slowed but why??? There has been no natural disaster, mortgage rates are not going thru the roof, and the economy is not collapsing. Why then has the general public stopped buying real estate??? The market here on the Outer Banks seems to be holding steady with the average sale price only 0.7% off from last year. It's basically flat and with the amount of buyer activity picking up it seems that barring a total collapse the market values will remain flat until the end of the year. In my company the number of showings are as high as they have been all year and it seems to be that way all over the Outer Banks. Will this lead to a flurry of sales over the next few months?? Finally some good news this week for the real estate market. The FED put a hold on raising interest rates for the first time in 2 years and mortgage rates fell to the lowest levels since March of this year. Some say this is only a temporary reprieve with rates forecasted to go back up over the next 2 FED meetings; however there are growing numbers of economist who say this will be the end of the interest rate hikes. I have been out showing property the last few days and had the chance to talk to some realtors. I always ask them how their business is doing when I schedule a showing.
