outer banks: Outer Banks Real Estate Market: Average Sold Price Up For 2011!! - 01/02/12 10:59 AM
The Outer Banks real estate market has put 2011 in the rear view. The market started off hot in 2011 and continued throughout the summer until Hurricane Irene came to town. Irene hit the brakes on the market right in the middle of the fall selling season for about 60 days and that put a damper on sales. Even with all of the hurricane clean up in September and October sales came roaring back towards the end of the year.   Buyers have made their mind up that now is the right time to invest in the Outer Banks real estate market. … (0 comments)

outer banks: Sunsets On The Outer Banks Are Just Awesome - 05/26/11 03:32 PM
I really enjoy living on the Outer Banks with all of the natural beauty that surrounds this special place. The one thing I love the most is watching the sun set over the sound. There is such an peaceful easy feeling that comes over you as you watch the sun slowly fall out of the sky and dip below the horizon. The colors that light up the sky are so amazing you wonder how such a thing is even possible. The next time you make it down to the Outer Banks treat yourself to one of natures greatest shows. outer banks: The Outer Banks Real Estate Market Is On Fire So Far In 2011 - 04/13/11 04:37 PM
With the first quarter of 2011 in the books all I can say is WOW!!
It would be an understatement to say that March was a good month for sales because, in fact, it was fabulous. March 2011 sales are at their highest levels since March 2006 and sales are 34% higher when compared to March 2010. The stats do not lie and right now the OBX real estate market has left the bottom far behind.Compared to 2010 the average selling price is up 6.7% and the number of active listings are down over 20%. If we continue at this pace … (1 comments)

outer banks: Nags Head To Start First Beach Nourishment Project On The Outer Banks In June 2011 - 04/08/11 09:30 AM
It has been a long time coming but finally the Town of Nags Head has received the go ahead to start their beach nourishment project. Beach nourishment has been a controversial topic on the Outer Banks for the last 15yrs. The project will begin in June and start in South Nags Head, an area that has seen the worst beach erosion over the last 2 decades, and will span 10 miles. Only time will tell if it was worth it or not.
Below is the beginning of an article from The Outer Banks Voice on the project:
Beach nourishment is officially a … (1 comments)

outer banks: The Outer Banks Get's A Little Snow In December - 12/06/10 10:31 AM
It does not happen very often but it actually snowed, just a little, on the Outer Banks Friday night while just across the bridge in lower Currituck snow covered the ground by Saturday morning. For those of us that live here we normally get some flurries or a dusting every year. In the 9yrs that I have lived here there has only been snow on the ground twice and one of those was last years whopping 3 inches. Many children like mine had never actually seen that much snow on the ground so to them it was like 3 feet. It was time to … (0 comments)

outer banks: One Word To Describe Fall On The Outer Banks-AMAZING!! - 09/22/10 04:31 PM

-A beautiful fall sunset over the Roanoke Sound-Photo by Matt Huband
It's that time of year on the Outer Banks where everything is just perfect!! If you have never been to the Outer Banks from Labor Day to Thanksgiving then you are missing out on what many locals declare as their favorite time of the year. I have lived on the Outer Banks going on 9 years and wish this time of year would last forever. For starters the weather is just fantastic, gone are the hot humid 100* days, the pace of the island gets even more laid back, surfing is … (0 comments)

outer banks: Outer Banks Summer Season Could Be One For The Record Books - 09/20/10 12:12 PM

The summer of 2010 on the Outer Banks is shaping up to be one of the best on record according to various economic data that is finally coming in. I live just over the Wright Memorial Bridge in Kitty Hawk and I can say for a fact that the traffic getting onto the island did not stop letting up until 8-9pm, which was about 2 hours longer than normal. Many of the rental companies and hotels were at 100% occupancy for most of the summer. Renters looking to get discounts by booking last minuet found themselves without a place to stay. While most business's and restaurants … (2 comments)

outer banks: Incredible White Marlin Fishing On The Outer Banks After Hurricane Earl - 09/09/10 04:28 PM
Every now and then after a big storm white marlin will bunch up off the coast of the Outer Banks and the action is epic. Such was the case this week after Hurricane Earl with over 500 white marlin caught in 2 days by the Oregon Inlet Fishing Fleet. It was not unusual for boats to catch 10-20-30 even 50 white marlin over a 2 day stretch. September and October are great bill fishing months on the Outer Banks so if you have ever wanted a shot to catch marlin the time is now.
You can go to the Oregon Inlet website … (1 comments)

outer banks: Outer Banks Beach Safety From A Locals Point Of View - 07/08/10 12:40 PM

Summer Beach Safety
Being a full time resident on the Outer Banks I go to the beach often and every year I have to rescue someone from drowning or pull a child out of the surf that has been swept out by the waves.  As a parent with 2 children here are some rules I live by while at the beach that will hopefully keep your family safe as well.
· Never let a child swim in the ocean with out a parent first going into the water to determine how strong the current is
· Never let a child swim in … (0 comments)

outer banks: Plans For Wind Turbines On The Outer Banks Moving Along - 07/07/10 04:11 PM
Plans For Offshore Wind Turbines Plans are moving forward that could see up to three wind turbines placed in the Pamlico Sound as early as next year to provide power for homes on the Outer Banks. It's all part of a first step that could see massive wind farms placed out in the ocean. The demonstration project would see the turbines placed in the Pamlico Sound, likely ten miles west of Avon and northwest of Buxton. The turbines would provide about ten megawatts of power for about 3,000 homes.

outer banks: Outer Banks Plastic Bag Ban Expands To All Businesses October 1st 2010 - 07/01/10 12:01 PM
I am glad to see the plastic bag ban on the Outer Banks will be expanding to all businesses. As a full time resident I see first hand the mess these plastic bags cause as they blow all over the island. Many residents now us re-useable cloth bags every where we go and no one complains.  Now the trick is to get the word out to the millions of tourists. While recycled paper bags will be offered it would be great to if everyone who vacationed here showed up with their re-usable cloth bags. Spread the word to everyone you know who visits the Outer Banks!!

outer banks: Public Access to Cape Hatteras National Seashore Beaches On The Outer Banks Under Attack - 04/15/10 02:40 PM
For the last few years the Outer Banks has been under attack from a group of well funded and connected evniromentalist that want to close all public access to Cape Hatteras National Seashore. All of this over a bird, the Piping Plover, which is not endangered by the way. The Piping Plover has thrived on the Outer Banks long before the environmentalist turned the Plover into their poster child for getting the beaches closed. So far they have prevailed in getting the beaches partially closed throughout most of the year. For over 100 years the public has had free access to drive out onto Seashore beaches to fish, surf, or … (0 comments)

outer banks: Cost Of Owning An Outer Banks Beach House - 02/25/10 12:46 PM
Many people would love to own a beach house on the Outer Banks but have no idea how much it costs or what’s involved.
Since most of the houses on the Outer Banks are used as weekly vacation rentals many people want to know what portion of the rental income will help pay for the expenses and what will be left over to go towards the mortgage? As a general rule you can use a 60/40 split. 60% of the gross rental income will go towards the expenses of the house such as, utilities, management fees, pool/hot tub cleaning, maintenance, taxes … (0 comments)
