As many of the participants know - I have long been one of RealEstateWebmasters bigest advocates.  Yesterday, in a very draft fashion - I moved my www.DaveAbernathy.com site from being a Point2 site to one the REW's new Limited Edition Custom sites.

It will be interesting to see how long it takes before the sites lead capture systems start to generate leads.  Over the coming weeks I will be adding content and blogging on a number of platforms to see how much effort it will take to get this site back to placing in my market area and see how many more leads it generates from the Point2 site with a framed IDX that the site had previously.

I am planning on focusing on the Palm Beach Waterfront Condo market first with condominium properties from Palm Beach to Juptier Island.  After I start to place for the condo markets - I will start targeting the Luxury Country Club communities like Admirals Cove and then the Waterfront Communities.

I will try and post updates here as I see how the new site performs.

There are 17 properties which have sold in Jupiter, Florida for over $500,000 since the beginning of the year. On the Loxahatchee River, 5 properties have sold ranging from $677,000 to $2,700,000. In Abacoa, 5 properties have sold ranging from a home in Mallory Creek for $589,595 to a home in Valencia for $1,175,000. The Ritz Carlton Golf Club & Spa has 3 properties which sold ranging from $1,000,000 to $1,600,000.

Other areas where properties have sold include:

  • 1 home in Jonathan's Landing which sold for $690,000
  • 1 condo on Jupiter Island which sold for $1,043,000
  • 1 home in Jupiter Farms which sold for $566,000
  • 1 home in a Jupiter oceanfront community which sold for $752,000
 

In the past ten days, 22 new listings have come on the market in Jupiter, Florida. On the Loxahatchee River, 5 properties have come on the market ranging from $515,000 to $4,500,000. In Admiral's Cove, there are 4 new properties ranging from $745,000 to $1,825,000. There are 3 new property listings for Jonathan's Landing which range from $629,000 to $1,599,000.

Other areas with new listings include:

  • 3 in Jupiter Farms ranging from $599,000 to $1,495,000. 
  • 3 beachfront condos ranging from $600,000 to $2,750,000
  • 1 in Jupiter Country Club for $1,475,000
  • 1 in Jupiter Hills for $1,800,000
  • 1 in the Ritz Carlton Golf Club & Spa for $4,475,000

 

 

One of the great parts of my job is the opportunity to work with many of the best Realtors from across the country.  Today I have the chance to spend time with Derek Myers of Key Real Estate in the Pittsburgh PA area.

Derek was sharing with me that buyers in his market area, unlike Florida, tend to search more by school areas than subdivisions.  Some of the schools that are in the market that their brokerage supports include: North Allegheny Schools, Seneca Valley Schools, Mars School District, Hampton and others.

Bear Quarters

 

Today I had the chance to meet with the developer of Bear Quarters in Winter Park Colorado.   It is interesting to find in today's market what you can still purchase as a fractional ownership for under two hundred thousand dollars.

Here is a sampling from the site describing the area.  -  Great for me is I have been invited to go see the project.

Long a quiet hidden secret, Winter Park is the last ski resort area in Colorado to be developed. Winter Park has two ski areas: Mary Jane and Winter Park, home to Intrawest's ski resort. Long before Winter Park became a world class mountain resort and venue for both winter and summer activities, it was famous as a silver mining town, and boasts a lively and colorful past. Remnants of the mining past dot the surrounding area.

In the summertime many front range residents visit the town to escape high temperatures since Winter Park is usually 20°F (6°C) cooler, being that Denver sits about 5,280 feet above sea level and Winter Park is above 9,000 feet.

As a golfer you will enjoy the condition of the greens on many of the local courses, but what really drives the quality of the golfing in this area is the relaxed atmosphere. So after fishing, hiking and biking you can go shoot a round.

Photography, birding, sleigh rides, summertime concerts, musical festivals, weekend events at the Winter Park parks.
