By now, most agents that have performed a short sale know what these items are.&amp;nbsp; However, to keep my list up-to-date, I have a checklist that I use all the time. This form helps me create a short sale package that is accepted most of the time from any lender.&lt;/p&gt;

      <title>First time home buyer down payment assistance programs</title>
      <description>&lt;p&gt;For first-time buyers, often the first thought that comes to mind is, &quot;I need a down payment.&quot; This is often followed by the question, &quot;Now, where do I get that down payment?&quot;&lt;/p&gt;
&lt;p&gt;Depending upon the loan type, a home mortgage typically requires 3 to 5 percent down. If you have the money, then you're set. But what if you don't?&amp;nbsp; What if you're renting? You can afford a mortgage within your means, but coming up with the down payment money needed to begin the transaction can be challenging. So, where can you turn?&lt;/p&gt;

&lt;p&gt;&amp;nbsp;I just used a program called Ameridream and used my commission to eat closing costs and got money back at closing with just 1k down at contract. 100% financing is out there if you know how to find it. I used Suntrust Bank and can provide you their info if needed. I could have put a large amount down but with this economy, I made a smart move and saved my money for future mortgage payments. So I'm not on the losing end in this economy.&lt;/p&gt;</description>

This is one of the most important topics in sales and not discussed much among realtors. I meet many agents that are living their lives in default by letting their own emotions control them while they are trying to sell. control your emotions by controlling your attitude and what you pay attention to tends to get you to think like that. Best tip of the year is throw away your TV unless you watch educational programs, because majority of the TV is negative and the media is the king of it all. The media has had our country on it's knees latley. Stop watching the media and live your own life with a positive attitude and watch your life transform.&lt;/p&gt;</description>

What can&amp;nbsp;I do today to have a greater day then yesterday?&amp;nbsp; It sure beats the question most people ask. Why do I have to wake up so early? That question will not empower you if your in sales.&lt;/p&gt;
&lt;p&gt;When my feet hit the floor from bed, I always look up and say &quot;Thank You&quot; With real feeling and emotions. This feeling of gratitude is the key to be successful in life.&lt;/p&gt;
