Short sales can be alot of paperwork but they pay off when they close!

When formulating your short sale package, there are items that you will need to collect. By now, most agents that have performed a short sale know what these items are. However, to keep my list up-to-date, I have a checklist that I use all the time. This form helps me create a short sale package that is accepted most of the time from any lender.

This really helps when talking to the lender and you get the infamous "we did not receive that" statement. Make sure you number every page! Also make sure you have the account number at the top of every page!

Daytona Beach Shores is seeing a major surge in activity after a year of slow sales....

I'm referring to Oceanfront new construction. With many options between new communities has given an oceanfront buyer a great time to steal luxury on the sand. With South florida being over built and many properties are not oceanfront gives this area the true value of oceanfront. With height restrictions of highrises here and north of our are into Ormond Beach limit supply and demand for when the market increases prices. This makes a very wise choice for people looking to get a deal now.

First time home buyer down payment assistance programs

For first-time buyers, often the first thought that comes to mind is, "I need a down payment." This is often followed by the question, "Now, where do I get that down payment?"

Depending upon the loan type, a home mortgage typically requires 3 to 5 percent down. If you have the money, then you're set. But what if you don't? What if you're renting? You can afford a mortgage within your means, but coming up with the down payment money needed to begin the transaction can be challenging. So, where can you turn?

One of the most overlooked sources of down payment funds is likely right under your nose-in the form of government bonds and local grant programs.

These programs either provide outright monetary grants for down payment or money to buyers in the form of a forgivable loan. In essence, the government will help you buy your home and you typically only have to pay back the money if and when you sell that same property.

In the past it was challenging to find these special programs, but now all you need is your agent, a computer, an Internet connection, and a search portal such as Google or Yahoo. Enter the search terms "down payment assistance (followed by your city, state or province)" and see what pops up! It might just be the answer to helping you buy your first home.

I just used a program called Ameridream and used my commission to eat closing costs and got money back at closing with just 1k down at contract. 100% financing is out there if you know how to find it. I used Suntrust Bank and can provide you their info if needed. I could have put a large amount down but with this economy, I made a smart move and saved my money for future mortgage payments. So I'm not on the losing end in this economy.

Your attitude is everything not just in sales. If your in sales then it is a mindset ,you must condition yourself to have a positive attitude even at the hardest times. This is one of the most important topics in sales and not discussed much among realtors. I meet many agents that are living their lives in default by letting their own emotions control them while they are trying to sell. control your emotions by controlling your attitude and what you pay attention to tends to get you to think like that. Best tip of the year is throw away your TV unless you watch educational programs, because majority of the TV is negative and the media is the king of it all. The media has had our country on it's knees latley. Stop watching the media and live your own life with a positive attitude and watch your life transform.

Try this for starting your day off the way it should!

When you first wake up condition yourself to ask this question to yourself before any other. What can I do today to have a greater day then yesterday? It sure beats the question most people ask. Why do I have to wake up so early? That question will not empower you if your in sales.

When my feet hit the floor from bed, I always look up and say "Thank You" With real feeling and emotions. This feeling of gratitude is the key to be successful in life.

Regardless or religious beliefs these things work!
