HAVE YOU NOTICED A INCREASE IN SHOWINGS AND A DECREASE IN OFFERS?
The number of showings these days are incredible. In my market, just list it, at any price, and people flock to see it! Do they come to Open Houses? No, can't get 'em interested. It seems the average buyer still wants to waste the time of the average Realtor. Okay folks, we got a problem here...... What am I doing about it??
QUALIFY, QUALIFY, QUALIFY I do not use showing assistant or supra lockboxes. I use combo boxes and all showing instruction requests come to me. This may seem a bit cumbersome, but I certainly get to qualify the agent and the potential buyer by asking questions before the showing. Sometimes this is quite humorous. Today I had an agent do it to me. We laughed after I cut her off by saying my client is READY, WILLING AND ABLE TO BUY TODAY!!
Q. How long have you been working with your client?
A. Oh! We haven't actually met, but we'll be meeting at your listing.
Q. Are they cash or financing?
A. We haven't talked about that yet.
Q. How many properties are you showing today?
A. About 10 or 12. I'm lining them up right now.
Q. Is this a last minute appointment with your client?
A. Oh no, we've been emailing for weeks.
Q. What other properties are you showing?
A. A few townhomes, 2 condos, a villa and single family homes.
HOW LONG HAVE YOU BEEN IN REAL ESTATE????? Did not qualify. Do not pass GO!!
HAVE AGENTS FORGOT THE BASIC RULES OF REAL ESTATE?? Ready, Willing and Able 2 Buy 2 Day!! The agents in today's market cannot afford to gamble. You must know your client. Guess what? They may only be a looker disguised as a client! I am almost an expert at spotting them. Once in a while on has a really good disguise and fool even me.
Last year I had a house in a PUD ( all same floorplan) shown over 200 times in 6 months without an offer. It was super E-Z to show, vacant on lockbox, priced below market, etc., etc. I came to the conclusion that it was to easy to show and agents used it when they couldn't get into other properties (there were 21 for sale).
I spoke with an agent this morning about a house I showed yesterday. She has had 23 showings in 3 weeks and no offers. The house is great! My buyer has a big dog and thought the yard was too small for her needs.
In some markets, I am sure agents will be happy to get the showings not matter how they come. I don't subscribe to that. I may be old school, but I want qualified buyers in my listings.
