      <title>ePerks Sues Blogger To Silence Him?</title>
      <description>&lt;p&gt;The only thing I hate worse than 3rd party lead generation companies is 3rd party lead generation companies that think they can bully agents into submission. If you have ever even considered doing business with ePerks I would highly recommend you do some intense research about them before hand. You &lt;strong&gt;will&lt;/strong&gt; change your mind.&lt;/p&gt;
&lt;p&gt;When they came on the scene they hired Bloggers to spread the word about them and one of those Bloggers, &lt;a href="http://www.go-beyond-mls.com/" title="Ben Behrouzi owner of ePerks Wins Worst Business Owner Award For 2007 and 2008 And Receives Golden Tiolet Plunger Award. Congratulations Ben"&gt;Vlad Zablotskyy&lt;/a&gt; apparently realized quickly the kind of people he was dealing with so he started a Blog that discussed his dealings with ePerks.&lt;/p&gt;
&lt;p&gt;His Blog was intensely popular with people that had dealt with ePerks and there were numerous horror stories posted about the way ePerks treated people. His Blog was then inundated with anonymous posts praising ePerks. Yes the anonymous posts were most likely ePerks employees or other Bloggers hired to defend them. It appears to be their MO, hit and run anonymous posts.&lt;/p&gt;
&lt;p&gt;I had my own run in with them, &lt;a href="http://activerain.com/blogsview/310746/Beware-of-eperks-com"&gt;ePerks is the worst company I have ever seen&lt;/a&gt;. One thing I find very funny is that in that link you will see that ePerks own Compliance Director or Broker President, which ever title he used that you want to believe, called me an &lt;strong&gt;Idiot&lt;/strong&gt; on several occasions because I did not fall for their supposed business idea. Then below you will see Greg Swann of Bloodhound Blog calls them &lt;strong&gt;Idiots&lt;/strong&gt; on several occasions and to the best of my knowledge Greg was not aware of my run in with the &lt;strong&gt;Idiots&lt;/strong&gt;.&lt;/p&gt;
&lt;p&gt;Now Ben Behrouzi owner of &lt;a href="http://www.go-beyond-mls.com/i-am-being-sued-by-eperks/"&gt;ePerks is suing Blogger to Silence Him&lt;/a&gt; and &lt;a href="http://www.bloodhoundrealty.com/BloodhoundBlog/?p=2798"&gt;Outraged Bloggers To Unite Against Ben Behrouzi and ePerks&lt;/a&gt;.&lt;/p&gt;
&lt;p&gt;As Bloggers I would encourage anyone that believes this company&lt;a href="http://www.eperks.com/"&gt;&lt;/a&gt; should be exposed for their lowlife tactics of bullying a blogger to silence them to spread the word far and wide. We don't need or want companies like this pushing their way into selling us leads for our own listings and buyers.&lt;/p&gt;
&lt;p&gt;One of the biggest 3rd party lead generation companies, Trulia at least has enough class to hire good PR people that politely discuss our disgust with their business in a positive fashion rather than trying to bully us into submission. Do not mistake that as an endorsement of Trulia on my part, but they at least know how to run a business in a professional, courteous manner, which Ben Behrouzi and his companies don't have a clue about.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;EDIT 5/29/08:&lt;/strong&gt; Vlad has said that so far he has not been served with papers notifying him of a Lawsuit, only that Ben Behrouzi told him he &lt;strong&gt;is&lt;/strong&gt; suing him. This kind of thing usually takes time but maybe with enough negative press they will realize that it is not in their best interests to sue.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;EDIT 6/8/08:&lt;/strong&gt; Ben Behrouzi has followed through with his threat to sue Volodymyr Zablotskyy.&lt;/p&gt;

      <title>How Important Is Location, Location, Location</title>
      <description>&lt;p&gt;&lt;img title="Location, Location, Location" src="http://activerain.com/image_store/uploads/5/1/0/9/0/ar121174920109015.png" height="61" alt="Location, Location, Location" width="160" style="margin: 2px 3px; float: right;" /&gt;As important as ever and in this type market even more important than in boom times. As old as the saying Location, Location, Location is; it is one of the most critical factors in todays real estate market.&lt;/p&gt;
&lt;p&gt;There are parts of the country that have strong real estate markets right now and there parts of the country that prices have been slashed by 50% or more with massive foreclosures. Some areas seem to be especially strong such as many college towns. In my area Eugene prices have held steady even though days on market have increased.&lt;/p&gt;
&lt;p&gt;This still holds true on the smaller scale such as areas of town, neighborhoods and even sections of neighborhoods. I live in Florence on the Central Oregon Coast and the real estate market has slowed here more than Eugene which is 60 miles away. But even here in Florence with a little slower market, location means everthing. The neighbohood I live in is newer homes and considered desirable, yet affordable for the type neighborhood it is and very few homes come on the market in this neighborhood and when they do they usually sell quickly. I just closed one last week that was on the market for 1 day. It was priced right in a great location. Had this same home been located in a different area of town it may have sat for months.&lt;/p&gt;
&lt;p&gt;With buyers I have been working with this year one of the most important factors many of them express to me is that they want to make sure the home they purchase is at a price and in a location that if they had to sell in a year or two they would be able to without putting themselves in the position that so many sellers are in now.&lt;/p&gt;</description>

      <title>Gas Prices - What Are You Complaining About</title>

Now don't think it doesn't affect me, I drive a Ford Expedition and fill up about every 3 days. So I definitely pay the price.&lt;/p&gt;
&lt;p class="MsoNormal"&gt;I don't see a reason to get high blood pressure worrying about something I have no control over though. I could buy one of those Hybrids for $40,000 to $60,000 but I really like my big Expedition and for that much money I can buy what? 400 to 700 tanks of gas, I think I'll stick to driving what I like.&lt;/p&gt;
&lt;p class="MsoNormal"&gt;One more thought. If you are like me you probably hit your favorite coffee shop on a daily basis, whether it's Starbucks or something similar.&lt;/p&gt;
&lt;p class="MsoNormal"&gt;Anyone willing to pay $5 for a cup of joe doesn't have any business complaining about $5 for a whole gallon of gas that has to go through a lot more expense and processing than a little cup of coffee.&lt;/p&gt;</description>

      <title>Rhododendron Days "Rhody Days" In Florence Oregon Huge Success</title>
      <description>&lt;p&gt;&lt;img title="Rhody Days - Florence Oregon - Rhody Fun On Hwy 101" src="http://www.dennispeaseteam.com/images/2008%20Rhody%20Days.gif" height="272" alt="Rhody Days - Florence Oregon - Rhody Fun On Hwy 101" width="230" style="margin: 2px 3px; float: right;" /&gt;This was probably one of the nicest &lt;a href="http://www.dennispeaseteam.com/blog/dennis/florence-oregon-rhododendron-festival-rhody-days/show/" title="Florence Oregon - Rhododendron Days Festival"&gt;Rhody Days&lt;/a&gt; 3 day weekend events ever. The weather could not have been better. Friday was a scorcher by Florence standards with some areas seeing 99 degrees. Saturday cooled to the high 70's and was just perfect with old town full of people just having a great time. Sunday cooled a little more and ranged from 65 to 75 and was sunny and absolutely perfect for the 101st Rhody Days parade on Highway 101.&lt;/p&gt;
&lt;p&gt;For those that have never been to Rhody Days in Florence Oregon you missed a great time, hopefully you can make the next one.&lt;/p&gt;
&lt;p&gt;Florence has many very cool events throughout the year so I hope to see you at one coming soon. Among some of the other favorites that you may want to schedule ahead of time is the Chowder, Blues &amp;amp; Brews in the fall.&lt;/p&gt;
&lt;p&gt;One thing about Florence though is that it doesn't have to be a holiday or special events weekend to have a great time here with the Siuslaw River running through town, we are located on the spectacular Oregon Coast which is always fun, winter, spring summer or fall. Then there are the Oregon Dunes National Recreation Area and 17 Nearby Fresh Water Lakes for fishing and recreation and countless streams, waterfalls and hiking trails. Not to mention miles of beach that you will think is your own private beach just because there is so much beach available that it is very easy to get to in areas that very often you can't even see the closest people to you.&lt;/p&gt;

      <title>Mystery Ships Appearing On Oregon Coast</title>

Why? There is a good explanation.&lt;/p&gt; &lt;p&gt;Normally strong winter waves and current pull sand from the beaches and wash it northward. Then in the summer the process reverses with winds from the north bringing currents from the north that replenish the sand taken in the winter.&lt;/p&gt; &lt;p&gt;In recent years, the forces of nature that replenish Oregon's beaches with displaced sand have not been doing their job for whatever reason. Call it Global Warming, El Ni&#241;o, La Ni&#241;a or whatever, the fact is for the last decade the sand has not been replenished as fast as winter storms remove it. So what is happening is each year Oregon has been experiencing less sand on the beaches. This year it is quite stunning to me the amount removed.       <title>Beware of eperks.com &amp; Brabus Ventures Corporation</title>
      <description>&lt;p&gt;&lt;span style="font-size: 11pt; font-family: Arial;"&gt;&lt;span&gt;Wow, now here&#8217;s a company to avoid. I found an ad on &lt;span&gt;Craigslist&lt;/span&gt; for real estate Broker help. I know I should have known better, but I want to share this with you so none of you make the same mistake. Now luckily I didn&#8217;t spend any money with them, and I did file a complaint with the FTC for violating laws regarding my request to be &lt;span&gt;unsubscribed&lt;/span&gt; from further emails. Now I already have a problem with companies trying to sell real estate leads to me and their vague ad on &lt;span&gt;Craigslist&lt;/span&gt; did not say that was what they were offering. So what I want to do here is put up some screen shots of emails that were sent back and forth between myself and their Compliance Director. I would say that the &lt;span&gt;eperks&lt;/span&gt; dot com should be avoided at all costs. If you recall I also advised him in my very first email not to waste my time if they were not completely above board. As agents we do not need these schememers tying to sell us leads.&lt;br /&gt;&lt;br /&gt;I did file a complaint against both companies and their Compliance Director with the FTC today. &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;EDIT 12/19/07: Mr Ramesh Birla called me today and wanted to have a conversation. I had to hang up on him a few times to get him to understand that a conversation is two sided and not just him talking, then talking faster and louder to talk over me. When he did calm down enough for it to be a conversation, he did clear up some things that I agreed to post here. He clearly stated that he does not have any ownership in either Brabus Ventures Corp or eperks.com. He is employed by them and he is the Broker of Record. He desperately wants to distance what he did and said from these companies. He did apologize to me like one does with a knife between their ribs. Apparently he has been threatened with his job, in fact he said as much. Even though he apologized because he had to, it did sound sincere and I accept his apology. I do hope they don't fire him, actually I think they fit like a hand in a glove.&lt;br /&gt;&lt;br /&gt;Why would I say that? He said more than once that because he sent me the nda I was bound by that and because I received it I was banned from slandering these companies. Read comment #20 by robert spiegel, which I would bet is a bogus name. They appear to think by emailing an attachment that one is bound by whatever it says. LMAO! Does that mean that when I get spammed by someone selling Viagra and there is an attachment with a virus in it, I am bound by that - Still LMAO.  Read comment #21 so I don't have to repeat it here. That seems to be the typical MO of these guys, unethical!&lt;br /&gt;&lt;br /&gt;In fact that is funny because when he called me he said he was on a break as he is attending the CAR Ethics Class. &lt;br /&gt;&lt;br /&gt;OK now that I did what I told him I would do, clearly stating that he has no ownership in either one of these companies. I would like to bring up a couple points, and I will not attempt to be a lawyer here but I think the fact that he represents them they have some responsibility in his actions. Now some will question whether he does represent them so:&lt;br /&gt;1. He told me he is the Broker of Record for the dba companies listed in the link listed below in comment #7 that shows his California License status, that list includes eperks.com and Brabus Ventures&lt;br /&gt;2. In his first email to me he indicates he is the Compliance Director for Brabus Ventures and it appears eperks.com&lt;br /&gt;3. In his third email his signature is BROKER-PRESIDENT&lt;br /&gt;4. I have screen shots of him using the email ramesh.birla@eperks.com&lt;/strong&gt;&lt;br /&gt; &lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;

      <title>Three Rivers Casino set to open on December 3rd, 2007</title>
      <description>&lt;p&gt;We were invited to a pre-grand opening party and got to stay in the new hotel before it's officially open to the public. They have hired an additional 250 employees which is huge for a town with a population of about 8,000. &lt;/p&gt;
&lt;p&gt;The rooms are very nice including 42" flat screen TV's that are also used as computer screens. That's right, these rooms come with a wireless keyboard mouse combo so the 42" screen is a HD TV or Computer. If you have your own laptop there is a wireless network to use. Other room amenities include very nice pillow top beds, a safe and many other comforts.&lt;/p&gt;
&lt;p&gt;Now I lived in Las Vegas for 23 years, so I know a nice casino when I see one. :) Of course this is not the Las Vegas strip, but for &lt;a href="http://www.dennispeaseteam.com/florence-oregon-real-estate.php"&gt;Florence Oregon&lt;/a&gt; this is real a nice addition plus the fact that they are probably the best employer in town. They truely seem to care about their employees and the pay and beniefits are better than just about anyone else on the Oregon Coast. &lt;/p&gt;

      <title>Mapleton Oregon Real Estate - Perfect Climate - Close to the Beach</title>
      <description>Mapleton Oregon is located on the Siuslaw River known for it's Beauty and Trophy Salmon and Steelhead Fishing. Developers in the area would like to see City services brought in to avoid the permitting and costs of a Septic System, in addition to the space required for the system.&lt;br /&gt; &lt;br /&gt; So as you head north on Rhododendron keep in mind that Shelter Cove is in the City of Florence and beyond that you are in Lane County which will more than likely be annexed by the City costing each homeowner for their portion of services.       <title>Trulia; Friend or Foe?</title>
      <description>Trulia is in business to make money, period. Trulia is not here to help consumers as they would like people to think. Trulia, like Homegain and others is here to ride the coat tails of Realtors&amp;reg; and try to make money from our listings. &lt;p&gt;Consumers in no way benifit from this companies service, I think as Realtors&amp;reg; it&amp;#39;s our job to educate the public, let them know that Trulia does not have all the listings for an area the consumer is shopping in. Trulia only has listings from agents that have been fooled into believing Trulia is offering them a service they need. &lt;strong&gt;Any other agents reading this,&lt;/strong&gt; I hope you realize that Trulia is your competitor, they very smoothly have tried to give you the impression they are helping you market your listings. In Reality Trulia is competing with you, so don&amp;#39;t be fooled by their offers  of a map with your listings for your website and other features that can be found elsewhere. They are nice gimmicks to give you the impression they are helping you when in reality you are giving them one-way backlinks to make sure they are at the top of the search engines, not you! &lt;/p&gt; &lt;p&gt;&lt;strong&gt;Agents,&lt;/strong&gt; your clients should know that you are the expert in your market, not Trulia. you have &lt;em&gt;ALL&lt;/em&gt; the listings, not Trulia. If we as Realtors&amp;reg; support a company like this by feeding them &lt;u&gt;&lt;em&gt;our&lt;/em&gt;&lt;/u&gt; listings and adding their mapping to our websites we will soon be paying them for leads, that&amp;#39;s right.
