In the Lake Sunapee Region of New Hampshire home sales have been surprisingly active. The number of homes that have sold from January through April 2012 is actually trending at 2007's levels! The median sales price however is down over $50,000 to $191,450.

new london nh: FEMA - Huge Issue! You could be inaccurately in a flood zone! - 06/10/11 04:52 AM
 
Recently FEMA updated their flood maps for the Lake Sunapee Region. Unfortunately some of these new maps show properties in flood zones when they really are not in a true flood zone. This is having a major impact on possible real estate sales in our region. Recently I dealt with this on a house that I sold in Sutton NH.
Why is this import?  Well if your house is for sale and the buyer is getting financing, the bank is going to require the buyer to get flood insurance. If you have not had an "Elevation Certificate" done that details … (3 comments)

I swear every year time goes by faster and faster. 2010 for me was an awesome year but I felt like someone kept pressing the "fast forward" button! The median sales price in the Sunapee Region is up $18,000 to $218,000 compared to 2009 however there were 12 sales in 2010 over 1 million dollars compared to 7 in 2009. Below is a comparison of the past couple years.

Home sales in the Lake Sunapee Region have certainly been interesting so far this year. In comparing this past January home sales with January 2009 I found that sales were up over 77% and then in February they were down over 30% and down again in March just over 6% but this past April residential property sales were up 44.8%. Quite the roller-coaster of late but I think May sales will be higher than last year do to the tax incentives that expired in April.

Below is a chart comparing home sales from 2006 to 2009. Out of the 16 towns that I track for the Sunapee Region there were 390 homes that sold in 2008 and 2009 with a median sales price of $200,000. This is a down $35,000 from last year

April sure went by fast and I think things are really starting to change. Beyond the fact that sales are up 28% for this time period, it really seems like there is more general confidence out there. When running into people the first thing out of their mouth is no longer “hey did you see xyz company closed, this person went bankrupt, etc”.  Provided we don’t have any more economic curve balls, I feel like we’re slowly on our way out of this downturn!

This was definitely a short and busy month with lots of changes in the housing industry. A couple major housing plans/acts were signed and decided upon
The Homeowner Affordability and Stability Plan American Recovery and Reinvestment Act of 2009. Needless to say this is a very intense time for the economy and it is going to be interesting to see how it all plays out. I’ll be doing a post soon about some of the new housing plans/acts/ bills and quick summaries of their key points.

new london nh: January 2009 Sunapee Region Real Estate Sales - 02/27/09 05:09 AM
This past month sales were down by almost 50% in comparison to previous years.  However, we did have 26 listings go under agreement this January and as reported on WMUR- New Hampshire winter tourism numbers have been quite strong.
