OK, this one’s kind of a no-brainer. People buy neighborhoods and lifestyles as well as houses. I feel it’s important to include neighborhood photography to show the amenities of the area.

In the last year or so sellers in the Oklahoma City Metro have had to adjust their expectation of what their home is worth. Many sellers still have the attitude that it’s still 2005 and if and when they sell their home they’ll get what they want for it or more! Many sellers steadfastly regard their homes as better than the competition and of far greater value.

Fenwick Garden Village is a gated section of Fenwick consisting of 173 garden homes within the Fenwick Addition. Fenwick lies in the half-section north of NW 164th Street and between Penn and Western. All of Fenwick contains 731 homes. The Fenwick Garden Village section was begun in 1998 and is mostly complete with just a few homes still under construction. The majority of homes were built by OA Garr, but others were built by Bud Bartley, Castle Homes, Dale Dodson, Dwayne Keller, Glenstone Properties, and Old Orchard Homes.

U.S. new-home sales fall record 33% in May - Marketwatch By Rex Nutting WASHINGTON (MarketWatch) - Sales of new homes plunged a record 33% in May to a record-low level after a federal subsidy for home buyers expired, according to data released Wednesday by the Commerce Department. Sales dropped to a seasonally adjusted annual rate of 300,000, the lowest since records begin in 1963. The results were much worse than the the 20% decline expected. Worked his way up to ‘Driller’ for Phillips Petroleum during the 20’s and 30’s. A leader of men, tough men – roughnecks. A tough S.O.B. during tough times. He survived the Great Depression.

Muirfield Village, Edmond OK, Holds Community Picnic & Drive-in Movie Sunday evening, June 6, 2010, the Muirfield Village residents held an old-fashioned picnic in the park followed by an outdoor movie (hosted by yours truly).
The weather could not have been more perfect! Thank you Gary England!
Hosting the event were Pat Hoge with Bill & Charlene Wilson – the ownership team of Paradigm AdvantEdge.
The hosts provided fried chicken from Rooster’s in Bricktown. The residents brought all the standard picnic fare.

Oklahoma City — Rent or Buy? I read a blog post from Lani Rosales of AgentGenius Magazine this morning titled “Trulia’s Top 10 Cities to Buy vs Rent and Rent vs Buy”. I was shocked to see Oklahoma City listed as number 6 on the list of best cities to rent versus buy a home.
I remember my first 10 years in real estate telling clients that there wasn’t much of a rental market in Oklahoma City. My how times have changed? Or have they really?

Does anyone know where the real estate market is heading now? It turns out this can be a very confusing question. A recent post by Greg Cooper on AgentGenius was enlightening to me.
So let me see if I understand correctly… Foreclosures are down slightly but by some accounts the numbers of loans that will go into default in the coming years will still go up. New construction surges and new home sales are up substantially but the value of raw land in many places is down. The stock market is up 190 points.
