High list price: $1,750,000 Low list price: $34,900 Average list price: $237,724 Median list price: $152,400 Of the 10 areas I’m reporting on, the Historical Area is on a par with Valencia (the starter home area) as far as being near a stable market at 6.6 months inventory. 5 to 6 months is considered a stable market and over 6 being a buyers market.

High list price: $195,000 Low list price: $57,000 Average list price: $110,760 Median list price: $109,900 The Village dives deeper into a buyer’s market with over 10 months supply of homes for sale. The 30% decline in average sold per month parallels what we saw MLS-wide for September.
Buyer’s – it just doesn’t get much better than this. Extreme low interest rates and seller’s pretty much against the ropes. Time to step up and buy!

From my Oklahoma City postcard collection…
In 1930 the ‘great race’ began. Construction began on both the Ramsey Tower and the First National Bank Building. Two buildings to change the Oklahoma City skyline. The race was to see which building could be completed first. The Ramsey Building barely won. Both buildings have the same number of stories but the First National Bank Building became the signature building on the skyline. It is similar architecturally to the Empire State Building.
Today, the Ramsey Building is called City Place. The First National Bank went bankrupt in 1985.

High list price: $988,000 Low list price: $149,000 Average list price: $307,876 Median list price: $269,000 Quail Creek remains in a buyer’s market with over 9 months supply of homes for sale. The late summer time frame was brutal to sellers at over a year’s supply. We’re heading into the typically slower time of year. Seller’s hopefully spring will bring you a better market.

Hamburgers: The Economics of America’s Favorite Food - 10/14/10 02:38 PM
I’ve long maintained that you can’t get a better burger anywhere in the world besides Oklahoma!
Back in high school, the best were Split-T, Delta Drive-in and Charcoal Oven. Only the Charcoal Oven still exists, although Johnnies Charcoal Broiler ( an offshoot of the Split-T) has taken their place.
I’ve lived for 5 years throughout much of Asia and hamburgers really didn’t exist. In Japan they’d make one and put cucumbers on it among other things. Other places one could only hope it was really beef you were eating. I spent 8 years in the desert in Phoenix and Las Vegas … (2 comments)

Active Listings: 23 Pending Sales: 5 Sold August: 0 On a positive note, inventory in Rose Creek is working its way down. The absorption rate clearly indicates that it’s a buyers market still. The 5 pending homes are nice to have, but none closed in August is a little disconcerting.

2010 Oklahoma City Parade of Homes - 10/08/10 03:27 PM
The 2010 Central Oklahoma Homebuilders Association Parade of Homes begins this Saturday, October 9th and runs for 9 days, through October 17th. Times are 1:00 to 7:00 pm daily. Admission is free.
iPhone App Available Parade books are available at Lowe’s stores. New this year, the Parade has its’ own iPhone app which allows visitors to view maps, pictures and details of homes on the parade! I’ve downloaded and tried it and it is nice. A lot handier than trying to fool around with the book.

Oklahoma City Real Estate Confidence & Seller Psychology - 10/07/10 11:59 AM
I read a post yesterday by Scott Sambucci from Altos Research about how seller confidence in real estate is causing more of them to take price reductions on their home, and at a higher rate. The results were startling. In the 20-city composite they ran, price reductions were up 10% since the spring and the % of the price reduction were also increasing.
I was curious how Oklahoma City compared and created this chart:

Rose Creek is a beautiful community just north of Quail Springs Mall on North May Avenue. It’s a large community, nearly one square mile, built around a golf course. It is gated with a security guard gate.
There are approximately 600 homes in the area. Homes range in size from 2,000 square feet to over 6,000 square feet. The average size is 3,600 square feet. Home values range from $300,000 to well over $1 million. The average price over the last year has been $512,000, $144/ft.

From my Oklahoma City postcard collection…
This postcard is from 1972 showing the Oklahoma City skyline from the east, looking west, on I-40. The skyline itself is not too unchanged at this point (minus the Murrah Building). Bricktown has been developed and the highways you see here have been replaced.
Of course, the skyline will soon change with the completion of the Devon Tower, basically dwarfing the buildings seen here.

This postcard is from 1957 showing Main Street looking west. The intersection is at Robinson. This is how I remember downtown as a kid. Particularly Katz Drug and John A Browns seen in this photo. This is also ground zero for the Urban Renewal project.
