Air conditioner damaged by dog urine - 08/29/10 02:55 PM
Have a male dog?  They can be a very expensive pet to own if you're not smart enough to put a little fence around your air conditioner or heat pump.  Their dog urine is acidic and it can eat through the fins and coils.

Fireplace dangers - Burnt hearth is close call for Seller in Nebraska - 08/27/10 08:16 AM
This wood fireplace was located in the Master Bedroom of a 7,000 sf ranch in Nebraska.  During Christmas, the Seller had their entire family over.  One of the relatives decided to get the fire going.  Shortly thereafter, smoke started to roll out of the Master Bedroom.  After the fire was put out, it was determined the fireplace was improperly installed with wood framing just butted right up against the firebox.  Even though there was stone on the hearth, the metal surround became so hot, it ignited the wood burning all the way down through the sub-floor to the basement below.

Federal Pacific Stab-Lok panel with burnt service entrance cable - 08/26/10 10:52 AM
Federal Pacific Stab-Lok panels have been documented across the US of causing house fires.  The reasons are the double-pole breakers fail to trip up to 60% of the time under overloading or short-circuit situations.  The other reason is the breakers may come loose on the buss bar.  The picture below was taken from one of my inspections this year in Omaha.

York high-efficiency furnace's view port - 08/25/10 09:51 AM
I ran across this brand new York furnace on a Hearthstone Home the other day.  It's a high-efficiency furnace with a view port so you can actually see the condensate drip out of the secondary heat exchanger and run down the drain hose.  Most people don't realize how much moisture furnaces produce.  Now they can see it to believe it!

Here's a close up of the view port.  Cool, huh!?!

Stairs that go up AND down! - 08/24/10 10:06 AM
This house in Council Bluffs, IA is the only one I've ever seen with a secret basement entrance.  The Seller hung around at the beginning of the inspection to show me.  Otherwise, I would have never found it.  This 1 1/2 story home had a full unfinished basement.  The furnace, water heater, water main, panel box, and washer & dryer were down there.  To access it, you had to remove the steps and riser pieces in order.  I'm pretty sure permits were never pulled when they did this remodel;-)

Things that I stumble onto...gas dryer venting carbon monoxide into the home! - 08/17/10 03:17 PM
Look closely at this photo.  Notice the gas line running to the dryer.  This indicates this dryer is gas and will produce carbon monoxide when in operation.  Next, notice the dryer vent with the opening that can allow the carbon monoxide right into the home.  Genius!  To see more entertaining home inspection photos, check out our galleries at www.omaha-home-inspection.com
