On July 31st, CAR published an informative article in their Research Highlights titled 2007 INTERNET VERSUS TRADITIONAL BUYERS SURVEY HIGHLIGHTS. The statistic that jumped out at me was stated that 72 percent of home buyers in the state of California originate their home search on the Internet. The study also found that three of five Gen X home buyers considered the Internet a vital tool in their home buying and selection process. With statistics like this, the time has come for agents to stop resisting technology and to embrace it. I see so many agents that view technology as the enemy. Maybe this is (8 comments)

These days, we are all working so hard to find the best way to receive emails and access the Internet on our phones.
We have our cell phones with us at all times. But, all communication is not digital - your phone is still your phone, right????? So, what is happening with your phone communication. Don't tell me you have the time to sit down at the end of the day and dictate all conversations into your file by hand. Believe me, it only takes one dispute that turns into "he said/she said" for you to know the importance of a fully documented file. So, (12 comments)

Ever have someone (agent, client, escrow, lender) tell you, "I never got that" or "I didn't see that"? Sure, you can ask everybody to sign every page for proof down the road, but signatures can be forged and called into question. I want to share a little secret with you. On the "backside" of our transactions, we are tracking every single document. Take a look at this: This is only a fraction of the tracking that the online transaction management system we use gives us to show all parties viewing disclosures and reports. One of my key transactional team members let me know today that her husband has received a promotion that will include relocating from Arizona to St. Louis. Now, in the past this is what the next part of that conversation would be: "So, when will your last day be? Let's get the word out that we need a replacement. We'll put a posting on Monster.com and start the interview process. Hopefully, we'll find someone before your last day so you can help in the transition and training. We're so sorry to see you go, but we wish you the best of luck." Here (5 comments)
