online real estate assistant: The Challenges of Creating a Team - 02/15/12 02:32 PM
Creating an office team may look good on paper however, implementing from paper to people may result in issues, problems, and conflicts that you never imagined. Adding an offsite real estate assistant to an already formed or in progress office could add additional stress to the current office relationship with in-house staff members and procedures if the instruction is not held delicately. When opting to create a team and assigning job responsibilities to the current and tentative staff, it is very important that the broker or team leader carefully introduce the roles of each team member as well as assure beforehand,

online real estate assistant: 9/11 is a Day to Remember - 09/11/11 05:58 PM
9/11 is a Day to Remember and it was also the same day that 911 experienced the test of all times. I remember the events of the John F Kennedy, Martin Luther King, and Robert Kennedy assassination, the news print of the many earthquakes to hit California, the explosion of the space shuttle, the devastated areas in the Midwest from tornadoes, numerous hurricanes roaring up the eastern seaboard such as Hugo, Enron, the devastation in New Orleans from Katrina, and the first African American president of the USA. Each is a part our history and many will remember for decades to

online real estate assistant: REO Tip #5: Setup your Vendor and Utility Bill Online for REOs - 08/25/11 09:18 PM
One of the dilemmas often faced by brokers and agents is keeping track of the utility bills once it is in the mail and/or once it is on your desk among the pile of other invoices, contracts, bids, BPOs, and the mass of other forms the broker and agent see on a daily basis. One way to combat this problem is to register your utility accounts online. Most utility companies will setup your account as a commercial account. This will allow you to setup each property account in one main account. Do not send your utility bill to

online real estate assistant: Does your REO Bank have an Emergency Prepardness Plan - 08/25/11 10:54 AM
Does your REO Bank have an Emergency Preparedness Plan? Most do not. When I listing to the weather channel regarding Hurricane Irene, it came to my attention that none of the Asset Manager that the agents and brokers I work with on the east coast has communicated any form of emergency preparedness to the listing agents. Are they under the assumption that some of these dilapidated properties will survive hurricane winds and/or the tornadoes that often spawn off the storms? Are they under the impression that flooding will not occur in the low areas? Perhaps, the disaster is being welcomed as

online real estate assistant: 10 Reasons Why Your REO Grade Could Be Low. - 08/10/11 03:24 PM
Brokers and agents often wonder why they receive such a low rating with REO Banks and Asset Management Companies. Instead of looking at their past output and current REO Process from assignment to closing. All asset managers want to feel like they are #1 and the only client on your list. If your rating has fallen and you have not received any new or very limited properties from the REO bank and Asset Management Company, the following is a list of possible reasons why per several of the AMs I talk to often. 1. Not following instructions! 2. Your follow-up timeframe

online real estate assistant: BEWARE! Do You Know What Is Happening With Your Ads? - 08/02/11 02:45 PM
Seriously, do you know what is happening with all your marketing efforts? Many years ago, brokers and agents could post their listings on different site for exposure, get an offer, and hopefully, a smooth closing. Gone are the days you were able to post your property on Zillow, Trulia, Backpage, Craig's List, etc and not worry about a identity thieves, spammers and/or criminal removing your photos and content from the ad and using it for their own unethical purposes. Of course, the identity thievs have been around for a long time and as long as people respond by providing confidential

online real estate assistant: Don't Forget the Human Touch, Say Thank You! - 07/15/11 07:10 AM
Don't forget the Human Touch of the business, Say "Thank You!" Do you show your current and past clients that you care and thank them for all that they have done? Maybe your buyers were exceptional throughout the entire homebuying process, stayed on top of the requirements and was not selfish of your time but worked with you and not against you. Maybe your seller followed every item on the house cleaning checklist, didn't smoke in the house, kept fresh baked goods on the counter for every showing, or simply made the selling process, "TEAM WORK." Maybe you met someone at

online real estate assistant: 5 Reasons Why REO Brokers/Agent Lose Reimbursement Money - 07/06/11 08:28 AM
All REO agents have experienced problems getting reimbursed by the bank for one or more reasons. While it is true that most of the banks intentionally throw obstacles in the process to avoid paying a reimbursement, often the broker/agent cause their own problems. Not obtaining and retaining approvals in writing. Accepting approvals via phone from the bank. These approvals cannot be validated when it is time to receive your reimbursements. Submitting your invoices too late. Most banks require all invoice submissions within 30 days or less. You should aim for 7 days to ensure quicker processing and allow time to correct any

online real estate assistant: Keeping Track of the Paid Utility Bills to Avoid Duplicate Payments - 06/08/11 06:24 AM
It is easy to double or triple pay a utility bill due to most utility companies not having a system that will create an invoice number and an account number on each statement. So what do you do? For those that only list an account number, add a hyphen (-) and the month at the end of the account number so you can identify which month you are paying. If you are a QuickBooks user, the software will alert you to duplicate invoice number allowing you the chance to research the invoice before paying. Example: If you statement does not list

online real estate assistant: Is your Lack of Property Marketing Helping or Hurting the Seller? - 04/22/10 07:22 AM
Whether you are working with traditional real estate, short sale, or a bank own property, you have a duty to your sellers to help them sell their property. When I visit the websites of many agents, I see the hyped up verbiage regarding what the agent will do for the seller, how the property is marketed, the location of the marketing, etc. Then, when you review many of the listings, the marketing that goes into the remark section of the MLS and REALTOR.com website is often a one sentence line that doesn't even begin to describe the property. Buyers want to

online real estate assistant: Home Gain, can it work for you? - 01/18/09 03:06 PM
Home Gain, can it work for you? I worked with multiple agents around the country and have found that there is a better rate of success with Home Gain than the others. In addition, just because someone has a high success or failure rate does not mean the program will or will not work for you. Various factors can change your outcome. It has been my experience that it does not matter what program or method you use, if you do not work it, nurture the leads, and remain consistent, it does not matter what program you use or how well

online real estate assistant: My Neighborhood Agent - 08/28/06 08:08 AM
After a recent negative experience with a well known digital printing company, I decided to use my expertise as an internet researcher and seek a service provider that would meet my needs and most importantly, the needs of my clients. After a month of searching, I narrowed down the search to seven companies. Each company had to accountable and responsive to quality, delivery, customer service and the system must be user friendly. I was in for a major awakening. For many of the companies, customer service and quality was at the bottom of the list. More emphasis was placed on quantity.
