real estate assistant: What Can't my REVA Do? REPOST - 03/21/12 07:27 AM
There are very few tasks that a REVA cannot complete. Make sure you create a job description that is clear and will define the requirements of the assignment. If you are seeking a Marketing Coordinator, don't switch around the position after hiring the assistant and insist that the Real Estate Virtual Assistant provide Marketing, Listing, Closing and Leads Management. Most of us will only work in specific fields and only a few of us have provided services long enough to have advanced skills providing all services. Create a check list of tasks that you do every day. Separate those tasks by

real estate assistant: Sharing Your Outlook with Your In-House and Virtual Team - 10/13/11 12:17 PM
Once again, another company’s invention to create a way to share your Outlook folders with another person on the other side of the world has made my life easier. I found Shared O several years ago while debating between having a client use an online server or backup and send files via email. Either way, both process was a royal pain and required too much work. It has been close the 3 years and we are still on track. Shared O allows you to share one or several email, tasks, calendar, and contact folders in a flash. The process is so

real estate assistant: Benefits of using an Online Transaction Management System - 10/05/11 09:18 AM
Benefits of using an Online Transaction Management System: 1. Connects to your Office. You can connect virtually with your office so you can spend less time at your desk. You will have 24/7 access to all of your files. 2. Document Tracking. Allows the Broker and Agent better document tracking methods. With the increasing requirements established by regulatory agencies, brokers and agents must constantly prepare to have all documents available if an audit is required. 3. Efficiency. The integrated nature of OTMS eliminates paperwork. Brokers and Agents can now burn each transaction to CD. Most OTMS will allow the Broker or

real estate assistant: Determine Your Client's Level of Satisfaction - 09/20/11 04:09 PM
Experienced business professionals know that the key to building a dynamic business is to create referral businesses. How do you convince your current clients to provide you with new leads? How do you convince past clients to come back as repeats? How do you surpass the previous service with new services that will “WOW” the client? Besides creating a marketing plan, a new layout for your pre-listing presentation, creating a brand, or rolling out a new website, an important key is to provide excellent customer service. When you have an unhappy clients, the unhappy client doesn’t generally complain, he or she

real estate assistant: Do you invite the Seller to help write the ad content? - 09/07/11 06:56 AM
Now that you have taken the pictures, walked the entire perimeter of the home, scanned outside perimeter and now you are carefully jotting down little notes about the home. Back at the office, you are writing your ad. Hmmm, this home really doesn’t have a lot of features. Maybe it is less attractive than the last home you listed. What do you do? Ok, this is my theory. Why are you wrecking your brains trying to define the benefits and features of the home? You have probably spent less than 10 hours total in the home! Have your sellers

real estate assistant: REO Tip #4 - Task Guidelines Blocking Confidential Check and Buyer Information - 08/08/11 07:14 AM
The REO banks prohibit the agents from uploading confidential buyer information is many of the portals, more specifically, EQUATOR. Each offer, Proof of Fund, Earnest Deposit must have either specific information blanked out or a substitute verification is used. For the reimbursement submissions, the check cannot display the routing and check number. I suspect a large majority has to do with how REOs in the US is being processed, outsourced to foreign countries. I've been banking with Bank of America since 1994 and before, even when they were known as C & S Bank and NationsBank is some parts of the

real estate assistant: 25 Promotional Tips for Agents - 07/18/11 06:12 AM
Start a blog, write about the community and real estate market, remain consistent, and be committed and writing daily. Put a brochure/business card in every envelope you send in the mail. Tie in your newsletters with another professional (like a dentist). Develop the team concept and promote it (title, mortgage company, escrow company, etc). Use a "media alert" format to get an interview. As a "thank you" for referrals to you, send flowers to the office of the referral source. Send a letter with your brochure/business card to expired listings and FSBOs. Write an article. Send reprints to all your contacts. Bring your

real estate assistant: When Are Your Reimbursement Checks Mailed? - 07/11/11 09:21 AM
Do you know the timeline followed by your asset managment REO reimbursement A/P department? Did you say NO? It is time you find out! Did you know that there is one asset company (that I know of) that will only reimburse after 120 days and only after the property has been sold. Did you know that there is one asset company (that I know of) will mail out your reimbursement checks 60 days after it has been processed? NOTE: I wrote processed, not submitted. There is a big difference. Did you know that there is only one asset management company (only one that

real estate assistant: Use QuickBooks Document Attachment System - 06/13/11 06:39 AM
I've been using QuickBooks for years. I've been with them in the beginning and have still managed to continue my relationship with QuickBooks even though they often have a way of creating round about ways to make the user walk away in disgust. However, QuickBooks has added a feature to its software that is impressive to its users, especially brokers and agents, the ability to attach files. For Brokers and Agents, attaching documents to property file and individual client account helps create an online storage place whereas all documents are in one central location. For $19.95 per month, you can attach

real estate assistant: REO Reimbursements Tip - How to Manage the Utility Reimbursements - 06/07/10 09:43 AM
Why is it so hard to manage your reimbursements for utility expenses? I process many reimbursement expenses for brokers and agents around the country on a daily basis and the most self-created problem that brokers and agents have is that they lose thousands of dollars monthly in reimbursements for utilities from the bank. What causes this problem? Being unorganized Not taking care of the expense when received Paying late fees Sitting on the paid bill and submitting when time permits, often 4-6 months later Utilities should be the simplest of all to take care of when you know what you are

real estate assistant: My Neighborhood Agent - 08/28/06 08:08 AM
After a recent negative experience with a well known digital printing company, I decided to use my expertise as an internet researcher and seek a service provider that would meet my needs and most importantly, the needs of my clients. After a month of searching, I narrowed down the search to seven companies. Each company had to accountable and responsive to quality, delivery, customer service and the system must be user friendly. I was in for a major awakening. For many of the companies, customer service and quality was at the bottom of the list. More emphasis was placed on quantity.
