reo assistant: Determine Your Client's Level of Satisfaction - 09/20/11 04:09 PM
Experienced business professionals know that the key to building a dynamic business is to create referral businesses. How do you convince your current clients to provide you with new leads? How do you convince past clients to come back as repeats? How do you surpass the previous service with new services that will “WOW” the client?
Besides creating a marketing plan, a new layout for your pre-listing presentation, creating a brand, or rolling out a new website, an important key is to provide excellent customer service.

Quick Link to The City Utility Departments

While setting up several of a client’s water/sewer utility services in Texas, I came across a site that actually allows you to setup one main account and link it to multiple utility companies that are servicing different cities across the USA. This is a great list for agents in California, Texas, Oklahoma, and South Carolina. Check it out, there are other states listed.

The process is easy to setup. You will need the account number and the Tax ID or Last Amount paid on the account.  https://www.municipalonlinepayments.com/search/services/utilities

reo assistant: REO Tip #5: Setup your Vendor and Utility Bill Online for REOs - 08/25/11 09:18 PM
One of the dilemmas often faced by brokers and agents is keeping track of the utility bills once it is in the mail and/or once it is on your desk among the pile of other invoices, contracts, bids, BPOs, and the mass of other forms the broker and agent see on a daily basis.

One way to combat this problem is to register your utility accounts online. Most utility companies will setup your account as a commercial account. This will allow you to setup each property account in one main account.

reo assistant: REO Reimbursements Tip - How to Manage the Utility Reimbursements - 06/07/10 09:43 AM
Why is it so hard to manage your reimbursements for utility expenses?
I process many reimbursement expenses for brokers and agents around the country on a daily basis and the most self-created problem that brokers and agents have is that they lose thousands of dollars monthly in reimbursements for utilities from the bank. What causes this problem?
Being unorganized Not taking care of the expense when received Paying late fees Sitting on the paid bill and submitting when time permits, often 4-6 months later Utilities should be the simplest of all to take care of when you know what you are … (4 comments)

Whether you are working with traditional real estate, short sale, or a bank own property, you have a duty to your sellers to help them sell their property. When I visit the websites of many agents, I see the hyped up verbiage regarding what the agent will do for the seller, how the property is marketed, the location of the marketing, etc. Then, when you review many of the listings, the marketing that goes into the remark section of the MLS and REALTOR.com website is often a one sentence line that doesn't even begin to describe the property.
Buyers want to … (4 comments)
