This listing was showing it's age and when vacant, IT REALLY SHOWED ITS AGE. The owners had moved out and downsized and were ready to set there home of many yeras free to new owners. Their agent was referred to ON STAGE to showcase this higher end listing. Although dated, this property has a lot to offer and wby utilizing more contemporary furnishings, the feel of the property was more updated. Yeah... The before photos look awful, but the owner was in the middle of reducing the amount of things in the house, and the living room was the dumping point, so I would like to say that the client lived like this, but that is not the case. This photo just makes the before and after more dramatic. We did bring in a few items: plant, rug, art on the wall and the bench/coffee table....

This home was staged 3 months ago and did have some challenges. It was a higher priced property, on a busy street, and had a poorly updated master bath. It was agreed upon that the master bath did not match up with the price of the home, so it was remodeled. After all was said and done, the home sold. I recently went to a job and met with a homeowner who was obviously stressed and unhappy. His wife was halfway across the country and he was left behind to pack up the remaining furniture that would fit into one single moving truck. It would not all fit, so many things would be left behind. Now, the remaining items were not the most up to date, and would have a negative effect on showings. I sensed frustration and a bit of anger from him. His agent told him that the property would need to be staged. He met with two previous stagers before

We waited FOREVER for this project to finish. As the weeks went by, I horded furniture for this project, while making others mad. The developer and agent were very pleased with the outcome. So far, one unit out of 8 is pending. The porject features many green features such as heated concrete floors, low VOC paint,energy star appliances, eco roof with vegetationand passive solar. Each unit has an internal elevator with service to all 4 floors. I hope you enjoy these photos and get a few ideas along the way! So, I just finished a job with a client that was a dream. She fully understood the concept of staging, didn't balk about the price and let me have fun! I have found over and over again and I am sure many stagers have too that when a client gives you full rein witha project, it will turn out to benefit objectives: 1. To showcase the property to it's fullest potential, 2. Make the client happy and 3. Give you a sense of accomplishment and great photos to later market yourself. A bad client can make all of the above much
