on stage home staging: What a fun project this was - 02/12/10 03:16 PM
So.. This is a house that we have been working on for a while with the agent and homeowners.  On Stage (wwww.onstage-online.com).  This is a home that is in an inner-city neighborhood at a great price point for a first time homebuyer.  The homeowners were great to work with and understood the imporance of staging and how important first impressions are.  On Stage is the premier home staging company in Portland, Oregon.  For more staging tips, visit our blog at www.onstage-online.com

on stage home staging: Mid Century on a TIGHT... did I say TIGHT budget? - 02/12/10 11:23 AM
Went on an appointment for a mid-century house with a favorite agent.  The homewoner was an older gentleman that had lost his wife and was wandering around in this too-big-for-him house.  I met with the "approval" committee and figured out what needed to be done with the house ON A TIGHT BUDGET!!!  After an hour of touring and listening to everyone, it was decided that a few major changes needed to take place.  Since the potential buyers were going to be in theri early 30' s we needed to create a "HIP PAD".  The three things that were decided on were … (18 comments)

on stage home staging: $$$$ saving tip for staging - 02/12/10 11:09 AM

So... I have a mid-century staging coming up in what will feel like eternity, but I never seem to have just the right thing for a particular job.... funny since I have a 14,000 sq/ft warehouse... anyway.. went out on a little mission to see what I could find at a discount store... Now, as you all know, that can sometimes be a crap shoot at best.. You have something in your mind and can't shake it....  So I was out yesterday at our local discount stores just trolling for goodies.  I came across two chair cushions with the perfect … (11 comments)

on stage home staging: our 1.2 million Foreclousure SOLD IN 21 DAYS!!!!! - 01/28/10 12:01 PM
"WOW..." is what our agent told us on the phone when she told us of the great news.  We staged this property in the dead of winter (Dec 18).  This was a FABULOUS property, that needed a little love.  There were a few obstacles that the agent saw in her eyes such as mis-matched wood tones and a little bit of an akward layout.  We addressed these "obstacles" and made them positives.  This is another On Stage success story.  Here are the photos:

on stage home staging: 1.2 million Foreclosure... STUNNING RESULTS! - 12/21/09 06:30 PM
This home had been vacant for over 3 months and inactive.  When We arrived for the initial appointment, it was 30 degrees outside and 21 degrees inside! The property did not have any power, water or heat.  My pen stopped working and I had to go to my car to warm up the ink and my body.  But during the appointment, the agent had few positive things to say about the property, but the ideas were flowing to make this property DYNAMITE.  Mis-matched woodtones were a standout and so we had to make the woodtones work.  We selected furnishings to make … (29 comments)

on stage home staging: SW Portland Contemporary - 12/03/09 12:57 PM
This listing was showing it's age and when vacant, IT REALLY SHOWED ITS AGE.  The owners had moved out and downsized and were ready to set there home of many yeras free to new owners.  Their agent was referred to ON STAGE to showcase this higher end listing.  Although dated, this property has a lot to offer and wby utilizing more contemporary furnishings, the feel of the property was more updated.  This agent had not used a staging service before, and was a little hesitant in the begining.  But he let us do our job and came back to be quite … (8 comments)

on stage home staging: Affordable in Lake Oswego.. HO-HUM to Beautiful - 12/03/09 12:07 PM
This listing was in a great family neighborhood but was starting to show it's age a little.  The owners of this property called On Stage up to give a few ideas to freshen-up the wall colors and to neutralize them to appeal to potential buyers.  The tile flooring in the family room and kitchen areas was showing a little wear and appeared cold without any furnishings.  By placing size-appropriate furnishings, the buyers can now see how furniture can warm up a space and show that you can get plenty of seating in a small space.  The entry is quite small, but … (4 comments)

on stage home staging: The 80's are calling looking for their furniture - 11/11/09 06:46 PM
On Stage was selected to help in the marketing of this home in an upscale neighborhood.  This particular home was getting traffic...lots of it.  The price was in the mid 800 range, but when prospective buyers entered the home, they were hit with bad oak "office looking" furniture.  Not exactly what the prospective homebuyer is expecting.  The homeowners did not want to spend the money in the begining on staging, but decided to leave "key" peices of furniture that would give potential homebuyers the "idea" of how to live in the home.  The home sat and sat on the market without … (12 comments)

on stage home staging: It's Just a living Room..... - 10/21/09 07:18 PM
BUT IT IS THE MOST IMPORTANT ROOM IN THE HOUSE.  This listing is a current job that we staged just last week in the popular NE neighborhood of Hollywood.  All that the homeowners had a budget for was for staging one room in the house. The rest of the house was staged with the owners furnishings. The savvy agent brought us is in to assess what needed to be done, as she knew just how important the first few seconds are.  Even before we got there for the appointment, the homeowner was fully on board and told us to do "whatever … (7 comments)

on stage home staging: Knowing what your clients DON'T - 10/12/09 07:48 PM
As stagers or as I like to call myself "a speed decorator" we need to know what is going on in the design world: afterall, we are part of it like it or not.  It is up to you to know who the big names in the design world are.  For instance, follow who the top 100 designers are in the U.S. and see what they are doing.  They can be a great deal of inspiration for many of the common staging dilemmas we come upon on a daily basis.  I pride myself on following many of the top designers to … (9 comments)

on stage home staging: Black and White and PENDING in 1 month - 08/14/09 02:10 PM
This is another ON STAGE SUCCESS STORY.  This condo was  a small studio in a desireable building.  The majority of the condos in this neighborhood are not staged and are just setting on the market.  Time and time again, properties staged by ON STAGE get eh results agents and homeowners are looking for. In an area full of listings staged and has sold in a condo neighborhood with a lot of competition.  This savvy agent knows the power of staging and never has a listing without it.

on stage home staging: Is it black and white or white and black? - 07/21/09 06:11 PM
This is another job that On Stage worked on in the Pearl district in Portland.  This is a small studio condo that is small in size, but huge on style.  The agent was not sure how much furniture you could actually show in this unit.  By using small-scaled, visually light furniture, we were able to pull off getting enough seating for 6 people.  By using two ottomans under the console table in the entry.  When staging a property, I feel you need to give prospective buyers an idea of just how much seating you can get into a small space by … (10 comments)

on stage home staging: IT SOLD.... after a realtively short time (5 months) for $2.1 Million - 07/07/09 03:57 PM
Our largest project has finally sold, and the developer is VERY HAPPY.  This was a great project for us to work on as a team.  Normally, we each work on a project from start to finish, but when we get a large project like this, we always have a lot of fun trying out new ideas and finding out if it is just too weird or if thinking out of the box actually worked out.  And the best part is that a lot of GREAT INVENTORY has come back home!  THIS IS ANOTHER ON STAGE SUCCESS STORY.  FOR MORE INFORMATION, CHECK … (11 comments)

on stage home staging: What a FUN RE DESIGN - 07/01/09 06:47 PM
Yeah... The before photos look awful, but the owner was in the middle of reducing the amount of things in the house, and the living room was the dumping point, so I would like to say that the client lived like this, but that is not the case.  This photo just makes the before and after more dramatic.  We did bring in a few items: plant, rug, art on the wall and the bench/coffee table....

on stage home staging: OK Staging Skeptics.. Pending after 8 days.... - 06/22/09 05:47 PM
We staged this property on June 10th.  We got an e-mail for an extactic homeowner that they have an accepted offer after 8 days.  For those of you who are still "staging skeptics", this is proof that a quick Fluff and buff pays off for a savvy agent and homeowner.

on stage home staging: What a FUN project.. It came out of the BLUE - 06/10/09 05:25 PM
This was a project that come out of the blue.  The homeowners had viewed a property that we currently have on the market.  This was a starter home, but had not been updated for the past 12 years.  The owners had a limited budget to paint exterior/interior and carpet.  This is a before/after of the living room. Unfortunately those BEAUTIFUL FIREPLACE DOORS HAD TO STAY!  From start to finish this project took us 3 weeks and we came in under budget.

on stage home staging: Remember these two listings? - 06/02/09 05:23 PM
THEY SOLD IN 14 DAYS!!!!  These two listings which we recently staged both sold.  We have been on a great selling streak lately.  If you price your listing according to today's market and professionally stage it, chances are it will sell.  These two listings are proof of that.  Both properties were listed between $200,000 and $350,000.  Both in two different parts of town with two different types of buyers.

on stage home staging: Taming the "not so centered" fireplace - 05/20/09 05:26 PM
This is a recent staging job that we completed.  We viewed the property months ago and the file sat dorment.  Out of the blue,  the homeowner called and wanted the property staged NOW!  We were able to pull the inventory together in a hurry and set the project the next day.  We had 2 1/2 hours to set this house and the "staging gods" were watching over us that day.

on stage home staging: Contemporary Victorian - 05/08/09 01:47 PM
The homeowners of this Victorian blew out every wall on the main floor to create "great room" feeling.  By having multiple groupings of furniture, we were able to show prospective buyers how they could have a small space, but entertain in multiple areas.  They had a few contemporary pieces of furniture that were very worn and out of style.  We had to use a few pieces of the homeowners furniture.

on stage home staging: Going, Going, Gone - 05/08/09 01:32 PM
The homewoners of this home had to move out of state and left many dated pieces of furniture behind.  The home had been recently updated but was a white box inside.  We had to use the left over items, as the owners were on a budget due to moving costs.  By adding color, some transitional/contemporary items to the home, the dated, very traditional items were updated simply by paring them with updated furnishings.
