portland: What a FUN project.. It came out of the BLUE - 06/10/09 05:25 PM
This was a project that come out of the blue.  The homeowners had viewed a property that we currently have on the market.  This was a starter home, but had not been updated for the past 12 years.  The owners had a limited budget to paint exterior/interior and carpet.  This is a before/after of the living room. Unfortunately those BEAUTIFUL FIREPLACE DOORS HAD TO STAY!  From start to finish this project took us 3 weeks and we came in under budget.

portland: Classic Cape Cod - 04/22/09 02:11 PM
This Cape Cod is in a desireable SW neighborhood in Portland, Or.  The owners did not want to paint, so we selected furniture and accessories to make the gold on the walls work.  After the furnishings were placed and the job was complete, the agent stopped by and commented on how much having the furnishings in the room "toned down" the room color.  She has used us before and knows the power of staging, but didn't think that the wall color could be tamed.  Here is a before and after of the living room.

We waited FOREVER for this project to finish.  As the weeks went by, I horded furniture for this project, while making others mad.  The developer and agent were very pleased with the outcome. So far, one unit out of 8 is pending.  The porject features many green features such as heated concrete floors, low VOC paint,energy star appliances, eco roof with vegetationand passive solar.  Each unit has an internal elevator with service to all 4 floors.  I hope you enjoy these photos and get a few ideas along the way!

portland: The "White House" sold!!! - 04/14/09 06:19 PM
Yes!  It sold in a hurry. We dubbed this property "the white house".  It had white carpet, white marble floors in the entry and white walls. We  staged the property on March 18th and found out today that it had 3 offers on it in 10 days.  It has gone through inspection and we are now waiting for a date to pull the furnishings.  Things are definately starting to move here in Portland, or so it appears.  I think if a property is priced competatively in today's market, and is professionally staged, and marketed by the agent, the property has a great chance of selling.  … (9 comments)

With CC lenders pulling back on limits, be carreful on billing clients whose cards you have.  Do not rely on the fact that you have their CC number, they might no longer have the limit and you might be stuck.

We staged this small condo conversion here in Portland.  The agent was not sure we could put everything into the unit (she said it was not big enough).  Boy was she surprised when she came back.

Finally..  Things are starting to improve little by little.  The phone is ringing again, appointments are up and the all important setting of a property is up.  We currently have about 48 properties going and are getting many new agents.  I think that the "staging mantra" is finally starting to work.  I still see many scary properties on the market, and I almost become jaded.  I do not understand how agents do not guide their clients to staging/or a redesign consultation.  For the most part, the home is the largest asset you have, and as we all know, you only get … (2 comments)

So, I just finished a job with a client that was a dream.  She fully understood the concept of staging, didn't balk about the price and let me have fun!  I have found over and over again and I am sure many stagers have too that when a client gives you full rein witha  project, it will turn out to benefit objectives: 1.  To showcase the property to it's fullest potential, 2. Make the client happy and 3. Give you a sense of accomplishment and great photos to later market yourself.  A bad client can make all of the above much … (4 comments)
