Went on an appointment for a mid-century house with a favorite agent. The homewoner was an older gentleman that had lost his wife and was wandering around in this too-big-for-him house. I met with the "approval" committee and figured out what needed to be done with the house ON A TIGHT BUDGET!!! After an hour of touring and listening to everyone, it was decided that a few major changes needed to take place. Even in this market, things seem to sell quickly. This was a great North Portland bungalo we called "THE FUNGALO". She needed a little TLC on the outside, but the inside was pure 1940's. Original kitchen and bath tiles with those quirky colors made for a fun job. The agent called On Stage for this job which had to happen in a quick time frame: 1 day from appointment to finished job. This listing was showing it's age and when vacant, IT REALLY SHOWED ITS AGE. The owners had moved out and downsized and were ready to set there home of many yeras free to new owners. Their agent was referred to ON STAGE to showcase this higher end listing. Although dated, this property has a lot to offer and wby utilizing more contemporary furnishings, the feel of the property was more updated. This listing was in a great family neighborhood but was starting to show it's age a little. The owners of this property called On Stage up to give a few ideas to freshen-up the wall colors and to neutralize them to appeal to potential buyers. The tile flooring in the family room and kitchen areas was showing a little wear and appeared cold without any furnishings. By placing size-appropriate furnishings, the buyers can now see how furniture can warm up a space and show that you can get plenty of seating in a small space. The entry is quite small, but

On Stage was selected to help in the marketing of this home in an upscale neighborhood. This particular home was getting traffic...lots of it. The price was in the mid 800 range, but when prospective buyers entered the home, they were hit with bad oak "office looking" furniture. Not exactly what the prospective homebuyer is expecting. The homeowners did not want to spend the money in the begining on staging, but decided to leave "key" peices of furniture that would give potential homebuyers the "idea" of how to live in the home. This is another ON STAGE SUCCESS STORY. This condo was a small studio in a desireable building. The majority of the condos in this neighborhood are not staged and are just setting on the market. Time and time again, properties staged by ON STAGE get eh results agents and homeowners are looking for. In an area full of listings staged and has sold in a condo neighborhood with a lot of competition. This savvy agent knows the power of staging and never has a listing without it.

This is another On Stage job that is now sale pending. This condo unit is in a neighborhood that has an abundance of units for sale. This particular unit had an unusal layout and buyers were not able to see how the space could work for them.It took 8 weeks to sell, and our client is happy with the outcome. Here in Portland, things seem to be moving a little more. Let's hope that things keep picking up. Here are a few after photos.

It seems like a long time since I have posted anything, but we have been staging, and so things are a little backed-up in the AR posting dept. This listing is a home that we staged FOR RENT. This client has had us stage many prioperties for her in the pat and all have sold in a short period of time (3 weeks or less) with multiple offers on each. This is another job that On Stage worked on in the Pearl district in Portland. This is a small studio condo that is small in size, but huge on style. The agent was not sure how much furniture you could actually show in this unit. By using small-scaled, visually light furniture, we were able to pull off getting enough seating for 6 people. Yeah... The before photos look awful, but the owner was in the middle of reducing the amount of things in the house, and the living room was the dumping point, so I would like to say that the client lived like this, but that is not the case. This photo just makes the before and after more dramatic. We did bring in a few items: plant, rug, art on the wall and the bench/coffee table....

THEY SOLD IN 14 DAYS!!!! These two listings which we recently staged both sold. We have been on a great selling streak lately. If you price your listing according to today's market and professionally stage it, chances are it will sell. These two listings are proof of that. Both properties were listed between $200,000 and $350,000. Both in two different parts of town with two different types of buyers.

This is a recent staging job that we completed. We viewed the property months ago and the file sat dorment. Out of the blue, the homeowner called and wanted the property staged NOW! We were able to pull the inventory together in a hurry and set the project the next day. We had 2 1/2 hours to set this house and the "staging gods" were watching over us that day.

The homeowners of this Victorian blew out every wall on the main floor to create "great room" feeling. By having multiple groupings of furniture, we were able to show prospective buyers how they could have a small space, but entertain in multiple areas. They had a few contemporary pieces of furniture that were very worn and out of style. We had to use a few pieces of the homeowners furniture.

The homewoners of this home had to move out of state and left many dated pieces of furniture behind. The home had been recently updated but was a white box inside. We had to use the left over items, as the owners were on a budget due to moving costs. By adding color, some transitional/contemporary items to the home, the dated, very traditional items were updated simply by paring them with updated furnishings.

We worked on a property where the homeowner and agent were on track before we even set foot in the house. When I arrived to view the property last week, greeting me outside was the groundwork for new sod and new plantings. I knew then that the homeowner was on board for much more. The owners and the agent of this large Pearl District condo in Portland wanted a young, hip, urban feel. It has great features that many of the other units did not have such as the spiral staircase,upper level den/office and updated kitchen and baths. The low modular furnishings and the dark toned woods helped to anchor and warm up the space. The portable colors were added through artwork, bedding and area rugs that help anchor the furnishings. This Cape Cod is in a desireable SW neighborhood in Portland, Or. The owners did not want to paint, so we selected furniture and accessories to make the gold on the walls work. After the furnishings were placed and the job was complete, the agent stopped by and commented on how much having the furnishings in the room "toned down" the room color. She has used us before and knows the power of staging, but didn't think that the wall color could be tamed. Here is a before and after of the living room.

I recently went to a job and met with a homeowner who was obviously stressed and unhappy. His wife was halfway across the country and he was left behind to pack up the remaining furniture that would fit into one single moving truck. Buying a few at a time as I could afford them. These little "GEMS" can give your home that little needed extra, that will make the buyers fall in love with a property.
