...it would be "vanilla". Lenders will lend and borrowers will borrow on what FHA or Fannie/Freddie will approve. And even this is not fail proof with lender overlays on conditions. Many across the country in residential real estate would say their business is "rocky road" and have chosen to "banana split".

My philosophy is this...if the market is "vanilla", then I plan to be the best homemade vanilla around, dishing up my services and knowledge with clients that need a trustworthy adviser....for the advice and counsel we offer is our only stock and trade. In my opinion, this is a valid statement across every industry.
