Part Timers and Buyer Rebates? NOT FOR ME... - 01/28/09 09:44 PM
I am a fulltime Realtor as a seller's and buyer's agent, and spend a majority of my day focusing my marketing campaign, showing homes, doing listing presentations, and going to closings. I pride myself on having expert knowledge of the markets I operate in, and give 110% to my clients. You can say that I love what I do.
So it came as a huge surprise to me that I lost a client because when they asked me to rebate a percentage of my commission I was unwilling to do so. I am sorry folks, but I am not going to give away a hard earned … (10 comments)

Sinking, Sinking, Sunk! I think my loan is drowning?!?! - 01/21/09 10:05 AM
Everyone knows that your boat is supposed to stay on top of the water, not under it. But sometimes things just don't happen the way you planned it too. So Mr. Lender you financed me, and like the Titanic my loans market value sunk to the bottom of the frigid dark ocean floor. Well, maybe not that far, but it sunk under the book value. And if Mr. Lender decided to sell that loan on the secondary market, he would suffer a loss.
That is pretty much an underwater loan, but what makes it sink? Well, there are a number of … (0 comments)

War in the Workplace...A Recipe for Argument? - 01/18/09 03:29 AM
I have to say that if you want to bring your entire office into a heated argument, all you have to do is bring up a hot topic in a sales meeting of Realtors.
The story goes like this. On Tuesday morning my office at Prudential Ambassador Real Estate had a sales meeting, and some how political views were discussed. The topic quickly turned to a political/religious discussion and climaxed when one individual brought up abortion. WOW! Honestly, I have never heard such back and forth stabs between professionals in a work environment.
Is there a place for religious or political … (13 comments)

Hey You! DON'T BE A LURKER!!! - 01/18/09 01:38 AM
PLEASE, Don't be a lurker! What is a lurker you ask? Let me explain...
A Lurker, in internet culture, is someone who reads blogs posts, messages boards, etc... but hardly, if at all, comments or participates.
Okay, I am not saying I have never lurked before, but I have since changed my ways. It is understandable if you are new to blogging to browse and get a feel for what is acceptable in certain discourse communities. But, the faster you jump in with both feet, the quicker you will overcome that fear of the first comment, and you will be blabbing … (15 comments)

Good Times, Bad Times <---- A Real Estate Joke - 01/18/09 12:37 AM
Okay, I heard this from a seasoned Realtor, whom I had the pleasure of sharing a wonderful dinner with atop Harrah's Casino at the 360 Steak House. I will try no to mess it up:
Good times, bad times...Agents will be advertising. In good times agentsadvertise; in bad times they pretty much have to.Two women were walking through the woods when a frog cried out to them and asked, "Help me, ladies! I am a real estate agent who has been curesed by an evil witch, and has been transformed into a frog. If one of you will kiss me, I'll be returned to … (9 comments)

Is The Real Estate Market Turning Up Before the Economy? - 01/17/09 08:03 PM
Being one to read a lot and say even more, I had to coment on some recent numbers of comparison.
If we look back to early 2008, there is an earthqauke type mentality being taken towards the economic state. There weren't a lot of people running out and getting home loans due to this unsteady time, so we saw a drop in the application for home loans. And as Economists continue to forecast a lull in the economy until late spring, did you notice that applications for home loans increased? Thats right! Mortgage Apps for last month for Convetional Loands were up 2.3%, while FHAs were … (10 comments)

What You Need to Know About Your Story. - 01/15/09 07:36 PM
Nobody cares about your story!
That's right, you might think I'm crazy, but when it comes down to it how many people are walking around telling your story. Okay, so maybe some people care about your story, but lets keep it real.
So, if nobody cares why should you keep reading? Because I am going to let you know how you can get people to tell you story. That's right. I have the answer.
And it's simple really. So here it is. Everyone loves to brag about what they have right? Little Johnny brags to his classmates about his fancy red … (4 comments)

What's With That Closet? - 01/15/09 04:47 PM
Perched atop the window-nook pillow top bench, watching out the window as the snow falls softly over the country hills, I listen to the soft jazz flowing from the Bose sound system as a I clutch my Courvoisier on the rocks from the granite-topped island. You may think I am in the kitchen, but guess again.
Our Culture is dropping stacks of cash into their storage spaces, and I don't mean litlerally. Once a place to hide your personals, closets everywhere are getting a dream make-over. Thats right people, once a grim box with a rod to hang your trousers, with … (2 comments)

Flipping in a down market? Are you Crazy? Maybe Not... - 01/08/09 11:47 PM
I used the word "Flip" very loosely. I prefer "property beautification," as it implies that I am making positive changes to the property. But, I digress.
So, you wanna flip in a down market huh? Well, let me tell you that investing in today's market is not as crazy as it sounds. Let me give you my ideas, as I rehab properties for profit, and speak from experience.
1. Focus on Foreclosure:
The idea of focusing on foreclosures seems a bit tired, but maybe you are just doing it all wrong. So here is a tip. Banks love owning mortgages, but hate … (3 comments)

Three Things That Affect The Sale Of A Home - 01/06/09 11:41 PM
What three major aspect of a property affect the sale of a home?
Location Condition Pricing There it is. The secret to selling your home in less than 30 days in three simple words. When a home owner sit down with a Realtor to list their home, these three things are the only aspect of the home that are of importance.
Location:
Where is the property located? Is it in a desirable neighborhood, or is it in a less desirable part of town? Is it close to an industrial facility or is the home on the 9th hole of a private golf course. Do … (3 comments)

Facebook, Myspace, and Realtors!!!!! - 01/05/09 11:55 PM
I have to get some feedback on this!
I have been poking around on Facebook and Myspace, and have found a huge presence of Realtors on these sites. It seems like a great idea, but with so much negative publicity that some of these sites get, are we sure it is the best wayt o keep in touch with some of our clients. I mean, sure its a great way to meet up with an old classmate that you really don't want to talk to on the phone, so you send them an absolutely meaningless message to let them know your … (3 comments)

What's With The Acronyms? - 01/05/09 11:42 PM
Before I go any further, I would like to say that the more letters behind your name the better!
Anyway, what is with the acronyms? GRI, CCIM, ePRO, "LMNOP"...okay maybe not "LMNOP," but I found that humorous. My good friend, who knows very little about real estate, asked me this question. And what I found was that any of my clients who were not seasoned homebuyers had no clue what they meant!
How could this be? All those hours of class time and seminars, and most people have no clue what these acronyms stand for! I found this quite deflating. Though … (5 comments)
