agents: Digital Camera Investment in marketing - 06/19/07 12:36 AM
In todays real estate market a digital camera is not an option but a requirement. I started with the 1.2 mega-pixel Sony and I have progressed from camera to camera over the last few years. When 80% of the buyers are using the Internet to search for homes the quality of pictures that is required doubles ever couple months. A year ago a 4-5 mega-pixel camera with standard zoom did everything a Realtor needed. Recently to make myself stand out from the competition I have been investing in more and more photo equipment. First I was hiring photographers to shoot

agents: Negotiating with a client - Issue 1 - 06/11/07 04:59 PM
I recently travelled to Las Vegas for Keller Williams Family Reunion. Family Reunion for those of you who don't know is a 5 day training event with an uncountable amount of classes. One of the classes I took was on negotiating with clients. After taking the class I thought a lot about some of my approaches to negotiating. I would like to share with all of you some of mine and some I learned in that Las Vegas class room. ne·go·ti·ate /nɪˈgoʊʃiˌeɪt/ Pronunciation Key - Show Spelled Pronunciation[ni-goh-shee-eyt] Pronunciation Key - Show IPA Pronunciation verb, -at·ed, -at·ing. -verb (used

agents: Google PPC Tips and Experience - 06/06/07 06:28 PM
Google adwords can be the fastest way to generate web leads. It can also be the fastest way to clear out your marketing budget. Please read these tips I have learned from experience. Tip #1 WHAT EVER YOU DO !!!! DO NOT ALLOW CLICKS for the "CONTENT NETWORK" It is a waste of money and the clicks do not convert into real estate business!!!!! Tip #2Bid low on the high $ key words like "your city Real estate" These are the most competitive and highest costing clicks. Go for specific terms including property type, smaller towns, neighborhoods, and so on.Big high on

agents: Home pricing strategies - 06/06/07 01:14 AM
Many agents price their homes at 299,000 or 299,999I think this is a mistake because ... think about how users on the internet or how agents search. They search ranges of $250,000-$350,000 or $200,000-$300,000 or $300,000-$500,000When was the last time you search $200,000 - $299,000 ???? Agent and consumers search $200,000-$300,000 and $300,000-$400,000So if we are searching those price ranges and we price our home at $300,000 we get included in both searches (200-300 AND 300-400k)This is my strategy if my home is priced near a 100k or 50k mark because of increased views.Another strategy that was recommended at a listing clinic was if the home

agents: City Guide Websites - 06/06/07 12:13 AM
When consumers start thinking about relocating to a new state or town before they run out and buy the house we all would like to sell most buyers will research the area first. Consumers want to know about the neighborhoods, activities both indoor and out, restaurants, bars, shopping, children activities, major employers, and city information in general. Adding this information on sub pages of our real estate sites is not enough. For the real estate agent it is important for us to capture internet clients as early as a possible in their relocation process. One of the best ways I have found is creating

agents: What color is my sign? - 06/05/07 07:12 PM
In today's Bellingham real estate market does the color of your sign matter? Does going with one of the top 4 companies matter (Keller Williams, Windermere, Remax, John L Scott, Etc...) ? NO!!!! When picking the realtor that is going to list your home, what really matters? The truth is that you can get the best agent or the worse agent at any brokerage. Real Estate agents are independent contractors for the broker. The amount of knowledge, experience, and marketing vary from brokerage to brokerage. When picking a real estate agent in Bellingham Washington or anywhere in the united states you need to
