My modest little home is a townhome in a complex of 36 neighbors who ALWAYS see eye to eye, NEVER disagree about anything, and ALWAYS have the right answers to any challenge that comes along. (and yes, I have a bridge to sell you.)
The most recent situation in which our homeowner association leadership had the right answer (no need to investigate, because the answer is obvious, right??) was this: what does our community of 36 owners need to do to become FHA approved for mortgage lending?

I am experiencing a growing trend in the Chicago area; listing agents are instructing buyer agents to email or text an appointment request to the listing agent. And the listing agent affirms the appointment by email or text back to the buyer agent.
The listing agent has no way to really know who is sending the email or text, and seems to not be interested in verifying that only licensed agents are going into the listed property.
Sure, it's perhaps a more streamlined way of setting appointments, and it's easier for me as a buyer agent than using the old fashioned … (131 comments)

I just inherited a client who is living a nightmare, through no fault of his own.  His employer has relocated him to my community of coverage from out of state.  The client leased a nice condo unit in a popular building.  That was three weeks ago.  This client is now being forced to move out.  Want to guess why?
Yep, the condo owner is in foreclosure, and the unit is scheduled to be auctioned at sheriff's sale very soon.

chicago: The Chicagoland North Suburban Market is Perking Up - 04/15/10 09:43 AM
According to the local real estate board for the suburban communities that lie due north of Chicago, the statistics for the first quarter of the year are definitely encouraging.
Single family home sales are up some 59% over the same period of time in 2009.
Homes under contract are up 60% for the entire Chicagoland region.
When I check the daily "hot sheet" for several of the communities that I cover, there are new contracts pending every day.  And the price spread is large, from the modest condo unit to the multi-million dollar homes.

So many homeowners are asking the same question these days: how long will it be before the value of my house returns to its former levels?  I have been answering this question with the broad response of "years, YEARS!" 
Today I spotted a report on the local ABC local television affiliate website that cited a study on the Chicagoland market future.  The study predicts that home prices here will rebound somewhere between the years 2014 and 2019.  I guess that translates to "years, YEARS!"

Wow!  An entire month crept by, December 2009, with only 1 showing request for my listing of a pristine condo in Chicago that is truly priced to sell. 
January 1 arrived with the arctic blast, and everyone stayed inside where it was warm and toasty. 
January 2 dawned, and it was colder than yesterday.  But the home shoppers decided it was time to "get back in the saddle."  I suddenly have 3 showings scheduled for tomorrow on this same condo.  It's about time, and timing is everything.  The holiday season is typically a lost season in the Chicagoland market.  It's very … (3 comments)
